“Unit 15 Pros: - Super cute and safe area - Floors in our apartment seem relatively new and hardwood, not all units are the same though - Good living room size for rent-stabilized apartment - Stair flights are not too bad Cons: - Trash maintenance not the best, often rats outside the building but never had pest issues inside the building or apartment - Inner units face another building so inside apartments don't receive as much sunlight - Thinner walls so frequently hear neighbors but never extremely loudly”

He is a slumlord who will rip you off and take your money. Do not live here or on any of Matel’s properties. Management was very unresponsive, there was rampant theft in the building, the building was disgusting and never cleaned. It felt like a frat house- very young tenants and little to no oversight from management, so therefore tenants left trash and food in the hallways, their discarded belongings they no longer want in the lobby ect. There is supposedly a live-in super but in the year that I lived here I never once met him or was aware of his identity, where he lived ect. and he did not fulfill normal duties. The trash area had rats and swarms of flies, it was unbearable to take the trash out. Advice to landlord: Be more considerate of your tenants and actually manage your buildings.”

Theft - could not get packages delivered. Complete unresponsiveness from management. Building looks like its falling apart inside. Cracked tile in apartment, no response. Advice to landlord: Stop renting to children.”

Cons: As of now, one unit has nightly get togethers and yells until the break of dawn. Sol Efferman cannot be assed to do anything unless completely and utterly required to and even then will put up a fight. Packages are frequently stolen and absolutely nothing is done. Advice to landlord: What few amenities there are need to be SIGNIFICANTLY updated for the rent to be even remotely justified. Sol could pick up the act considering nobody I've talked to has had nice things to say, including the people in the building nextdoor.”

Cons: The walls are incredibly thin , I can hear my neighbors conversations word for word. (Almost every neighbor has a high pitched 18 year old girl scream and giggle, ITS THE WORST) Most of the tenets are very young & loud . This is basically a glorified dorm and there is a huge problem with package theft. Advice to landlord: Better video surveillance in the lobby and mail area.Also better insulation in walls and unit doors.”
