Pros: It is a good location, and front desk staff is super nice and attentive. Cons: Do not expect to hear back from super or management.

Pros: Porters do a very good job so the building is clean and up convenient location. Cons: Invisible super, terrible management, no repairs, constant Construction in apartments over, under or next to apartments, unacceptable noise level, filthy air ducts, management light and said we would be connected to the new windows outside but did not follow through, several Neighbors have had $1,000 a month rent increases, no real security concierges change constantly with the exception of one person. No one on duty if there's a problem at night no safety whatsoever. Think twice before moving into this building because your business as a renter is not appreciated. Elevators constantly broken. Building still not composting although it is the law. Advice to landlord: Pay attention to your property and stop lying to perspective tenants and residents. Fix the windows and make this a healthy building as opposed to a sick building.

Pros: - garbage collection was every day. They keep the garbage area clean. - nice views - good size Cons: - everything else - maintenance/management will never get back to you. - we were supposed to receive a new AC and a whole year later we still haven't received it. - our ceiling is leaking, but nothing has been done about that. - our neighbors smoke cigarettes and are very noisy late in the evening and management does nothing about that.

Pros: Really nice staff Cons: The elevator situation here is brutal. It’s been broken on and off for three months straight — completely unacceptable for a building in NYC. Elderly tenants, parents with strollers, people carrying groceries — everyone’s struggling. One of the residents even started tracking the outages publicly at www.175w87th.com because it’s gotten that bad. Check it out before signing a lease — this is not a one-time issue. Advice to landlord: Fix the elevators, its. a joke

Pros: Good location A lot of renovated units with good kitchen space Great door men/women Cons: The mangement is incredibly hard to get ahold of. They will not reply to you for MONTHS. Any fix they have to take will also take forever. Things like the heat not working properly or walls falling apart will take them forever to get to. Lots of construction going on and without notice, so one day you might find that there is jackhammer right above you from 9-5 for a week. The hot water gets shut off without notice for long periods of time. Out of the 3 elevators, it's rare to see more than 1 in working condition. If you ask anyone in the building, they will tell you to steer away, and to not take the stress of living here. Advice to landlord: Reply to your tenants and fix the problems

Pros: - very kind & attentive front desk people - the updates that have been made to the building look good, but progress has been slow - convenient location for transportation & park access Cons: - If one of the elevators isn’t working, it takes weeks sometimes months to fix - During construction, communication of phases / upcoming projects is minimal until they’re already happening - When you submit a maintenance request, they never give a window for when someone is going to show up to fix it

Pros: The location is fantastic and this building allows pets - the newly renovated units are spacious with new finishes. The maintenance team is responsive and helpful and the building has a newly renovated gym! The doormen are also very friendly and manage packages efficiently. Cons: As many others have noted the construction is NEVER ENDING. The elevators are often broken, taking weeks to be fixed with no communication from management about when they will be fixed as well as no clear and honest communication about when construction will be finished. Although our unit is newly renovated, the finishes are cheap and wear and tear is already starting to show. Advice to landlord: Be clear and honest about construction.

Pros: Amazing location and lovely doormen Cons: This building has gone downhill over the past few years. Construction has caused chaos, noise, pest issues, and general unhappiness. Management is unresponsive to all maintenance requests. It used to be an amazing community but not any longer. Advice to landlord: Treat people kindly, respond to emails/requests/negotiations

Pros: Great location; some of the newer units have a washer/dryer and a new kitchen. Cons: Construction is incredibly loud and the vibrations will move anything on the walls and cause a lot of dust in your unit; neighbors smoke a LOT and the live-in super in unresponsive to texts and emails; any unit that is under construction will have the new windows installed on top of old windows, meaning that there is no ventilation or fresh air during construction of your side of the building
