“Pros: The only pro is that this building is centrally located in the middle of Hell's Kitchen, walking distance to all things HK restaurants, bars, and Broadway theatres. About one avenue and a half to the A,C,E subway entrance at 44th/8th. Cons: Regardless of what's advertised or told to you, this building (also connected to 445 W 46th and managed by the same company) does NOT have a Superintendent to care for and monitor the property (which is illegal based on the size of the combined buildings). There is a "handyman" listed in name only as the Super. The building is not cleaned even weekly and often the hallways and stairways are stained, dirty and smelly. There's no place for packages to be dropped off except dropped in the main floor hallway, with packages being stolen countless times. The backlot area, where garbage is collected, is rat infested and absolutely disgusting (I have numerous pics and videos). Often times, the door entry system goes down and you have no way to buzz in deliveries, and because it is a FOB entry only (no key given), you cannot even buzz your own self into the building to get to your apartment until someone else inside the building can come open the door for you. This has happened numerous times including during extremely cold winter months. There have been countless times you get up in the morning to shower and there is zero hot water (this has improved recently because I think they finally had no choice but to replace the water heating system). I have lived in the building for more than a decade, and other than my immediate next door neighbor who has lived in the building even longer, I've rarely seen anyone but only one to two other tenants. There seems to be extreme turnover in the building and it is suspected that the majority of the apartments are short-term rentals for people in town on business and/or longer vacations, i.e. a couple of months. There is a psychiatric housing facility directly across the street and very mentally ill tenants of that building wander around outside the front of 450 W 46th at all hours, sometimes camping out on the stoop, screaming, chanting and being generally loud. You ask why did I stay so long? I like the size of my apartment, it was perfect for me being a junior 1-bedroom with a decent sized kitchen and a separate living space. For some reason my apartment was larger than the other layouts, including ceiling and window height (mine were very high/tall) so the renovations on these units are/were haphazard, as when there's been a vacancy listing, I've gone into the other units to look at them and compare. Also, I loved being centrally located in HK, and not to mention the cost of moving was prohibitive, all combined, which is why I stayed. But, after more than a decade, and with the extreme rent increase after COVID, it's not worth what I'm paying, and I'm ready for change and need to move on. Overally, I do not recommend renting from SKYORG at 445 or 450 W 46th. By the way, the management company is actually located somewhere in Northern New Jersey and not even in Manhattan. Advice to landlord: Follow the law and get a good quality Superintendent to live in the building to manage and take care of the property.”
— 450 WEST 46 STREET · Manhattan“Pros: Outside street, restaurants Cons: Idek who the owner is Trash area extremely dirty with rats every night Cockroach in apartment Advice to landlord: Help”
— 450 WEST 46 STREET · Manhattan“Pros: Heat is decent in winter but too hot in the summer even with AC, poor insulation Cons: Cons: Lease states: “Non-Disclosure of Rent and Lease Renewal Terms: The "Tenant agrees not to disclose, discuss, or share any information related to their own rent, lease renewal terms, or any observed or inferred information regarding other tenants' rental agreements with any third party, including other tenants. This confidentiality is intended to preserve leasing fairness and privacy. A breach of this clause may result in lease termination and legal action for damages or injunctive relief. This obligation remains in effect throughout the tenancy, including any renewal periods, and continues ten (10) years after lease termination.” The landlord is abusive and greedy. After a year he will jack up your rent an incredible amount above what is reasonable and is counting on the fact that it expensive and inconvenient to move to keep you there at an crazy high rent. He will be rude and nasty if you tell him it is an unreasonable increase. He will claim it is market rate increase, but it is not and he knows it. Have seen him do this to several other nice people who had lived in the building, that's why there is constant turn over in tenants. They just refuse to pay an unreasonable increase and then he has to lower the rent to what it should have been all along to attract new tenants, just to repeat the process all over again with the new tenants by raising their rent crazy amounts after their first year, forcing them out. Don't waste your time. Find a building that has reasonable rent increases so you are not forced out before you are ready to leave. Appliances constantly break and never fixed. There are frequently shady characters partying and passed out on building stoop and you have to step over them in the dark to get home, being scared to enter your own building and come back to your broken dishwasher and washing machine and you get to pay over 3K a month for this BS. Advice to landlord: STOP BEING ABUSIVE AND GREEDY.”
— 448 WEST 46 STREET · Manhattan“Pros: Typical just okay NYC building Cons: Low maintenance (cleanliness)”
— 450 WEST 46 STREET · Manhattan“Pros: - Rent was (at first) reasonably priced - Having a washer/dryer in unit for the price point is great - Never had rodent or bug issues, occasionally saw a small cockroach - Building itself is quiet, you can’t really hear neighbors - Roof is pretty great even though it’s unfinished - Landlord is pretty responsive, however he doesn’t always actually help/understand what you’re saying Cons: - Neighborhood is getting super dangerous and there are frequently people who don’t live there hanging out on the stoop. Abandoned building on the block constantly had people doing drugs, felt really unsafe after dark - Rent increase was insane, landlord said it was due to Covid even though it was absolutely not - We did not have a working oven for almost a whole year despite asking multiple times. The landlord sent out people to “fix it” but it never got fixed - Trains are really far and you have to walk through masses of tourists and homeless people to get to port authority. There’s also no good grocery stores close by. Advice to landlord: Try to understand what you’re tenants are saying and really fix the issues”

— 448 WEST 46 STREET · Manhattan“Pros: Great appliances (dishwasher, washer, dryer) are included but often break and take FOREVER to get fixed. Cons: It is across the halfway house with residents that come into the building and steal packages. The neighborhood is becoming more unsafe everyday with the hotels in the area converted to homeless shelters. You trip over random sketchy druggy people loitering and dealing on the stoop and as you try to enter the building. Coming home at night is scary and unsafe. Great appliances (dishwasher, washer, dryer) are included but often break and take FOREVER to get fixed.”
— 450 WEST 46 STREET · Manhattan“Unit 2FW Pros: Had washer and dryer, great neighborhood Cons: - Tiny beetles everywhere. Investigated and could not find source, but think they’re coming from somewhere in the bathroom. - Super tried to enter the apartment without notifying me by order of the landlord. He had to access the apartment next to me by crawling out my window. No fault of the super, only landlord. - Located in front of a halfway house, they will scream all night. - Neighbors are terrible. Landlord does not do proper vetting. A drug dealers girlfriend lived in the building and had frequent ‘shady’ visitors. Had to call police on her ex who was screaming outside at 3am and broke a bottle to cut himself after she refused to come out and talk. - Walls are thin, you will hear the neighbors having sex and blasting music. - We moved out but had not turned in the keys yet. Not even the end of our lease, the workers of the building decided it was ok to access our apartment and take our things we have yet to move out. - The vents in the room need to be covered if they are ever working on the apartment next door. Or else your furniture will be covered in black dust. - When we attempted to renew (peak covid), we obviously tried to negotiate. Landlord called us annoying so we moved out. Our rate was $2695. He wanted more and ended up leasing for much less than what we were offering due to greed. - Unit was small, ok size for a single person. Too small for a couple. Advice to landlord: Don’t be greedy. Vet your tenants. Don’t act like your building is the hottest, most in demand building in town.”
— 448 WEST 46 STREET · Manhattan“Pros: Lots of restaurants in the neighborhood. Cons: For the price too far away from the subway. Too hot all year long, even on a lower floor. Allows dogs that bark at all times for hours. Landlord is rude, greedy, and abusive. Insists on the cheapest repair people so that simple repair jobs go on for months when could have been fixed quickly by a competent repair person. Doesn't get permits for renovations so apartments are not up to code... creating safety issues: plumbing not done correctly allowing toxic drain gases to leak back into and stink up the apartment. No insulation between apartments creates paper thin walls and no privacy from neighbors. Same with appliance repairs. Washers and dryers are worthless if it takes months to fix them instead of getting a licensed repair person to fix them correctly the first time. Will keep your entire security deposit even if the apartment is returned almost exactly as it was when first rented. Note: 450 w 46th is attached to, and managed the same owners of building 448. Advice to landlord: Treat tenets the way you would want to be treated.”
— 448 WEST 46 STREET · Manhattan“Pros: The building is well maintained. The sidewalk is always clean and trash is taken out routinely. The apartment has a washer dryer. The water pressure is good. Hot water and heat are good. Close to great restaurants. Subway line not too far. Property Management is responsive but won’t actually do anything. But you’ll get a response! Cons: Walls are paper thin. If hearing your neighbor’s conversation word for word is your thing, go for it. Neighbors also love to blast music even after midnight. Put those together and you have yourself what sounds like a frat house. Unresponsive Super. Pests (Cockroaches) Noise from street is loud.I Advice to landlord: Noise enforcement during the nighttime especially during COVID. Respond to requests from residents, even if it’s a no.”
