Parking tickets for a building you pay $150 a month to park at. No guest parking. No communication. Amenities close for long presiona of time randomly. Lies at move on over new businesses in the building. High rent

I can't recommend this place enough! I was concerned that I would spend so much extra money on an apartment only to find it's just as bad as living someplace less expensive but I'm happy to report that is NOT the case here! Their maintenance and management staff is EXCELLENT, friendly, knowledgeable, and efficient.

Pros: great staff, fair price, beautiful amenities, great activities for adults, pet friendly, Saturday Farmer Market is nice, food trucks are great. Cons: not for families because they have to pay for parking. Usually in popular communities, parking is free after a certain time. Unfortunately, here is enforced when everyone is sleeping. So, restaurant guests park free, while residents and guest pay. It doesn't make sense to treat residents like that. Restaurant guests should be paying their share but they don't. How I know, we see it. Stores close and that's when parking is enforced. Another con, there are no kid activities. There a lot of activities that we can do with kids that won't break the bank. Example, movie night at the Flix theater or courtyard or even the pool. Kid friendly games at the courtyard. There are plenty of kids in the building now so this can be done. Guest parking should exist w/o pay. You know how shameful it is to ask your family to park across the street at Burger King knowing that there is plenty of parking in the building. Guests should have a type of priority parking. There are plenty of apartment buildings adapting to this change, especially in the suburbs where neighbors don't charge for parking. The building needs to be friendlier with parking for guests, and hard working residents that just come here to sleep but can't because they may need to worry about a parking ticket. There may need to be some consideration for residents and guests, like what exist at the beach, etc. But we're in the suburbs, it should be easier to do something for residents.

after the first floor residents had their parking spaces taken away, they were forced to park on the 3rd floor And thus now the 3rd floor people have no parking. If I would have known this with my disability I would have never moved to this building. The building allows for 3 dogs in an apartment some of them very large and yet there is no place to walk your dogs. I could probably go on an ad nauseum.

Positive: Brand new community. Love the central location. Nice and equipped service staff Outstanding manager of property Negative: Fire alatms go off randomly at any time Too many times maintenance needs ti come into apartment with little notice (check alarms, check ac, check air quality, etc). Amenities often closed without notice or little notice (pool, dog park, coffee) Jacuzzi not wotking very often Elevators often closed without notice ..... crazy!

Great amenities, clean well maintained building. All staff & maintenance workers professional & efficient. On site dog park is also unique and very convenient. Most residents are friendly. Management staff very helpful and always going out of their way to help.

We have a lot of opportunities to share with all the residents, the events are diverse and fun, the community is very nice, the staff is always ready to assist you, I recommend to move to Altis Ludlam

This building has exceeded all my specifications so far. The staff is amazing, very friendly people and the place smells amazing. The location couldn't be better. To be honest the best decision i've done since im in Miami.

Excelente comunidad , hermoso gym , piscina, buena ubicaci?n , un parque para caminar al aire libre al frente , tiendas de conveniencia solo caminando y la atenci?n por parte de los administradores es excepcional !!

Nice community but since its a brand new building it having multiple issues that are yet to be addressed. Fire alarms go off at random times multiple times a day, Electrical breakers inside all of the units keep shutting off due to wrong electrical breakers installed by builder. I measured the chemicals in the pool and jacuzzi , Both have too much chlorine and the ph was not at a save level. Pool temp is set to above 87*F. Pools should not be over 82*F and spas cannot exceed 104*F Multiple issues in the building with parking also.. Dogs are also a very big issue? the building does not have good insulation and you can hear the apartment 5 units down from you? any dog barking on your level can be heard from your unit. The horrific smell of urine and dog poop is outside of all the doorways that go in and out of the building.
