I lived at Swall Towers from December 2014 to July 2015. During that time I found the building to be immaculate at all times. The manager, Louise takes great care with the building maintenance and everyone that lives there. As I traveled often, she watched things without being asked. Yes, its an old building, but any maintenance request was handled quickly and efficiently. She even noticed shortly before I moved out that my AC was not functioning as efficiently as it should and replaced the compressor. The only reason I moved was that I just didn't need to be there as often and no longer needed a place in LA. I would not hesitate to move back there if I did.

Run as fast as you can! The management is terrible.The owner is worse. They kept most of my deposit. The noise is unbearable with sirens going off all night because it is near a hospital. It is also near the street so you hear traffic all day and night. Lots of street construction. It smells bad in the hall and is stuffy the lighting in the hall is poor. Safety may be an issue a people in the building had their cars broken into in the garage. The place is not so secure as anyone can drive into the garage after a person enters it. Newspapers and magazines are delivered to lobby where anyone can take them. There is an infestation of silverfish that will eat your clothing like they ate mone. Jacuzzi on rooftop is old and dirty and lounge chairs are dirty, old and broken. Gym has little equipment and is stuffy with no ventilation like the laundry room where machines are usually out of service. Management keeps coming in for too many inspections. Elevator is often broken and stairway is smelly with no ventilation as well. There are too many other better places for the same price or lower.

This is the worst place i ever lived. Bugs all over. Management is petty and nasty as is the Owner. Noise is horrendous at all hours of the night because it is near the hospital so you get awakened out of a deep sleep by ambulance sirens at all hours of the night and it smells bad in the hallways. Surrounding apartment buildings in neighborhood have bars around windows so that tells you a lot especially if you are concerned about safety. FYI a while back and there was an incident where items were stolen out of peoples cars. Bad choice!

The location is great. I can walk to restaurants and shopping. I recently looked at a few other similar apartments, but they were more expensive. The management takes care of everything quickly. I have really enjoyed living here.

Swall Towers is awesome. I've lived here for 8 years. It's so quiet you can hear a pin drop. There's a gym, sauna and rooftop hot tub, a laundry room, and way cool - a garbage chute. The management is super responsive and the place is kept immaculate. There are many people who have been here way longer than I have, and for good reason. It's the best in the super cool neighborhood. You would be lucky to get a unit here.

The good: 1. The apartments are generally nice (with the exception of the outdated, mud brown, kitchen). However, upon move-in the carpeting was new, the walls were painted - it was a nice clean unit. 2. You generally do not hear your neighbors. The noise will come from the street. There has been lot of discussion about street noise and here is my take on it: Its not the neighborhood - its a handful of tenants who live in the building who make most of the outside noise (specifically horn honking). 3. Water pressure is decent and there has only been one occasion that the apartment did not have hot water. 4. Great size balcony. 5. Great neighborhood and most neighbors in building are great (some do not make eye contact in elevator). 6. Great rooftop views. The bad: 1. 3 washer/dryers for 27 units. It is woefully inadequate. 2. $1000 cat deposit (but some cats are terrible). 3. Parking is fine in garage, not the greatest on the street. 4. Tiny, ugly, kitchen. Might be the ugliest kitchen at this price point. 5. Very limited storage (ok, there is no storage). 6. Packages are stolen from unsecured mail room all the time (we just had one stolen this Saturday). 7. Noisy street (see above) and poorly insulated windows (better windows would solve this completely). 8. Maintenance is very nice but not very knowledgeable. The ugly: 1. Management is unacceptable - rude, disrespectful, unprofessional and plain ol crazy. I've been here for 2 managers, both nutty old broads. 2. Management will enter your apartment several times a year for "inspections." 3. The lease has several unlawful clauses in it - management attempts to ignore the fact that you cannot contract around the law. 4. Management does everything in their power to keep your several thousand dollar deposit (other posts are very correct about this). 5. Management poses as tenant on apartmentratings.com and provides positive reviews. 6. Terrible smells in hallway from garbage chute. So, there you have it. The only reason I would not recommend living here is based on the management and ownership. Since the financial end of the relationship tends to be the most important, it is a consideration that has led me to not recommend based on that alone. Small, petty crime in the building (stolen packages), awful kitchen and street noise should be a consideration if these things bother you. The neighborhood is rather walkable - The mall is close, the restaurants are generally good, shopping is good... For the price - the laundry situation alone is problematic. I would suggest not paying more than 2100 for a unit without in-unit washer and dryers. They could upgrade the kitchen to match price point as well. So there you have it.

I found this place is a horrible place to live. The management and owner are awful. The infestation of silverfish bugs will eat your clothes as they did mine.The noise is awful and you can never get a good nights sleep with all the sirens going at all hours of the night. Don't bother!

I have been at Swall Towers for 6 years and I am very happy. The building is kept very clean and the management immediately responds to repair requests. The location is really convenient. I have read a recent negative review and do not agree with the assessment at all. I was aware that one person who lived here for a while recently moved out because she could not pay the rent and was unhappy because she would not receive free rent, which may have motivated a recent posting. Anyway, it has been a great place to live.

Seems like I hit a nerve with either management, the owners or someone who has a vested interest in this property. What" tenant" already living on the premises would waste their time to look a website designed to give feedback to perspective renters. What tenant would take time and effort to address all the negative points I experienced while living in the building at 311 S. Swall. Even if they were a tenant, their experience is NOT mine. I am sharing my personal experience with others. Many who have shared their experiences have found problems and issues similar to esthose I addressed. 1. While this "commenter" may find management a breeze, I definitely did not! That is MY experience and my truth and NOT theirs. 2., Their comments aboutonly inspections of the fire dept occurring and coming twice a year is inaccurate. I had several inspections by the management before an actual city, agency, or fire inspection. Also who besides management or the owner would be so "well informed" as to times the number of the fire inspections occur annually? Most "Tenants" would never be aware of how many times fire inspections occur. 3. Next the hallways are far from "gorgeous" and only someone with a vested interest or someone who decorated the hallways would use the word "gorgeous". Also the writer appears to be female as most males don't use the word "gorgeous" to describe carpeting and hall paint. It is in fact cheap brown industrial type carpeting and unattractive brown walls and fixtures where there is poor lighting in the hallways. The hallway smelled CONSTANTLY, at least on my floor and not just when someone" throws their stinky garbage in twice a year" as the commenter wrongly remarked. In fact I complained about this constantly throughout the years. They tried to put in a deoderizer but it did not work.It smelled horribly and if you happen to live near it be prepared for constant obnoxious odor of garbage. 5. Re their comment about the jacuzzi where they asked "if anyone would want to see me in a bathing suit" shows theoir smallness and pettiness. This personal attack on me has nothing to do with how I look in bathing attire. The fact is that it has nothing to do with the real problem- filth, debris and bugs in the jacuzzi. Also very few people used the jacuzzi when I was there and now I know why. It was unpleasant. I am not bitter as they say. Instead, I am telling it like it is and presenting factual information based on what I experienced. The jacuzzi is on the roof and lounge chairs around it are old and sun dried out and are filthy. There were bugs in the jacuzzi and the black soot is all over the outdoor chairs and on the ground.If you put your robe down on the chaor it will be black with soot as mine was. 6. Silverfish are everywhere and will destroy your clothes with holes as they did mine. Buildings breed silverfish NOT people.They made NO attempt to treat this problem even though I often complained often. 7. As far as dogs go,lease or no lease, one tenant, who is not disabled has a dog and no other tenant is permitted to have one.I find that unfair. 8. Also who else besides management or the owner or someone with a vested interest would know that an elevator would be fixed withing one or two hours. Tenants are working, or are in their apartments or are out so how would they know they length of time fixing would occur. Also it was not once or twice a year, It was more much often. Then you would have to walk walk up and down an inconvenient smelly and stuffy stairwell. 9. Their comment here shows their pettiness saying that I should have lived in Palmdale. 9.This apt. at 311 S Swall is several blocks from Cedars. Ambulances with sirens go by all the time even at all hours of the night which suddently awaken you. You don't realize this until you actually live there. Also you hear the traffic accidents since it is so close to the street whether your window is open or not. There also seems to be a lot of street construction going on also increasing the noise level. In fact recently all cars had to be removed from the garage because of street construction which was very inconvenient. 10. Noise is a HUGE problem and anyone who tells you differently is either deaf, very hard of hearing or lying to you. 11. "Often"means when your furniture is ruined and broken because the ceiling has buckled in due to the water damage caused by the air condition leak. This happened to me. The air conditioning people were called into my unit "often" because of the leak in the ceiling due to the defective air conditioning. 12. I am not a complete slob nor did I trash the place yet 50 percent of my deposit was kept. Others on this site have complained that they keep a large portion of their deposit as well. I am validating it. 13. Regarding the 3 laundry machines being operated at once is a ridiculous comment and shows the smallness and pettiness. Of course all 3 washers need to go at once with white, colors and black clothing. The machines cost a dollar fifty or so each and when you place the quarters in they often jam, so you are left with one machine to do your laundry which happened to me often.dryers. The same is true for the dryers. Also their personal attack in their comment comment "oddly enough this stopped in the past couple of weeks" once again shows their pettiness and even more convinces me that this is someone who knew I moved out in the past few weeks which was management or the owner or someone with a vested interest in the property. 15. The commenter wants me to define "poor." Poor means NOT SAFE and no one watching over to see if uninvited people who should not be entering the building. That means there is NO security guard. So if you want tight security and not "poor" security where anyone can walk in after a tenant who has let themselves in with a common entry key which has been known to happen (as evidenced by the fliers and solicitations on my doorknob and in front of my door throughout the years).The neighborhood has changed few years as their appear to be more bars on windows in other apartment buildings closeby that were never there before. Thus if you have strong safety issues this may be a consideration. And finally the last comment whichis also a personal attack and says" that now that they have room for a better neighbor" once again shows their pettiness. Just because one finds many problems with this property as described above does not necessarily make them a poor neighbor. Based on my experience I CAN NOT recommend property in a positive way. And based on this back and forth pettiness you are reading, if it is a "tenant" who wrote this, why would you want to live near a person like that like that?
