I made an appointment last month to view an apartment at 3001 Bagley Ave with a very shady character named Sheila Gold, (she initially called herself "Nancy" over the phone). Sheila apparently operates Palm City Real Estate under the name Soheila Golfiz yet she claimed to only be the manager of the property. Over the course of our correspondences, Sheila gave me three different rates for rent, security deposit and pet deposit. When I questioned her about each increase, she became aggressive and said "you want or not?" When I finally toured the unit and asked about cracks in the tub, exposed wiring on a ceiling fan and loose cabinet doors, she called me a "goyisher kop" and stormed out of the apartment leaving my girlfriend and I stunned. Two neighbors overheard the interaction and told us this was typical of her as well as her daughter who sometimes acts as a property manager. There were many more horror stories, which I won't share but suffice to say we are very grateful we dodged this bullet in filthy Ugg boots.

Undoubtedly the worst owner / landlord I have ever had in my twelve years of living in the Los Angeles area. Soheila Golfiz of Palm City Real Estate operates as both owner and manager of the nine-unite mid-century complex and is universally despised by every tenant. She has completely neglected the property and refuses to respond to calls, texts or emails. It was not until the City Inspector visited the property and wrote up a ten page list of violations (Case #780061) that some of the maintenance issues were fixed but Soheila still failed to complete the most badly needed repairs like broken / falling roof tiles, leaky plumbing, damaged / rotted foundation and moldy drywall. Hopefully, there will be follow-up inspections so additional repairs can be made. Thankfully, the city has threatened her with fines and since money is the only thing she respects, maybe the living standard for the tenants (especially the elderly) will go up. I'm not waiting to find out though. I have already begin a search for new apartment. Avoid Palm City Real Estate.

From unscrupulous practices such as using aliases instead of their real names to harassing and intimidating tenants who report maintenance issues, Soheila Golfiz along with husband Bijan Golfiz, owners of Palm City Real Estate, LLC (also known as Open Sky Real Estate) have been horrible stewards of this once beautiful Mid-Century 9 unit complex at 3001 Bagley Ave in the heart of Castle Heights. Soheila and Bijan have allowed roofs to deteriorate (watch out for falling tiles), wood and stucco to rot, pipes to burst, garage doors to break and outdated electrical outlets to become fire hazards. It's is painfully clear that this duo only views the property as an income generator and have absolutely no regard for it's condition or the living quality of it's tenants. In the four years I resided at the apartment complex located at the South-West corner of Bagley Ave & Kincardine Ave, there has been over two dozen plumbing emergencies (including flooding) as well as numerous LA Public Health / Building & Safety code violations related to leaking roofs, cockroach and bed bug infestation, non operational lighting, black mold and fizzing / sparking wall outlets. It is so unfortunate this family care only about padding their wallets while this once fine example of Mid-Century Spanish Revival withers away. When will LA stand up to these parasitic property owners?
