Cons: Invisible super, terrible management, no repairs, constant Construction in apartments over, under or next to apartments, unacceptable noise level, filthy air ducts, management light and said we would be connected to the new windows outside but did not follow through, several Neighbors have had $1,000 a month rent increases, no real security concierges change constantly with the exception of one person. No one on duty if there's a problem at night no safety whatsoever. Think twice before moving into this building because your business as a renter is not appreciated. Elevators constantly broken. Building still not composting although it is the law. Advice to landlord: Pay attention to your property and stop lying to perspective tenants and residents. Fix the windows and make this a healthy building as opposed to a sick building.”

“Pros: Really nice staff Cons: The elevator situation here is brutal. It’s been broken on and off for three months straight — completely unacceptable for a building in NYC. Elderly tenants, parents with strollers, people carrying groceries — everyone’s struggling. One of the residents even started tracking the outages publicly at www.175w87th.com because it’s gotten that bad. Check it out before signing a lease — this is not a one-time issue. Advice to landlord: Fix the elevators, its. a joke”

They will not reply to you for MONTHS. Any fix they have to take will also take forever. Things like the heat not working properly or walls falling apart will take them forever to get to. Lots of construction going on and without notice, so one day you might find that there is jackhammer right above you from 9-5 for a week. The hot water gets shut off without notice for long periods of time. Out of the 3 elevators, it's rare to see more than 1 in working condition. If you ask anyone in the building, they will tell you to steer away, and to not take the stress of living here. Advice to landlord: Reply to your tenants and fix the problems”

The maintenance team is responsive and helpful and the building has a newly renovated gym! The doormen are also very friendly and manage packages efficiently. Cons: As many others have noted the construction is NEVER ENDING. The elevators are often broken, taking weeks to be fixed with no communication from management about when they will be fixed as well as no clear and honest communication about when construction will be finished. Although our unit is newly renovated, the finishes are cheap and wear and tear is already starting to show. Advice to landlord: Be clear and honest about construction.”

Cons: Construction is incredibly loud and the vibrations will move anything on the walls and cause a lot of dust in your unit; neighbors smoke a LOT and the live-in super in unresponsive to texts and emails; any unit that is under construction will have the new windows installed on top of old windows, meaning that there is no ventilation or fresh air during construction of your side of the building”

Noise, dust, bugs, mess, leaks, etc. and the management company has done a very poor job communicating with tenants throughout. (Google the address; there are a handful of newspaper articles about it.) Advice to landlord: Communicate more openly and preemptively with tenants, especially about major upcoming changes.”

The place has been unlivable during the day since then, especially the first few months when jackhammers would be constantly battering the exterior. The noise inside apartments has been deafening, louder than a subway train rushing by. All the landlord has done was provide foam earplugs, which of course do not help at all if you cannot watch tv or talk to your family. The landlord insists that everything is legal, and i believe him, but that does not make the building livable. This is a mixed-use building, with both marketrate and subsidised tenants, so this is obviously the usual way for a landlord to get long-time tenants to leave. Advice to landlord: don't play dumb. You know you have mismanaged this construction project. Admit your mistake and make reparations.”

Managing agency (A&E) is the polar opposite. Cons: Water turned off multiple times in a month, water bug issue plus an intense 2 year construction site. Construction hours are 8:30AM-5PM Monday-Saturday. It’s unbearable and managing agent offers no compensation. They are dishonest about timeline snd are not forthcoming of how impactful it is to residents quality of life. Advice to landlord: Be honest and transparent with people. Don’t charge luxury building prices during a huge construction project and then act surprised when tenants feel like they were lied to and taken advantage of. This is our home and we deserve respect and honesty. The construction project has negatively impacted the quality of life in the building. Take responsibility for your lack of concern for tenants while completely disrupting their lives.”

Cons: The never ending construction. They are gut renovating multiple units on what appears every floor. They have lined the hallway carpet with plastic and since construction is still going on we walk through a construction site every time we exit the elevator. The building is now also doing external facade work which means them jackhammering away the brick. This goes on all day long and the sounds is beyond excruciating. Pretty impossible to work from home and you can’t concentrate or take any work calls. Can’t open the windows as significant amount of jacketed dust will be allowed in. Who knows what is in that dust and definitely don’t want you and your children breathing it in. The amount and length of construction was not defined when we signed the lease.”
