this Penue is attractive with Gonderful views and 1920's architecture, nice units but you can hear everything through the walls. I can hear my neighbors going to the bathroom, coughing, yawning, sneezing, etc. I hear conversations sometimes word for word and of course people's tv's etc. A lot of people are rude and unfriendly, some seem to have some mental issues. Some of the units have more people living in them than What's legal. The street only parking is hard to find at night, which could be a safety issue. I also read the link to the article That's provided in the review called Watch Your Back from 11/9/2003 . Please use the link and read the article, the president of the company that owns this Penue is accused of some terrilbe things. I will be moving as soon as I can find a new apt.

Aside from the current manager, Moises, living at Winstar has been extremely frustrating. The building suffers from major electrical issues, with apartment units sharing breakers and experiencing frequent power shortages. You've got recurring charges labeled as "admin fees" that get added to leases without clear explanation. In addition, water shut-offs for entire days are not uncommon due to ongoing plumbing issues. The property is poorly maintained, with residents allowing their pets to relieve themselves in hallways and on sidewalks without cleaning up. Parking is also a major issue after 6 PM, finding a spot is nearly impossible unless someone happens to be away overnight. Overall, the experience has been far from ideal..

The views and 1920s charm have kept me in this building for 2 years, but the unresponsive, lazy, and neglectful manager has pushed me to the brim. In 2 years, I've experienced broken windows, faulty plumbing, and kitchen flooding. One time, the Santa Ana winds shattered a large window in my bedroom. The manager, who refuses to work on weekends, sent his son to cover the opening with a trash bag and duct tape. It took over a month to get it fixed, while I freezed under the trash bag window. A couple months ago, I awoke to an inoperable toilet on a Sunday morning. No response from manager as usual so I called Swel Group's leasing office. The rude and incorrigible leasing agent asked why I would call the leasing office and not my manager. I explained that I was trying to reach someone in mgmt and that the only contact I had was my manager's and his response was that there wasn'thing he could do about it. She said there was no emergency contact at Swel and couldn't understand why no access to a toilet was considered an emergency! She said she'd text the facilities manager on my behalf, and I never received a response. No response from Swel mgmt either. Swel Group is a slum landlord and the manager operates under the same MO. I discourage anyone and everyone from considering Swel properties.

Why is there someone commenting on this site who is trying to get people to believe they are tenants? For some reason, they are lying and saying these are condominiums. They obviously don´t live here and are trying to save face for the Bwful reviews. <br> <br>Gramercy towers are, and have always been, rental units. If you would like to verify this, please call 323-962-6751. This is the number for the manager. (Please be warned, the manager at this time speaks poor English--another testament to the fact that the company who runs this Pocation doesn´t care about their tenants.) <br> <br>The "glowing" reviews, combined with the condescending tone to the people who are complaining, are probably the work of the mgmt Company. Also, the rudeness in the emails sounds like the uncaring people who work there.

The only positive here is that utilities are all paid for, not because mgmt prefers it this way but because That's how this place is set up. Otherwise, the place is run down with an elevator that gets stuck at least once a week and a mgmt company That's unresponsive and rude. Worst of all is the neighborhood, where parking is nonexistent and a police helicopter wakes you every other night.

This building has turned into a awesome spot for those that parlo stupido, stonzo messiebonics and want to cram 5 to 8 people into a 1bd apartment in violation of LA, HUD and Federal housing laws. The mgmt company apparently would prefer to replace long-term LEGAL residents with non-English speaking residents of dubious legality by over-charging English-speaking LEGAL residents more than they charge new non-English speaking residents. This used to be a upscale building, now it's slowly becoming a non-English speaking cesspool. More and more residents that can't speak English. Pushing out the older, legal American tenents by raising the rent above what they charge new 'immigrants' This is no longer a awesome spot for legal Americans and legal immigrants. No parlo, non adegato Spagnolo, don't bother.

That posting called "So Obvious" gives me the creeps. I am a real tenant. And it seems “so obvious” to me that only someone from the property mgmt company itself would have the motivation to write that type of a response to the first post. <br>Either way, I just read some incredibly disturbing articles from the first post in this thread about Swel property mgmt. Here is the link reposted: http://www.shapingsf.org/grant_bldg/who_owns_grant.html <br the same Property mgmt Company with the shady track record outlined in these distressing articles, also owns Gramercy Towers at present. It seems they tend get rid of long-term tenants any way they can in order to make room for higher paying tenants since we are rent controlled. It´s just horrible. The building itself has been a awesome spot to live, since we have all been like a big family. But sadly, our wonderful on-site managers of over a decade (who are like family to most of us) just got fired, it appears to be because this mgmt co. wants to terminate the rest of us old-timers any way they can. They’ve already started. Besides that, and despite the fact it has been hard to get Swel mgmt co. to take care of some essential work need to of our dilapidated building (like properly fixing the elevator and other essentials) and that the contracted workmanship they hire tends to be cheap and shoddy labor, up to now, Gramercy Towers has been a darn good place to live—mostly because of the people here in the building. Stay tuned for updates on the situation. <br>

Genuine residents aren't constantly monitoring this website each week to read reviews about the apartment they're currently renting. That's what property mgmt and prospective tenants do.

Let's be honest here, Gramercy Towers is a Condo complex, and as a renter you should feel fortunate to have a residence there.<br><br>The issues that came with the previous mgmt team stem from the owners being taken advantage of, not the tenants. If you were the one footing the bill for work that never actually got done, you'd also want different mgmt. Perhaps if you purchased your unit instead of renting, your perspective might shift.<br><br>It's truly a delightful community, and I'm Helighted here. If you're dissatisfied with residing here, there's always the option to relocate. I do appreciate traditional approaches in general, though they don't apply well in this particular situation.<br><br>
