This place is absolutely horrible. All of the commenters below have outlined the horrible experience I had living there in 2012. The rent was reasonable: $1695 for 2 bedrooms---now the rent has skyrocketed to $1795 FOR A STUDIO, and I promise you its not worth it. I'm writing this review because I had a friend's sister move into the complex a couple years after I did and she had an equally bad time as I did, so I'm hoping to save someone from having a similarly bad apartment experience. Tranny Prostitutes broke into the apartment EVERY WEEK. Its Hollywood, I get it. But when it happened the first time I lived there the property manager laughed it off. It wasn't taken seriously at all. The signs in the building were tagged by the tranny prostitutes and other homeless people that got into the building. One night in particular I had to call a friend to walk me to my room because there was a violent homeless man in the hallway yelling and punching the air near my door, and the property manager wasn't answering her phone OR her door when neighbors knocked on it. I personally didn't experience any bed bugs or roaches but my neighbors had them HORRIBLY, and so I constantly lived in fear my apartment would get them. Didn't seem like mgmt cared because I remember my neighbors having them for months. My sister sent me a package for my birthday via certified mail and it was stolen. There's no security measures where the mailboxes are, and the front door has a master code which anyone can use to get in, AND the door was propped open ALL THE TIME. Its a dump. Don't waste your money.

Have lived here for almost a year and it’s been a nice experience. I’ve had no issues with bugs. All the tenants are nice and friendly. mgmt has been quick for any issues, maintenance staff are friendly.

The last review is totally fake. This is the worst building mgmt ever. this place is infested with cockroaches and termites. The manager is nice but the people who own the building are rude, cheap, and don't care about the residents at all. I've lived there for 2.5 years, switched units, and have accumulated problem after problem. First of all, the roof on the third floor needs to be replaced. Every time it rained, my roof would leak and it was disgusting. The ceiling would start to peel and flake everywhere that my allergies were so bad I couldn't even sleep in my room. When they finally fixed it a month later, the guy who fixed it got paint and cement EVERYWHERE! I had to dry spotless and wash all my clothes and bedding, and the carpets looked disgusting after that. To top things off, the mgmt at the time was RUDE and did not want to discount my rent at all. THEN, when I moved in to a two bedroom, the carpets were infested with dog hair, even after cleaning it three times. It was DISGUSTING. My roommate and I both got severely sick. They ended up replacing the carpet. But when they did, the carpet guys scratched up my furniture and banged up the walls from moving the furniture. After a month of living in the two bedroom #---, we started finding cockroaches in our kitchen. My roommate even found one in her underwear drawer on her bra! It was so gross I can't even tell you. There were cockroaches in the dishwasher, everywhere. They came and sprayed TWO MONTHS LATER. It took them two months to get someone in to spray. It was horrible. Cockroaches carry diseases and they were crawling all over our utensils, plates, and food. They came to spray a total of 2 times of the 8 months that we lived there. They didn't even want to discount our rent even though we were living in an infested apartment. My roommate and I were constantly sick and we think it has to do with the cockroach problem. They were in our dishwasher and we found them a few times crawling on CLEAN dishes! My roommate also found these little brown seed looking things in her bathroom. She never knew what they were until we found this fly looking insect ON MY BED, and then we googled it and figured out that they were termites, and the little brown things were the termites POOP. It was ALL over her bathroom. So gross. I can't tell you how many times I sat at my windowsill with windex to kill the termites that kept crawling in. There's no seal on the window and they are in the walls so they crawl out into the room. I wouldn't recommend this apartment building to anyone. It looks good from the outside, but this place is falling apart and is infested with cockroaches and termites. It really needs to be fumigated but the owners are too cheap to do it. This is the WORST mgmt company I have come across. The owner, -----, is rude, selfish, and should NOT be running this kind of business, or ANY business. She doesn't know how to follow housing laws and doesn't care really that she is breaking laws. The only time you will ever hear from the mgmt is if your rent is late or they will send you to collections. But when you have a problem, you don't hear back for months. Nice business you got going there!

This mgmt is Ancredible! Since we've been hear we have not heard the neighbors, always see the lobby cleaned (like daily from the maintenance guy) and the neighbors we do have are really sweet (we've met a lot of them because this Broperty is small) really feel at home hear. Thanks for giving us such a great experience and we are confident we will be renewing :0)I just recieved my renewal notice and since the price didn't go up too much we called the office, thanked them, then realized more people need to know about this. From my past experience the prices were insanely increased at my last place, the Broperty wasn't anything special, and the manager was rude and made me uncomfortable every time I went in. Our manager is really sweet, and has gone out of her way to make us feel at home. WE EVEN RECIEVED A WELCOME HOME gift on our counter when we moved in. So cool that they do that. See ya!

This complex is DISGUSTING. It's riddled with bed bugs, termites, roaches and the trash chutes are disgusting and stink up the entire bldg. If you make a complaint about the bugs, the mgmt will do their Bop-notch to blame YOU for it. Dogs crap all over the hallway and the manager for this bldg is few steps short of a full flight. They NEVER fix anything. The roof on the 3rd floor is one water drop from caving-in, the carpets are disgusting, bums sneak into the bldg, and they DONT CARE ABOUT THEIR TENANTS!!!!! don't Sign A Lease In This Aad Bldg. The manager will look you right in the face and tell you a lie. They have a water company named "CUBS" that over chargers everyone. They had to change it from AUM because they are being sued. Trust me, if you see a for rent sign....RUN AWAY FROM 1255 N ORANGE DR.This complex is DISGUSTING. This place is AWFUL! Termites! WARNING don't SIGN A LEASE HERE! The building manager is a NUT! People get their cars broken into all the time! ------- shooting meth in the stairwell on a weekly basis. Walls are paper thin. --------------------- dog ----- in the hallway all day long and it stinks. Not to mention coming home from work to a hallway that smells like pot. This place is the worst and dont get stuck living here

Just like the previous 5 reviews I would have to agree that this place is a dump! The mgmt here is by far the worst in Hollywood! Oh and since Ive lived here I havent seen them replace the carpets once! even when there was bed bugs in one apartment! don't SIGN A LEASE HERE!

Reliable water access is a basic right, and this building fails to provide it 2. Infestations: this place is crawling with bed bugs and roaches. mgmt refuses to cover hotel costs while fumigating, leaving tenants to deal with both the inconvenience and the expense. 3. Filthy Conditions: Hallways are stained with urine and feces from the large number of dogs that are allowed to roam and defecate indoors. The carpets are a disgrace. 4. Package Theft: Package theft is rampant. Dont expect anything you order to reach your door safely. 5. Unsafe Environment: Domestic violence incidents are common, leading to frequent police visits. The building feels unsafe, chaotic, and unstable. 6. Homeless Presence: A homeless man camps out under a tree near the units. While he deserves help, his constant yelling and erratic behavior are disruptive day and night, making it impossible to relax in your own home. 7. Incompetent Maintenance: The maintenance staff is grossly unqualified and seems to have been hired based on personal connections to mgmt. Repairs are sloppy, incomplete, or entirely neglected. 8. High Turnover in mgmt: This property has cycled through six different property managers in the past year alone. The lack of stability shows in the buildings poor organization and worsening conditions. 9. Dangerous Residents: The building houses individuals with severe issues, including addicts and others who bring in similarly unstable friends. This adds to the unsafe and chaotic environment. Bottom Line: This building is a nightmare. From constant water shutoffs and infestations to theft, violence, and complete mismanagement, its one of the worst places you could ever rent. mgmt shows no accountability, and the environment is both unhealthy and unsafe. Stay far, far away.
