IDENTITY THEFT AND CREDIT-CARD MAXED OUT. Beware, we sent out an apartment application through their website where they asked for social security and credit card info, and a few hours later they maxed out my credit cards. I called them and they were of no help, stopped answering phone calls. DO NOT TRUST THEM. We already reported them to the FTC

You will notice when you read reviews of this building online, that all of the positive ones are either from five years ago (right before when the current owners took over) or from someone who toured but hasn't lived here. The owners are an investment group from New York. They care about what looks good on social media. They care about their aesthetic and their brand. The excuse I hear for alot of ridiculous and impractical design choices is that "the owners have a certain aesthetic." They do not care that the fake grass they put in the dog area is not the mesh kind for dogs that drains. They don't care that it's just a rubber mat that 20 dogs pee on a day, that cooks in the California sun so you can smell it standing fifteen feet back. They do not care that it makes no sense to turn the balcony area over the lobby into an apartment because the only windows it has open directly above the dumpster, or that the way they've done it so far this unit inside the lobby has no sound proofing. They do not care that the cute string lights they put up with lots of big bright LED bulbs are on from sunset until sunrise and it's so bright it leaves your blinds backlit like a phone screen. They do not care that the bills they send you are riddled with mistakes. To be fair to them they do seem to catch when an error has resulted in you underpaying because on your statement the next month something will have doubled without explanation. Somehow they never catch overcharging errors which is interesting.

I have been attempting to schedule a tour with this property for the past couple of months and have not received a response. After reading all of these reviews I’m glad that I didn’t tour or submit an application. Thank you all for your honesty and transparency. I will take my money elsewhere.

This is a bait and switch! The person who shows the apartments DOES NOT WORK THERE! She talks hype, but if you need help, you will be stranded. And they charge hidden fees they don't talk to you about! The owner is a total slumlord! And management is pretty much non-existent. Also, the pictures online ARE NOT WHAT THE APARTMENT LOOKS LIKE. It's like a McDonald's Hamburger. Looks good in the commercials, but when you actually live there, you realize this place is crap!

There's a reason, tenants don't last here. It has nothing to do with the pandemic/homelessness and everything to do with the new owner and management company! When they bought the building 3 years ago they fired all the staff who were working here for years including Randy (a rock star manager) and Maria (the cleaning lady, we all miss her cleaning and Christmas decorations). Since 2019, this place has been IMMENSELY DIRTIER (And now we have ROACHES, yay!) and the manager is never here. The new owner hired Scary Shelby Istrin to trick people into leaving their homes. It wasn't until the tenants stuck together started The Villa Elaine Tenant Association where we helped each other, out hired a lawyer, and found out Shelby was lying to us. Since the summer of 2020, there's been non-stop construction that according to their plan they posted on all our doors was supposed to end on 9/24/21 and yet it's still going on all the time. And it doesn't help that they don't wear masks. Also, there have been weekly water shut-offs that they used to post notices on the wall, but now they just have a chart in the laundry room that tells you which day the water will be off. This place used to be really cool and personal. Randy was always here and lived on-site so any problems were fixed immediately (the manager before him, Raquel (R.I.P.) was also really good), but not anymore! Now everything has to be done through an app which is for other buildings too. If you look at the reviews of the Carson app, property managers love it because they can do less and not be on their property, and tenants hate it because nothing gets done on a timely matter. From when I moved in until the end of 2018, this place was awesome! But now it's a dumpster fire, full of construction, roaches, lack of running water, lack of care, and terrible management.

The Tenants Association has to make a comeback because the new owner and management are a bunch of d***nips! They really don’t care about the tenants at all and just care about the money. This place is not worth the price at all. If you want something fixed, you have to go through an app and you won’t hear back half the time. If you’re looking for a good apartment in the heart of Hollywood, look 2 blocks up at 6326 Lexington Ave. Unlike this place, they always have a manager on-site (Joe) and are happy to help! I have a friend who lives there and they take care of that building. As for Villa Elaine, it used to be great before Power Property Management bought and fired all the staff. Now, it’s infested with cockroaches, construction workers, and no actual Power Property Employee is here unless they are trying to get a new tenant and are showing off the palce. After that, you’ll never see them again. They treat the old tenants like trash and tried to buy everyone out with lowball prices. Now, they’re are tenants who could use the buyout money but the owner, Danny B is being a jerk and doesn’t want to help those who need it. This whole place went downhill with the new management which is unfortunate because it was a beautiful building.

Construction all the time, hot water is off at least once a week, and Manager is never around. Now the construction workers are harrasing and even attacked a person who's been living here for decades. This place is not safe and is full of cockroaches at night. There's several other places around the neighborhood that are more affordable. The owner is a slumlord who lives in NYC. Apparently, this place used to be great, but then Power Property Management fired all the good staff and only left 1 guy around. He's great, but you have to know him personally to get things fixed. Everyone else is a construction worker or not around. Management is a joke.

The elevator is always broken! (There are 2 of them, but the service elevator has been broken for 6 months now). Now they are taking away the trash rooms so every tenant has to go to the dark alley to throw away garbage. The pictures showing up online if you google it are not real. They are mock-ups and there's been constant construction since summer 2020. The manager is seldom on-site. It's illegal to not have a manager living on-site in California with a building this big, but the new owner doesn't care (for the last 3 years) and will text "I'm not local" if you text him. If you need help, you have to go through the Carson App that doesn't produce results. This place WAS GREAT 3 years ago when Randy was the manager, but then they let him go when the building was bought and it's been downhill since!

I moved here 6 months ago and I am pretty satisfied with my decision. Beautiful building in the historic core of Hollywood! Great amenities and well-run building. Villa Elaine is a wonderful place to live.
