“Unit 6J Pros: This building was a great place to live! The location was great along with pricing and community. The elevator was always working and the apartment was a great size. Ramon, the super was the best part of this place! Cons: Packages got stolen a lot, we had some mice issues but it didn't come up until a year and a half into living there.”

“Pros: Relatively inexpensive for the area. Street isn't too noisy though you do get the occasional ambulance because of proximity to the hospital. Great light for the apartments on the front of the building. Great water pressure. Cons: Laundry: One of the worst parts of this building. Pretty expensive ($5.50 for a load, $1 per min in the dryer) and there are only 2 functional dryers for the whole complex. There are a bunch of smaller dryers that the landlord uses to rationalize buying more functional dryers but even if you pay for 60 mins of service in them, your clothes are still soaked. This means that every laundry day, you're going down to the basement 3-4 times to wait for one of the two functioning dryers to open up. Super: Can be pretty unfriendly and is, overall, quite unavailable. We had him regrout our shower: It took 2 tries and after 3 months the grout is breaking down again. For the most part, he is unavailable for help or maintenance and it takes multiple requests. Boiler: Often will take 10-15 mins for hot water to heat up in the shower. The boiler is under repair 2-3x per year, during these times you don't have hot water all day. Elevator: Incredibly slow and there's only one for each side of the building and is fairly often (5x a year?) not working. Package theft: Major problem here. I've had probably 10 packages stolen. There's a camera and it doesn't make a difference. They grab the packages, take them into the stairwell, and open them up there. Neighbor barrier: My neighbors dog barks all day and there's no sound barrier. Their apartment is infested with cockroaches, which means no matter how clean ours is, it's also infested. Advice to landlord: Buy more big dryers or fix the small ones, it's ridiculous.”

“Pros: Old building that is really well taken care of. Lots of long term residents. On a quiet block near the hospital Cons: Elevator has had issues in the past but has been running without problems for a while now. Also have had fair amount of problems with package theft Advice to landlord: Would love to see some kind of package locker system implemented”

“Pros: Friendly super who is very helpful and keeps the building safe. Cozy building, very warm in winter. Nice people. Good water. Cons: Packages CONSTANTLY stolen. I’ve had at least $1k stolen from me personally, and there are 100s of people living here. Used to have a security guard but owners fired him, now it’s less safe. Laundry room is ultra expensive. ~$20 to do a load depending on if you accidentally use a broken machine. We had a bad cockroach infestation and I saw others had bed bugs. No light in our unit, and we pay more than others. Sometimes has emergency water shut off all day. Advice to landlord: Hire door man”

“Unit 10F Pros: Next to a hospital Cons: We moved in March 2021. We fell in love with the spacious one-bedroom apartment at such an affordable price then we understood why it was so cheap. Very soon after we started seeing all these wet spots in the ceiling of our bedroom and one of them was bulging really bad. By September, the ceiling had fallen in while we were out on vacation. They fixed it and made it look brand new like when we moved in. Soon it started happening again. The bedroom smelled like a basement from the mold but airing it would make it better so we coped. Then we went on vacation again and when we came back there was black mold on top of our bed. We called the super, he cleaned it and "took a sample" with a cotton ball. We waited. When we asked what happened he said he lost the cotton ball but that that wasn't black mold... and the gaslighting started. We had to hire our own mold inspectors because we couldn't trust the one management sent after much begging. Our inspection said we had mold and we told them, so then they said theirs said there was mold too. The fixed the ceiling again, but the roof which is the root of the problem they didn't fix so it started happening again, so we decided to move. On the last months we spoke to the guy under us in 9F and he showed us picture of what was happening in his apartment. His side wall was open wide, exposing moldy and rusty metal. I was always sick there. All the people on the 10th floor have leaks or stains (we asked them all) but no one wants to move because its cheap and their ceiling hasn't caved in yet. They are all being ignored too when they put more pressure. Do not waste your time here. I know the apartments are spacious and cheap but there's a reason for that. The roof is so bad the 9th floor neighbor told us his neighbor on the 8th floor has it too. The super told them it was the air conditioner of the other neighbor. They all cover each other, it's awful. Update: a month after moving we still haven't received our direct deposit; we're going to small claims to get it. Mind you we followed all the rules, we are supposed to get it by the 14th because it wasn't a rent stabilized unit. Advice to landlord: Change management company. Edel Family Management is going to run your building, very literally, into the ground.”
