The newly introduced mandatory amenity fee even if you explicitly stated that you do not wish to use any of the offered amenities (that are currently under construction by the way) Advice to landlord: Please treat this building as a real estate business and its tenants as residents instead of using them for your event planning schemes. No one cares about candle making/floral arrangement/piglets in the lobby/etc. We just want to live in peace and quiet instead of an active construction zone that you have made the building since you moved into the building as the new owners.”

The apartments are good value if you can get a rent stabilized unit. Cons: There have been elevator issues, which is no surprise to the people who google the apartment complex. We knew this going in, so we picked a lower floor in case they went out. We have had very few issues but it still can be frustrating. The building is a converted office complex, and the finishing is less than perfect.”

I don't have any issues with noise from neighbors and have a lot of closet space. Cons: There is only a half sized dishwasher in all apartments. The outside smells of animal pee during the summer due to everyone curbing their dog outside the building. The terrace is small and doesn't get much sun The gym is also small and equipment isn't always maintained. Advice to landlord: It would be great if the outside entrance could be hosed down more frequently in the summer to get rid of the animal waste smell. Would also love a bigger space for the gym with more sunlight.”

Cons: Neighbor noise levels can be high and walls are not well noise insulated, but to their credit management was responsive and got it under control. Elevators were an issue for quite a while too but seem to be back to normal. UPDATE: Just want to drop an update now that I'm officially moved out. My lease ended mid-month but they charged me for the full month — when I inquired they said this was standard procedure and it would be fully refunded. On move out I painstakingly cleaned the apartment, patched up wall holes, etc., and scheduled a walkthrough with the Super who signed off on "normal wear & tear" immediately (the place was immaculate). Well sure enough, management returned my full security deposit but skimmed $50 off my rent overpayment for "wall damage" — presumably hoping I wouldn't notice it deducted that way. Fifty bucks won't break me but how can this possibly be legal given that nothing was brought up during the walkthrough I specifically scheduled to avoid these surprises? Anyway — beware arbitrary move-out "fees". Advice to landlord: Stop overcharging rent and treat your tenants fairly on move-out”

The 1 bedroom unit was spacious and had a complete kitchen with new appliances (including a dishwasher). I had an uninterrupted view of the Verrazano bridge and entire bay -it was a joy to wake up to every morning. Cons: There was consistently facade work going on. While the scaffolding was only at ground level ropes past the window for workers/materials were common. The HVAC units (in the bedroom and living area) were kind of loud to the point I often used them less and just opened windows. Advice to landlord: Stop letting Pace kids carve up the low rise apartments to turn a 2 bedroom into a dorm room suite. Fri/Sat was a little crazy in the lobby with all the student shenanigans.”

Any maintenance requests were dealt with promptly, including replacing a stove, fixing the sink, unclogging the bathtub. We received our entire security deposit back, no issues there. Cons: - Sometimes the street smells prior to walking into the building - Had a neighbor move in towards the end of my lease that had two dogs that barked every night into the early hours of the morning. Not much was done to remediate the issues (but I was moving out anyways) Advice to landlord: Laundry rooms could be maintained a bit better and overall great experience!”

Significant damage to quality of life, and yet, they continue renting apartments. Advice to landlord: Fix the elevators, give rent concessions for the hardship you put tenants through, and stop renting out new apartments on high floors until elevators are resolved.”

Laundry is available every couple of floors, which is great even though the machines are often out of service. Responsive 24/7 doormen (frat bro attitude) and amazing mailroom staff. The amenities (gym, outdoor terrace, lounge and coworking space) are decent and clean, but you would expect a view from the 19th floor. Apartments are well noise-proofed from one another but NOT from the street (even on a high floor). The appliances inside the flat are nice and decent quality, but the wall paint and closet doors aren’t. Cons: The building overall is clean and nice but the corridors are spooky and dark. The apartments lack any charm. You can tell it used to be a bank/corporate office from the awkward flat layouts (rooms with no windows and strange hallways). The heat and AC units make a ton of noise (we called in several times to fix it but it’s just the way they operate) . The noise levels from the streets are also really high and reverberated on the tall buildings around, especially when the garbage truck comes at night or when the traffic is bad. There is an odor problem in the street directly outside the main entrance. Advice to landlord: The building management is very inflexible and the moving-in and out process is painful and not well documented ($1000 deposit checks required just to use the service elevator that you have to book minimum two weeks in advance). The apartment flex policy is also something to be away of as a full height wall isn’t permitted, nor is the installation of a door. The flex wall for an additional bedroom is more like a shelf separation in the end and provide no privacy to the person in that room.”
