I was a renter in this building for over 10 years and recently moved out due to purchasing a condo. I remained for so many years in this building mainly due to the location, size, ease, and safety of the environment. I lived through many incarnations of building owners and management companies, and can definitely say that the current residential managers are the best the building has had. They never failed to respond quickly and efficiently to all requests I made. It was very important for me to be present when any repair persons entered my apartment, and on every occasion, the managers successfully worked within the day/time windows I provided to schedule service. They even advocated for me several times when there was a discrepancy with my security deposit from a prior lease. Sure, the building has growing pains and requires fixes big & small on a regular basis, but I always felt the best was being done to create a clean, safe living space. I would not have remained in the building for so long otherwise.

In this neighborhood where rents are high you would think management would be good. NOT. If you are looking for a place where managers do the bare minimum and maintenance is poorly done (multiple visits required to fix anything and then may not be fixed ever), where the cheapest materials are used with inexperienced laborers (i.e. paint chips off cabinets, etc). and management is often rude and doesn't really care, and where laundry rooms are dirty, and spider webs go unnoticed for years on the grounds then this IS the place for you. If you are looking for a place where management is decent, where repairs are done correctly within a reasonable amount of time, where the grounds are maintained adequately and cleaned regularly, where you aren't ostracized for requested a repair or maintenance, then this ISN'T the place for you. Do yourself a favor and RUN like heck if they offer you a lease.

When we moved in to our apartment in October 2010, we were very fortunate to meet the NEW MANAGEMENT COUPLE of TATG PROPERTIES. We new from the beginning that they were different than other managers. They are kind, caring and always gave a cheerful hello when we passed them in the building. If we had a request or a concern, they were on it. What a nice feeling it was to have people like them taking care of the place that we called home. They are not just great managers, they are also awesome people. We moved out in July 2012 only because my Dad's rental (house) came available. Thank you both for a wonderful 22 months!

I'm very surprised at the negative reviews on here. We love our apartment. Overall, everyone is very respectful and polite. The one big negative is that a lot of people don't clean up after their dogs in the front lawn and allow their aggressive dogs to walk off leash- not okay! But the building is clean, parking is great (2 spaces per unit), and the management are very attentive is anything ever does happen. The area is very up and coming with a lot of new shops and eateries all around us. For the price, it can't be beat.

Pros: Fair rent, attractive grounds and lobby, updated apartments, hardwood floors, new managers are nice, plancha tacos!, gated parking, two elevators, walking distance to Beverly Center and Grove, building across the street is full of smoking-hot chicks ;) Cons: Dogs everywhere, dog ---- up and down Sweetzer (for some reason no one picks up their dogs dueces on this street) False fire alarms go off a couple times a month, owners constantly have people in your apartment for fire alarms, termites, etc., (but they are sorry for the inconvenience) its annoying. Street parking is tough for guests, and apparently Sweetzer is the busiest, noisiest street in the world. Constant traffic, car alarms, and the occasional horn blower. Paper thin walls and floors. I can hear conversations next door and apparently a 400 lb. gorilla lives above us. The inner courtyard walkways can sound like a marching band walking by your door. Chicks with high heels seem to stomp through daily. You can even feel the floor shake as heavy footed people walk by. Gym room is lame. Nice area but could use an update on equipment and decor. No roof top deck or pool. Get it together Los Angeles, every building should have a roof top deck at least.

My apartment was not in move in condition when I moved in (holes in walls, not painted, floors not clean, refrigerator not delivered, no electricity). Unprofessional management. Rude, noisy neighbors that leave trash in elevators and common areas. Dogs are left home to bark all day. Walls are paper thin; I can hear my neighbor snoring at night. Fire/stair exits are narrow and the door sticks. I am moving out of here the moment my lease is up.

This apartment is horrible! You can hear everything that goes on above you and on all sides of you as well. The management has been changes twice in a 5 month period and they do nothing about your complaints. I have written letters telling them about the nuisances taking place and nothing gets done. It is noisy, noisy, noisy. If you want a good nights sleep do not come here!

I have lived at Terraces at the Grove for over 2 years now. The building was crappy before Stratus Real Estate took over, but they renovated the building and made things really nice. The management company is very professional with maintenance people to help out. I love it here and would recommend it to anyone!

This building is now owned by Stratus Real-estate company. They don't care about the residents and they raise the rent as much and as often as they can. They raised my rent by $1000 in a year. It seems illegal, but they've found some loop holes because they fixed up the lobby. They said they'd fix my apartment up with the new upgraded amenities (paint, hard wood floors, new fixtures) only when my rent reaches $2300 and if I pay for moving my own furnature. Plus, walls and floors are thin and noise is a problem from neighbors. I assume that the newly rennovated apartments look good, but I wouldn't know. Careful, if you move in for $1800, they'll raise your rent as soon as they can and as much as they can.

This places was pretty bad in terms of maintenance and general upkeep (termites among other things) before Stratus took over. Now it's a nightmare. They are doing major construction work 6 days a week starting at 7:30 a.m. Stratus will NOT answer your calls or letters. The construction workers are totally unprofessional and stuff has gone "missing" since they've been there. Our services have diminished, yet they will be asking outrageous prices for the newly renovated apts. Do yourself a favor: go somewhere else where you can get better amenities and someone to at least answer your calls! We had NO security for 2 months (while they worked on the doors) and they could care less. I could write a book about how crappy they are, but I won't waste my energy!
