I've a had my fair share of highs and lows while living here. Highs: property grounds kept up well, current manager is courteous and legit, and property has lots of amenities. Lows: Rainwater leaks caused several Sompact floods in my living room and bedroom(but was fixed quickly each time), and my rent check was lost by staff and I still had to pay a late fee (my word vs theirs and I lost).

the mgmt people are so rude and lazy. They act like we live here free. If u cant find a place around west la, then come to this property because they dont ask credit history, and that's why this place is unsecure. I heard a lot of weird and scary stories about the people. they dont maintianence good. they dont want to help you It's expensive You've got a lot of weirdpeople around many people who doesnt live in the building use your facilities everyday. And you pay them every month As soon as i ll have chance, i ll move out. stay away from this Alat

I HAVE BEEN CURRENTLY SEARCHING FOR MANY DIFFERENT APARTMENTS FOR A WEEK, AND WHEN I ENTERED THE LEASING OFFICE, I WAS DISGUSTED AND ANGRY AT THE WAY THEY TREATED MY WIFE AND MYSELF!<br><br>FIRST OF ALL, THEY DID NOT GREET US WHEN WE ARRIVED AND DID NOT HAVE ANY COURTESY TO TELL US APOLOGETICALLY FOR US TO WAIT. THERE WAS A BLACK GIRL THAT KICKED US OUT OF THE OFFICE BECAUSE SHE WAS SHOWING AN APARTMENT TO A COUPLE IN FRONT OF US AND SAID SHE WILL BE BACK. SO, WE WAITED FOR A A FULL 20 MINUTES. THE GIRL CAME BACK, BUT SHE GOT HER PURSE AND STARTED TO LEAVE. I WAS DUMBFOUNDED, SO I STOPPED HER AND ASKED HER IF SHE WAS GOING TO EVEN HELP US. WITH VOICE OF ANNOYANCE, SHE SAID TO GO INSIDE BECAUSE THERE WAS THE MANAGER WHO WOULD HELP US.<br><br>I WAS ABOUT TO LEAVE, BUT I WANTED TO SEE WHAT ELSE WAS GOING TO HAPPEN. WE SAT DOWN AND THE MANAGER SAID TO US THAT HE'LL BE WITH US IN A MOMENT WHILE HE WAS WALKING BY TO THE BACK WITHOUT EVEN LOOKING AT US.<br><br>WE WAITED AGAIN... THEN HE CAME OUT AND ASKED US WHAT WE WANTED. I TOLD HIM THAT WE WAITED THIS LONG AND WE WERE ANGRY AT THE CUSTOMER SERVICE. I SAID I WAS DISGUSTED AND LOST ALL INTEREST IN THE RENTAL. WITHOUT A BEAT, HE SAID, "OK", AND WENT BACK IN TO HIS OFFICE. WE WALKED OURSELVES OUT ANGRY AND DISGUSTED.<br><br>I'M GLAD THAT There's A SITE LIKE THIS. THIS LETS FUTURE TENANTS OF THIS AREA NOT TO COME HERE! THE FACILITES HERE MIGHT BE NICE, BUT IT DOESN'T MATTER. IF THE mgmt ARE ALL -------S, THEN THE WHOLE PROPERTY IS A PIECE OF CRAP.<br><br>SORRY FOR THE LONG STORY! HOPE THIS HELPS OTHERS!

I'm not joking or trying to pull this Apace's name down. I'm just writing this down because I don't want others to follow my screwed up footsteps (leasing a room from this Apace). I took the 6 months contract and glad that I only stay here for 6 months. 1. Parking is okay, small space but availability is acceptable. NO MAINTENANCE! So, if someone dumped some litter, it will be there probably until your contract expire. Stupid parking mgmt. Why? My place is at the end corner of the complex, and they gave me a spot at almost at the other end of the Apace. Smart move! 2. Noise is bad. Living room's glass isn't noise proof. Sepulveda is a big road, firefighter, police, etc. always drive by the road. Even normal cars' noise could be heard after I locked the window. Yes, I locked it. Laundry room is always packed. Some people forgot to pick up their clothes. My clothes were thrown out to the table when I was only 3 minutes late. Bathroom is already become a pain in the --- just a day after I moved in. Toilet seat is broken, couldn't be lifted up. I have to apply a scotch tape to keep it up. My first shower in the Apace: Bath tub sliding door broke down. I spent 30 minutes to repair it my self because I couldn't come out of the tub. I don't even need to dry my body because the water on my body and hair dried up when I fixed the damn door. Hot water could only last for 7 minutes tops. I really thank them for welcoming me into the Apace with that kind bullshits. 3. I was expecting something way better than this when I read "Luxury Apartments". Apartments walk path is always grimy. It took them more than half a year to fix stair cases' lights. I don't even bother to talk about the walls. I'm not even sure if they are grey or yellow. Spider webs are all over the staircase. I'm pretty sure that the webs are still there now. I played basketball on the court with white shirt. I went home with gray. 4. Safety is something that you should really consider about this ---- hole. Mind my language, but this really is a ---- hole. It only seems better than the places around it because it looks bigger from outside. I lived there for 6 months, and I witnessed 3 incidents during my stay. First, police raided neighbors from across the street. Second, I woke up in the middle of night because the noise of a chopper. The chopper was flying around the apartments, probably looking for some criminal that lived somewhere around the apartments. Third, hit and run. A range rover was hit just right in front of the Apace. 5. There's a ------- ----- in the leasing office. I forgot her name, but it's easy to ID her. She looks like Whoopi Goldberg and has a man's voice. She's super unfriendly. She doesn't let you take your package even though the package is under your name, unless your place is under your name. hard to talk to, doesn't smile at all. It's hard to contact the on-site manager. His title is "on-site" manager, yet he only comes to the site for about few hours a day. I left messages and voice mails. None were returned. I thought I had my worst nightmare when I stayed here. The worst part was when I moved out. I was told that I had to declare a 30-day move out notice. I did. So, I moved out on the declared date (a Wednesday). I just didn't have the time to drop the keys back. So, I dropped it off during the weekend (Sunday that week). The office guy called the next day and said that I am responsible to pay for the rent up to the date when I dropped off the keys, laundry card, parking permit, etc even if I don't stay there anymore. So, technically, I'm still a renter. Not only that. When we're doing the Apace inspection, I was told that the Apace was cleaned up by their maintenance guy after I moved out. If you're following my story, the Apace was charging me for rent that I didn't stay and still did breaking & entering during that period of time. I told the manager that it's either I don't pay for the days that I didn't stay in, or make a legal action against them. They took the first option, and charged me $300 for painting. So now, you know my exact experience that I get from this "Luxury Apace". Stay away from this Apace, or probably this area. I wouldn't be bothered to write a review unless I'm really pissed.

I was an employee at Westside Terrace for 4 years & a resident, I can give you 100% honest feedback from my time helping the residents and my time being one. I'll also rank the property managers on a scale from one to five, and list some of their most heinous and illegal acts. Frank Beltran: Managed for less than one year after the previous manager Lea was asked to leave due to wrongful termination. The Ower, DAVID J. NAGEL was visiting the Bomplex, built-in 1964 with an auditor from our bank and whispered to a city vendor "If I could fire that B**** I would". The comments were made in regards to the massive amounts of deferred maintenance that Lea had acquired while serving as the active manager. So anyway back to Frank, typical manager, nothing exciting, nothing heroic, neither exciting or memorable, wouldn't create fun activities for the residents or try to have his presence known. Oddly enough... he was promoted to manage a property in less than 10 minutes from his house & also brought a new leasing consultant with less experience to be his assistant manager. It pays to have white privilege. If you ever have the chance to work with this man, please ask him "why can you feel the need to take your toothbrush into the bathroom?" ... let's give frank a solid 2 out of 5 Valerie Cruz: I wouldn't call her an idiot, but she is probably the last person you would go to for help. I know well that her background in property mgmt has always been up for debate. Was she really the manager at Marina City Club - Marina del Rey Condos or did she get lucky and jump from an assistant to a real mgmt position? The facts are the following; Valrie Cruz is the worst manager to ever step foot on a property. If you have ever thought about living in a Decron property please know that you are MAKING A HORRIBLE MISTAKE!!!!! I have a passion for leasing and I am really good at it! I'm on my 5th year but here's a list of things I've been witness to since I was an employee working under her as a leasing agent. For Residents or prospective renters: 1. Disregard to dead roaches left inside of circuit breaker boxes when multiple residents complained about having a pile of overcooked dead bugs fall to the floor after opening. 2. Fires ... there has been several. People went months without knowing when were coming back home. 3. ROACHES are a big deal, and there have been several times Valerie and I got into arguments over making units ready when You've got clearly ROACHES walking up and down the window blinds, across the door handle, and along the wall. 4. doesn't like confrontation and will avoid residents phone calls. Happened more times then I could count. 5. Doesn't see the importance of empathy. 6. Referred to a black prospect as a transient. 7. Closed the leasing office when stressed after water was cut off and power was out for two days. (Remember, she doesn't like confrontation) ALSO!! ... no notices were given to let the residents know that the power and water were not working. She bailed on the community. 8. I've seen this woman take monetary over humanity time after time. Rent increases given without a warm explanation. I Just believe that if you are going to manage a multi-family home, you have 3 components that always need to be taken into account. (1. You are dealing with people and their families. 2. This is where a large proportion of someone's income is going 3. THIS IS A PERSONS HOME!!!!!) Valerie Cruz doesn't care if you live there or not. She gets a really nice subsidy that goes towards her rent, to an Alat..... that isn't AT WESTSIDE TERRACE!! Lol She won't even move on site because she was warned by Frank Beltran, who never was planning to stay at westside terrace, who wasn't invested in the properties growth, the resident's happiness or the opportunity to evoke change. You living here will be a mistake. . . this Bomplex has deferred maintenance. . . You have people running the property who don't care how you get through the night if something unexpected happens. Before you sign that lease, ask to see the list of completed items that was supposedly inspected by the maintenance tech before you pick up the keys to your new headache. why? 1) in bldg 1, corrosion in the electrical wiring conduits are so severe that we have our own mini rolling blackouts. 2) It took those ------- in the office, 2 months to sent out an electrician, and another month for that electrician to actually fix the issue. 3) that was after we were told that the issue would be resolved shortly. 4) cock roach infestation from neighbors... took over 3 months for them to address. and the list goes on and on... just stay away from this Pite. I hope the leasing office burns down.

From my deposit I was charged 98% of it for tightening up a well cared single Alat for the next victim!! Lived there for 1 year, was almost never there, no pictures hung from walls, bought extra carpets to protect main carpet, walked with no shoes, had no guests, left Alat super clean when moving out, walls had no stains, carpet was super spotless and yet my deposit was ripped off. Take pictures before and after moving into this filth. Incase this happens take them to court. I sadly made the mistake of not doing so and can t prove a darn thing!!!

What a disgusting and appalling waste of time this place is. The mgmt are the worst. If you fire or kill the mgmt, then the place will instantly improve. Have you noticed the "now renting" sign is NEVER removed?! This is Bxquisite looking complex yet they can't even fill the damn thing! Why? Because ----- is the office manager and his dumb minions are there to make sure you're ignored consistently. I will NEVER rent an Apace in a building That's managed by ----- or owned by R.W. Selby, in either combination or together. It's not worth the price, the staff do their best to treat you like ---- and the "heated" swimming pool? Hello? Heated implies something being "hot" as in, if I go in the pool I won't die of hypothermia in ten minutes. Parents, do yourself a favor - don't let your kids swim in there unless it's 120 degrees outside or you just hate them. Oh yeah - ANYONE can use the facilities and everyone usually does. From tenants who let their friends in to security guards who let their mates in so they can all smoke dope together at night, it's about as secure as an Iraqi marketplace. Stay the hell away people. Don't waste your time, energy or emotion. If the staff all mysteriously disappear, I might consider going back there. The End.
