I am writing this after the audacity of this association making it impossible to park close to where you live. This is “optional” but of course the options you are left with is parking far away from your home. I want to start by stating, if you are looking for an affordable place to live this is not it. READ YOUR LEASE THOROUGHLY! I want to clarify that you will pay for each car you have $20, you will pay if you want to use the gym $50 for a fob for the year, you will pay if you want to receive any packages $60 for the year, now they added $30 ADDITIONAL if you want to park close to where your apartment is. There’s only one area for trash, if you live further from it you will need to drive or drag your trash over. You do not have an option to use a key to your apartment as they chose to use a smart lock in which you will pay $23 to use, not optional. You will pay for not optional pest control as well $17, they do not perform this service as I have a camera and have seen them not show up and they mark it as complete. You have to maintain the walls/stairs from the water dripping, you have to clean it. You will pay $50 for a fob to enter the association, this is open the majority of the time. The trash fee will VARY so you never know how much they will charge, when I asked about this they stated it depends on how often they have to pick up trashThe pool area has not been pressure washed, people go in anytime they like and leave trash. The amount of trash that is always left at the dumpsters is ridiculous, so even if you do not dump lots of trash you will pay for it if others do and they have to do multiple pick ups. Whenever I bring any concerns up I’m told “it’s on the lease” essentially nothing can be done. I’m dreading the move out process when the time comes, but don’t let the low prices at the beginning fool you, they will add on more fees. The floors are the cheapest I’ve seen, anything will cause a scuff on it. These new reviews are people that just moved in giving 5 stars, which they do In fact make the move In process easy. The maintenance team is kind and responsive so thankfully there’s good in that. Oh visitor parking is non existent, people that have multiple cars end up parking there anyways making them always full and now with this ridiculous “premier” parking, it will be even worse. And when it rains, everything will get flooded. This isn’t Brickell, this isn’t luxury to be charging all these fees. Ridiculous and disappointing.

They try to scam you out of your deposit when you move out and add extra charges on top of it (to the tune of hundreds of dollars). Be prepared. They'll charge you for painting which legally you are not responsible for. They know that you're not responsible for regular wear and tear to the apartment so make sure you push them on it and they will remove the charges.

Photos posted online to “entice” you are a bunch of bull-drop. Wait till you have to take your trash out or swim at the “luxurious” pool or “gym” LMAO!!! Office staff is rude and absent. No security (read your lease) - the whole property is a joke. Literally - I cannot believe I lived there. ~ Embarrassed and pissed.

four quarters doesn’t care about the residents safety. They had this notice last year as well! Don’t rent here and if you rent here you can legally end your lease. Don’t risk your life and your families life.

My husband and I moved from NY to Miami last year and Four Quarters Habitat was our home for that first year. In that year we were very disappointed. We had a leak in the sliding door in our living room that had a puddle every time it rained! It was "fixed" many times throughout the year but it would still leak into the house. The phone in the leasing office is NEVER answered unless you call constantly for 30 minutes. The best of all of it was after we moved. Due to a job change my husband and I moved out of Miami and what we got hit with after moving out was astonishing. Not only were we not getting our deposit back but they were charging us MORE money. In their move out paperwork it states that professional cleaning is RECOMMENDED but yet they charged us over $100 for it after we scrubbed the entire place spotless. Then they charged us for someone to paint and for the materials, when they said NORMAL WEAR AND TEAR will not be held against the deposit. They are complete thieves. We also received a long itemized bill with charges that were never discussed with us and that we not in our lease. All of this adds up to $900 for moving out of a place that had NO damages as stated by them except it needed to be painted. After all of this my husband and I both called on separate occasions to speak to a supervisor. We both left messages and then were told there is no record of you wanting to speak to a supervisor. We are still going though this nightmare weeks later because they are giving us the run around. I don't recommend moving there or at least don't move out because they will charge you an arm and a leg to leave. Especially during a pandemic while people are out of work! BEWARE!

If you are a glutton for punishment and like communist regimes, then this is the place to live. The worst staff and abusive community I have ever dealt with. You are disrespected and not treated with dignity. They changed your keyed door into a SmartHome. Some of you may think this is upward mobility in technology, but they monitor your comings and goings and the system is always malfunctioning and you can't get into your home or leave because the lock does not close or open. That's just a small taste of what you will get in this place if you move here. You've been warned. Run for the hills.

Por favor no apliquen en En estos departamentos son unos estafadores cuando va te vas a las nubes y te pintan todo bonito lean bien los contrato lo que firmé de todo ello se lucran La Mánager michelle Son Unas personas patetica no cometan el error del juego ahi son las 48 horas que te dan para 2 tramitar todo si ellos no le dan la gana de aprovarte no lo aprueban yo tengo un buen crédito mi esposo tiene buen crédito Mi esposo gana 6 veces más de lo que cuesta la mensualidad en su apartamento y ellos se Basan que los cheques de mi esposo no Tienen los taxes deducido ya que mi esposo es trabajador independiente obviamente los taxe los Lo hacemos anualmente Y nos pide un 3º para que aplique por mi esposo Un familiar o alguien cercano obviamente nosotros no vamos a poner en riesgo el crédito de una persona 3ª porque es algo Delicado y como le dijimos que no ,Ellos dicen que entonces no entregamos todo lo que ellos necesita En 24 horas entonces ellos te buscan cualquier tontería para lucrarse De las Persona lástima que no leí estos comentario ante porque no hubiera aplicado ya el daño está hecho se quedaron con los $500 gracias a dios no le dimo mas porque la aplicación al pagar los 500 luego te manda a pagar el depósito y otro dineral más antes de firmar el contrato y aprobarlo por favor no caiga en su juego lean los comentarios anteriores son muchos que han caído mientras que ellos tengan más apartamentos desocupado más persona cae en su trampa $500 por 10 personas son $5000 sacan más que rentar un apartamento los que ya vivieron lo mismo que yo por favor comunicarse conmigo hay que darle un alto a esto

Do not live here. They will tow your car and not help you get it back. Also the mosquitos are terrible. You open your front door to walk to your car and 15 mosquitos fly in. You tell them to spray and they spray then a day later the mosquitos are back. Worst place to live, especially the leasing office being so unhelpful with the towing of my car.

I left a start because I had to. During my stay I had to deal with duck poop everywhere and black and red ants all over my apartment! I was able to deal with those things but what makes me most upset about this company is that I was forced to move out 3 days before my lease was over since it ended on Christmas Eve and they didn't want to do my walk-through on the weekend. Any company that is not insensitive would allow me to turn my key in a day late rather than 3 days early. Why would I have to pay for 3 extra days that I'm not even given the option to use. Anyway, I switched my schedule around to make sure I had everything out 3 days sooner, I watched the move out video and read all instructions. Regardless of how clean I left the aprtment, they charged be $500 to clean and paint the apartment. The wall had a small pencil mark that could have easily been erased but instead they charged me hundreds of dollars for painting. I will never live in any aimco community again.

I had a very bad experience at Four Quarters Habitat. If you have a car that us not registered in the name of a person that is signing the lease you cannot park it in the project because it will get towed. I guess they dont believe in decals but they charge for parking on top of the rent. Unbelievable
