Too many unnecessary rules. This isn't a high rise in Brickell, there is no need to be so strict with buildings that are basically falling apart. No dogs, no moving things without a deposit, cars constantly towed as it appears they do business with the tow companies, nosey people who have nothing else to do but look at everything you do. Buildings are not sound proof so you hear your upstairs and side neighbors clearly. You cant live in peace in this place. Glad I moved. Also, even if your car has a small dent they will try to tow it. Also beware of renting anything as they will try to keep your security deposit for almost anything.

We were in the process of submitting an offer for the purchase of an apartment in The Village of Kings Creek, when my wife decided to check out the reviews on it, after some consideration on what to do I decided to go to check out the association before submitting the to the realtor. As I enter into the lobby there was a contractor trying to get a pass to go and install some kitchen cabinets, pour guy was Frustrated about the process. Finally was my turn to go to the window and ask some questions about the process to find out what todo in order to get the information to apply and all. Well the lady at the window was very sarcastic and wasn’t helping me at all. Summary: after 30 minutes back and forth My wife and I decided not to submit the offer. Everything we read on the reviews was true. Very sad that a group of very incompetent people destroyed the value of the property.

omg, yes yes yes it's true. I didn't believe it at first, but its so true. That manager asked her people to leave a note on my door nob to tell me to call her and I did 4 times!!! She was not there. the fourth time some B**ch answered and she was screaming at me saying that it's not true. Miranya is always here. That lady who answered the phone has no manner at all. I don't know what her parents did to her or how her parents raised her. NO MANNER AT ALL!! Too bad I can't make a complaint because the whole management is full of rude people. If I make a complaint, they probably strangle me to death. They came from the same place. Probably the whole country is like that. very rude and NO MANNER!!!

I am an owner of I-401; I do not live there now, but I go every once in a while to check. The management office specially Mireya Villaverde the manager is the best. Place always extra clean, great security up to date always. Mireya keep the great work you are doing. Love Judith Angel and Alina Gonzalez

If you’re wondering if this is the right place for you, please take this as a sign that it’s not. There’s a 175 question test, car inspection & over $500 that you’ll have to pay upfront to the association in addition to your landlords first, last and deposit. The management office wets their beak as much as possible here. Even if you can afford the rent here, the cost of living here is expensive. The mandatory 175 question test they make you take is $100. There’s a $100 deposit for EVERY delivery. Need a new tv delivered, $100, please. Need a new sofa, another $100. If don’t forget to call the security guard to inspect the delivery and the common areas areas, before or after the delivery, he reports you & it will cost you your deposit. Want to join their gym? An additional $200. Want to use any of the amenities here, it’ll cost you. They will scam you out of hundreds of dollars worth of “deposits” that you will never see again. The giant handbook of rules they give you states that the have heated pools, and one that is olympic sized. This is not true. Most of the amenities they have aren’t as they say. I cannot stress that there’s literally HUNDREDS of rules you have to adhere to. No other association requires as much money or permission to do basic things. Parking is a completely other subject. The other reviews will give you a better look at the headache that is just parking here as well as the cost of the mandatory car inspection. The management office is disrespectful & unhelpful. No one speaks English & they also aren’t clear in any thing they say. If you want any kind of clarification on the hundreds of rules, they will simply say “Did you read the handbook” -“then you know what the answer is.” I can go on and on. Please save yourself from the endless bureaucracy and utter frustration. Find somewhere else to live. Even if it seems like your saving a few hundreds of dollars here, it’ll end up being the same. Just don’t do it.
