“Pros: Direct sunlight, high ceilings, Great valet staff Cons: Unreliable elevators over the years. Lack of communication from management when there’s a large event at Cipriani across the building and all practical access to the building is blocked off. The newly introduced mandatory amenity fee even if you explicitly stated that you do not wish to use any of the offered amenities (that are currently under construction by the way) Advice to landlord: Please treat this building as a real estate business and its tenants as residents instead of using them for your event planning schemes. No one cares about candle making/floral arrangement/piglets in the lobby/etc. We just want to live in peace and quiet instead of an active construction zone that you have made the building since you moved into the building as the new owners.”

“Pros: Doormen and staff Cons: Unit 1509 has experienced roof leakage for literally 2.5 years with negligent remediation: AKA “just deal with it”. This is a massive leak due to upstairs neighbors deck. Our living room is unusable when it rains, Advice to landlord: You should be ashamed.”

“Pros: The doormen are wonderful — friendly, helpful, and attentive. The building is safe, well-maintained, and kept very clean. Great location with convenient access to the neighborhood. Cons: Management is difficult to work with and often gives tenants the runaround on even simple requests. Moving in or out requires excessive paperwork, including multiple waivers just to move furniture. Several neighbors smoke cigarettes indoors, and despite complaints, nothing has been done to address the second-hand smoke that seeps into other units Advice to landlord: Address the ongoing issue of second-hand smoke, as it affects the health and comfort of tenants in multiple units”

New management has also been cutting staff and corners regarding building maintenance. The building's amenities are lackluster compared to other nearby apartment buildings, especially for the price. Noise travels easily, so you can never host more than a few guests at a time. Advice to landlord: Upgrade the building for the price you're charging”

“Pros: The building staff (Doormen, valet crew, and porters) are truly the best part of living at 20X. They are extremely friendly, attentive, and go out of their way to help residents day to day. It would not be the same without each and every member of the staff Cons: Management is not the best. There's been turnover with previous management and I had hope for new management but so far not impressed. They are drastically price gouging apartments forcing people out and getting rid of the "rent stabilized" units in the building Advice to landlord: stop price gouging”

“Pros: Love all the staffs working in the building, friendly, professional, and responsive. Love the location as well - close to many subways. I’ve stayed on 2 floors and all my neighbors were quiet (or at least the sounds transmission is minimal through walls) Cons: Barely got sunlight, the rent keeps getting higher and the new owner requires to use Bilt or check to pay for rent. Advice to landlord: I don’t like Bilt. Would prefer wiretransfer”

“Unit 621 Pros: The apartment has friendly staff / doormen, good amenities (gym, rooftop grill area), and lots of floors with washers and dryers. The apartments are good value if you can get a rent stabilized unit. Cons: There have been elevator issues, which is no surprise to the people who google the apartment complex. We knew this going in, so we picked a lower floor in case they went out. We have had very few issues but it still can be frustrating. The building is a converted office complex, and the finishing is less than perfect.”

“Unit 3007 Pros: I love the unique layout of the apartments and the high ceilings. I also love the building staff and the maintenance crew are fantastic. I don't have any issues with noise from neighbors and have a lot of closet space. Cons: There is only a half sized dishwasher in all apartments. The outside smells of animal pee during the summer due to everyone curbing their dog outside the building. The terrace is small and doesn't get much sun The gym is also small and equipment isn't always maintained. Advice to landlord: It would be great if the outside entrance could be hosed down more frequently in the summer to get rid of the animal waste smell. Would also love a bigger space for the gym with more sunlight.”

“Pros: Sleek apartments with modern finishes/appliances, great neighborhood, friendly door, maintenance & mailroom staff. Cons: Neighbor noise levels can be high and walls are not well noise insulated, but to their credit management was responsive and got it under control. Elevators were an issue for quite a while too but seem to be back to normal. UPDATE: Just want to drop an update now that I'm officially moved out. My lease ended mid-month but they charged me for the full month — when I inquired they said this was standard procedure and it would be fully refunded. On move out I painstakingly cleaned the apartment, patched up wall holes, etc., and scheduled a walkthrough with the Super who signed off on "normal wear & tear" immediately (the place was immaculate). Well sure enough, management returned my full security deposit but skimmed $50 off my rent overpayment for "wall damage" — presumably hoping I wouldn't notice it deducted that way. Fifty bucks won't break me but how can this possibly be legal given that nothing was brought up during the walkthrough I specifically scheduled to avoid these surprises? Anyway — beware arbitrary move-out "fees". Advice to landlord: Stop overcharging rent and treat your tenants fairly on move-out”

“Unit 4703 Pros: The building was very organized and everything from picking up packages to leaving keys for guests was always easy and reliable. The 1 bedroom unit was spacious and had a complete kitchen with new appliances (including a dishwasher). I had an uninterrupted view of the Verrazano bridge and entire bay -it was a joy to wake up to every morning. Cons: There was consistently facade work going on. While the scaffolding was only at ground level ropes past the window for workers/materials were common. The HVAC units (in the bedroom and living area) were kind of loud to the point I often used them less and just opened windows. Advice to landlord: Stop letting Pace kids carve up the low rise apartments to turn a 2 bedroom into a dorm room suite. Fri/Sat was a little crazy in the lobby with all the student shenanigans.”

“Unit 3603 Pros: The heart of FiDi. Great location to the 2/3/4/5/J/Z lines. Great access to East and Hudson River. Great building staff members, very kind people. Cons: Horrible experience with the elevators from floors 16 to 53 were shut down for several months.”

“Unit 314 Pros: I lived in 20 Exchange for 3 years and enjoyed my time there. Doormen, maintenance workers, package room staff, etc. were all extremely friendly. Any maintenance requests were dealt with promptly, including replacing a stove, fixing the sink, unclogging the bathtub. We received our entire security deposit back, no issues there. Cons: - Sometimes the street smells prior to walking into the building - Had a neighbor move in towards the end of my lease that had two dogs that barked every night into the early hours of the morning. Not much was done to remediate the issues (but I was moving out anyways) Advice to landlord: Laundry rooms could be maintained a bit better and overall great experience!”

“Pros: Great front desk staff, super helpful at all times! Cons: Two building management companies in the course of 1 yr lease. The worst building management I have ever had, super non responsive. The elevators have been broken for my entire lease tenure and management has not been responsive at all to the tenants concerns. It’s like living in a walk up building with really shitty management Advice to landlord: Take care of your tenants and what they signed up for prior to the lease”

“Pros: In the before times, this was a well run building. Doormen/building staff (NOT MANAGEMENT) are super sweet and helpful. Nice finishes inside apartments. Cons: Google it. Elevators breaking down, no reimbursements or concessions, rude and dismissive management, freefalling elevators, dog excrement in the stairwells, ect. Advice to landlord: Quit while you’re ahead. REPLACE THE ELEVATORS.”

“Unit 702 Pros: It's clean, very short walk to everything, has a nice rooftop lounge. Walls seem thick, I couldn't hear my neighbors. Cons: Lots of shadows from other buildings; my apartment was dark even in the middle of a sunny day. Advice to landlord: Elevator call buttons weren't working when I lived here but you could just call the front desk and they would send an elevator for you, so not a big deal overall”

Cons: -Elevators have been an ongoing issue for months. -Because of the work they’ve been doing on the fixing the elevators we’ve had the electricity turned off multiple times in the last 3 months or so. -My neighbor loves to blast his crappy EDM SoundCloud DJ music Wednesday-Sunday. I’ve called down to the front desk multiple times and it’s still an issue.”

“Pros: Location is convenient for downtown workers. Cons: The elevators have been consistently broken since December. People in high floors (up to 55) have to walk up dozens of flights everyday because of elevator issues. Management has failed in acting transparently or fairly with this issue. Residents are constantly in the dark and have been given no rent concessions. Politicians and regulators have been involved and yet management has failed to make any progress on the issue. Significant damage to quality of life, and yet, they continue renting apartments. Advice to landlord: Fix the elevators, give rent concessions for the hardship you put tenants through, and stop renting out new apartments on high floors until elevators are resolved.”

Some apartments don’t get great light. If you’re messy, especially kitchen-wise you will likely get roaches. They spray often but it can still happen Advice to landlord: None.”

“Pros: Awesome luxury building for young professionals starting out. Best part about this building is the staff. They are simply the best, and make you feel at home. Good prices, enough space, good amenities. The historic nature of this building is awesome. Incredible architecture! Cons: The amenities aren’t top notch, but for the price it is typical. Pet defamation outside the building is a real issue that management doesn’t seem to do much about. Recently, I began having issues with noisy neighbors - feels like a lot of younger people have moved in since COVID. Advice to landlord: It would be great to update the gym equipment.”

“Pros: The building is huge, with many elevators, and the lobby preserved the amazing historical architectural details. Laundry is available every couple of floors, which is great even though the machines are often out of service. Responsive 24/7 doormen (frat bro attitude) and amazing mailroom staff. The amenities (gym, outdoor terrace, lounge and coworking space) are decent and clean, but you would expect a view from the 19th floor. Apartments are well noise-proofed from one another but NOT from the street (even on a high floor). The appliances inside the flat are nice and decent quality, but the wall paint and closet doors aren’t. Cons: The building overall is clean and nice but the corridors are spooky and dark. The apartments lack any charm. You can tell it used to be a bank/corporate office from the awkward flat layouts (rooms with no windows and strange hallways). The heat and AC units make a ton of noise (we called in several times to fix it but it’s just the way they operate) . The noise levels from the streets are also really high and reverberated on the tall buildings around, especially when the garbage truck comes at night or when the traffic is bad. There is an odor problem in the street directly outside the main entrance. Advice to landlord: The building management is very inflexible and the moving-in and out process is painful and not well documented ($1000 deposit checks required just to use the service elevator that you have to book minimum two weeks in advance). The apartment flex policy is also something to be away of as a full height wall isn’t permitted, nor is the installation of a door. The flex wall for an additional bedroom is more like a shelf separation in the end and provide no privacy to the person in that room.”

“Pros: Units are large and extremely clean, very well managed. Gym is decent and has a full time management company come in to clean during covid and take people’s temperatures. Doormen are incredibly awesome, mail room staff are even better! Cons: Rooftop being on 19th floor - kind of a damper that there isn’t a view. Also have had to call maintenance a TON to fix the AC/Heat over the past few years. Kitchen counter space is limited. Advice to landlord: Improve amenities on roof”

Rooftop and lounge furniture could be modernized. Advice to landlord: Do something about pets peeing and pooping in front of the building! Everyone passes by and we all have to smell it.”
