The buildings are old, the pipes get backed up ever week, very poorly maintained, and to make matters worse, they are doing a condo conversion now for which they let their landscaping people work at whatever time they so desire (it is past 7 PM and they are working with their noisy blowers). DO NOT RECOMEND

Don't let the entrance fool you! The Aztec palace as my friends call it because of the paint job, is not as it first appears. Overall, the apartments are degrading. Flooding is a problem after every rain, the kitchen is cheap, the walls are thin, and the people are not friendly. Recently, I have noticed people moving in with who either sell drugs or let all their friends hang out outside in the parking lot at all hours of the night.

Good and bad for this complex. First, the maintenance staff is great. Anytime I had a problem, it was almost always fixed within the day (or at the latest, the next day). The grounds where ok, but many dogs lived there with owners who did not pick up after them. Noise factor was never an issue. The office staff was polite and helpful.

There were a few problems though. First, the price is a tad bit high for the location. As with many apartment complexes, getting your deposit back is an issue. A lot of the staff speaks only Spanish, not uncommon I know, but be forewarned. Also, I generally felt safe, but there was a problem with cars getting broken into in late 2001/early 2002. The area around the complex itself is very safe and I never felt uncomfortable walking or jogging. It is a hike to downtown Miami, especially in the morning (be prepared to take the metro-rail). The laundry rooms (located in each building) often had broken machines.

Overall, perfect place for students going to UM (about a 15 minute drive) or for singles right out of college. If you are a little older, perhaps I would find something else.
