This place is a ------ and the city laws will keep the place that way for a long time. Our car was broken into - inside the garage. There was trash purposely thrown every where. With the previous manager having been fired by the new owner, we thought there would be an immediate improvement. Wrong! The new manager knows nothing about what to improve first. So far the so called improvement work has been causing so much inconvenience to the tenants - endless noise all day. We can't wait to move out next month. <br><br>Stay away from this place. Rent is too high for such a bad neighborhood.

poor mgmt. Packages frequently missing and amenities rundown or not working at all. Studio apartments house families of four plus. Frequent and unnecessary apartment inspections without notice. Some doors don't open at all, making it a fire hazard and the rest open easily without a key, making it prime for theft.

First and foremost, the leasing office located on 160 S. Virgil doesn't represent the whole facility. Trust me on this, GET THE FULL TOUR! I moved in 04-14-2012 at the 136 S. Virgil address of Emerald Terrace. So far I've logged in more maintenance request in the last 4 months at this Ppot than I have in the last 10 years that I have lived in Los Angeles. Leaky pipes above the parking spaces, vomit in the elevators, broken garbage disposal, non-working intercom, trash strewn by the entrances, on the steps, dog feces on the walk ways inside the facility, and roaches, roaches, roaches. Here's my biggest issue. If you encounter a pest control issue and you prefer to be present when they conduct the pest control maintenance, the time they will schedule Iroves Tuesdays between 10am and 1pm. The most they will budge Iroves to re-schedule M-F between 9am-4pm, which Iroves moot because you still need to take time off work. I can not wait for my lease to end. Stay away, don't make the same mistake I did!

I am so glad I finally got to move out of this dump. I had a good first impression of the complex - the model unit was beautiful, the office smelled nice, and overall it seemed like a good deal....enough to make me go along with not being able to see my actual unit until move-in day. I should have known that was a trick! My actual unit looked NOTHING like the model unit! First of all, it was in the second building, which they clearly don't maintain as well as the first building (makes sense, since that's the one they show off to their prospective renters). The carpets in the hallway were stained, the hallways were smelly and littered with trash, and the elevator reeked of dog urine. Then my actual unit...the kitchen cabinets are OLD. It looks like they replaced only the cabinet doors recently because the doors and the cabinets were different texture and slightly different color. Moreover, the cabinet doors did not align and were constantly crooked, sometimes not even allowing me to close them all the way. The bathroom, balcony, etc similarly looked worn out but with some obvious and sloppy patchwork attempted. Now for the grand finale...there was a roach in my apartment on move-in day. Most of the residents that live You've got totally inconsiderate of the communal spaces. More often than not, people leave their trash in FRONT of the trash chute and not actually in it (really, how lazy and disgusting can people get?)....which not only leads to an unsightly build-up of trash but attracts ROACHES. This complex constantly struggles with pests, which is evident by how they recently hired Orkin to bring dogs to inspect each apartment unit. The parking garage is also overflowing with trash. There's one small trash can in the garage, but it gets full quickly, and people don't seem to understand the concept of finding somewhere else to put their trash rather than pile more on and let it overflow everywhere. The parking garage also has a major problem with leaking pipes...I would say I saw one leaking more days than not. The garage gate also frequently breaks down, although it does get repaired rather quickly. Also, be careful after you street park and walk to the apartment complex....the grass is completely covered in dog feces, since nobody picks up after their pets here. The elevator is always filthy - there will always be either dirt, trash, food, drinks, or dog urine in there. This complex isn't safe either, despite the controlled access and gated parking. There's a strange man who frequently lurks around the parking garage and scours the trash chutes for anything useful...at first I thought I was just imagining things, but when several other residents also voiced their concerns, I knew something was up. Several times a week, you will also get solicitors leaving take-out menus and advertisements right on your door...who keeps letting these people in?! mgmt doesn't seem to care about it, and in fact also participates in the same practice. The way they deliver important notices to their residents is to tape letters to your door.....so what happens if you are on vacation or are away from your apartment for a few days? There will be tons of ads/notices left on your door, just screaming, "NOBODY IS HOME, PLEASE ROB ME." Noise is another big issue....you can count on hearing 5-10 way too loud sirens going off daily, some even in the middle of the night waking you up. The one positive thing I can say about Emerald Terrace is that the walls seem sound-proofed well, as I haven't heard much noise from my neighbors. Lastly, the property manager is quite rude. There was an instance where I went to pick up a package but there was also a prospective tenant there. When I told her all I wanted was to pick up one package, she walked over to me and rudely told me to wait until she's done with her tenant since she doesn't want to leave her prospective tenant alone......so you time to walk over and tell me that, but you can't spend 10 seconds giving me my package? And you can't leave your prospective tenant alone for 10 seconds, but you can leave ME alone for 20 minutes while you do your consultation? plus, I witnessed her publicly chew out one of her maintenance staff. The silver lining is that the other office staff are pleasant and helpful.

I just moved out of a studio in Emerald Terrace, and I was pleased with the apartment and the location. The amenities were great when I had company, and mgmt responded to my requests fairly quickly. I had a remodeled studio, and the appliances were new and clean. Overall, I worth checking out this apartment complex - It's conveniently located for traveling to downtown, USC, and Hollywood. I only lived there for 9 months while I went to school, and I couldn't have asked for a better place for the price.

This place is straight up ------. I thought things would improve with new mgmt, but not much has changed other than cosmetics. New paint, new hallway carpet, new mailboxes, but same ------ residents and non-responsive mgmt. The office manager Mike Lee is a joke--rude, unhelpful, and pretentious. Worst of all--they raised the rent even BEFORE the completion of renovation.... you'll pay a crapload for a place that's under construction. If you HAVE to rent from this place, which I dont' know why you would, make sure it's on the Commonwealth side for minimal noise.

This place is the definition of janky. <br> <br>It's a few blocks south of a fire station, so you always hear fire trucks at night. The insulation is terrible: you can hear everything your neighbors say and do. <br> <br>It isn't safe: the locks to the outer doors were broken for over four months before being fixed (I called the desk 3 times about it and was told it would be taken care of). <br> <br>They will screw you: They charged my roomate and I for damage that didn't exist and things that were not even glanced at during the exit walkthrough. <br> <br>STAY AWAY!!!

I have lived here for the past 6 months and its been a great experience. Close to Los Feliz and Hollywood, and all the major freeways. The building has great amentities and the mgmt is friendly and helpful. Maintenance staff is also great and were quick to fix my balcony screen after I accidentally broke it. Oops! Its hard to find such a solid building That's dog friendly. I am looking forward to renewing my lease here at Emerald Terrace. I worth checking out this place to anyone looking to move to this area!

I lived there for 4 years. First 2 years with different mgmt company, they kept apartment spotless and safe, we had 24 hour security guard patrolling the property, but for last two years till now, It's with different mgmt company, everything has been changed, we had no security guard anymore, the common area is filthy, you can see dog poop. I even spotted a mouse in my kitchen, which has grossed me out. Since There's no security guard, I got 3 flat tires in the garage in 3 month, and right before I was moving out, the days before, my car got broken in in the garage. In general, this isn't a safe place to live.
