Cons: Very small rooms, weird shaped, very thin walls, given the location, can be unpredictable in terms of comfort/safety, Large rats at night outside due to restaurants lack of new garbage cans”
— 56 WEST 125 STREET · Manhattan“Pros: Convenient location: Whole Foods, Trader Joe’s, and Starbucks are all within a five-minute walk. The custodial staff are consistently nice and friendly. Cons: Frequent package thefts – During my two years here, I lost items worth at least $800 due to stolen deliveries. Noise disturbance – A neighbor on the 15th floor (not sure if he still resides there) regularly played extremely loud music. Even from the farthest apartment on the floor, the entire hallway was affected. Excessive lockout fees – Getting locked out on weekends costs over $200 to hire Mr. Smith, whereas in other luxury apartments I’ve lived, this service is typically provided free of charge. Rising rent – The rent increases steeply: $3,500 the first year (reasonable), then $4,000, and later $4,250. Poor amenities – Very limited storage space and low-quality interior finishes.”

Has a decent gym, work room, entertainment area and stunning rooftop where you can see central park, empire state building, etc. The super and staff are really kind and friendly! Central location close to most train lines and two minute walk to grocery stores Cons: When we moved in, the owner raised the rent at lease signing without notice. That was pretty unprofessional. For some reason there was construction going on in the building every Monday and some Fridays from 8am till the afternoon (drilling and hammer sounds) for about 8 months but it's stopped for now....The closets are miniscule, the rooms are really small and do not allow more than a bed and nightstand, maybe a dresser if you get a full size instead of queen size bed. 125th is also a really dirty and busy street although the windows are pretty soundproof and some of the noise is kept out. This is more of a tenant than property owner problem, but the garbage room is sometimes nasty when people just throw their stuff in there after a party or something. Advice to landlord: Noise control for machinery and construction is pretty poor and the tenants are not alerted for most of it.”

It's extremely busy and there are so many drug addicts. Additionally, the rat problem is out of hand and its excarbated by the amount of trash on the streets from all of the restaurants. 125th is a dirty street and it's crazy how much worse it would be if they did not sweep every single day.”

I had a generally pleasant experience with the other tenants in the building in the elevators or in the halls. The building employees were all very kind and always say hello, strike up a brief conversation in the elevator, or ask if everything in the apartment is working alright. Also, the location is super convenient; There’s a Whole Foods, Target, Trader Joe’s, Marshall’s, TJ Maxx, Dunkin’, Starbucks, and so many other stores and restaurants littered around on 125th Street. On top of that, there’s a lot of train options along 125th Street; The 1/2/3 (2min walk!!), 4/5/6, and the A/B/C/D. All great commute options. Cons: Get ready to be creative with your storage. The closets in each bedroom are TINY. And there aren’t any additional storage closets, at least not in my apartment. I personally have a shower curtain rod between two walls to hang most of my shirts, 3 different locations of drawers in my room, and the closet to store clothing. I do have a lot of clothes, but I would be really impressed if someone was able to fit all of their wardrobe in the small bedroom closet. On top of that, I have a queen sized bed and it probably takes up about 85% of the room. Coming from a studio where I used furniture as a makeshift partition to separate my living area from my sleeping area, I had too much furniture for this apartment when I moved in. I had to rehome some items or, if small enough, break them down and store them somewhere within my limited space. The laundry room has a bunch of machines, which is great for the amount of people in the building. But, I have had a load stolen and moved while doing my laundry here, and it’s hard to get it back if you don’t have sufficient evidence. Also, I’ve had mail & packages go missing. Whether it’s open when I see it or it never appears, there’s definitely packages that I suspect have gotten stolen. The closer you live to the roof, the more noisy it can get when people have parties up there. It’s not awful, but just pray nobody starts yelling over loud music. You can hear it loud and clear. Even some tenants around my unit have parties and seem to have no awareness that there’s other people on the same floor. Couples, families, elderly… I can understand wanting to have friends over, but if you want to scream at the top of your lungs, go to a club. Or go on the street and make it everyone’s problem. Advice to landlord: Redo the closets! Make them cover more wall space and change the facing of the door so it’s a sliding door. Take up more space on storage and less space on the door swinging out.”

Roaches in unit and pest control is necessary monthly. Rats outside and trash is outside so they run infront of building food. Lots of drug adults outside and feeds and poop from dogs and humans unfortunately. Advice to landlord: Listen to residents on noise complaints”

— 60 WEST 125TH STREET · Manhattan“Pros: Still pretty new, wall unit heating and cooling units, water pressure, roof deck view, public transportation access, windows in each unit, great neighbors on my floor, porters are super kind. Cons: Poor build quality, drains consistently clogged, walls paper thin, people smoking in the stairwells quickly travels into hallways and units, elevators highly unreliable, super manages two buildings, constant construction on the first floor which creates a lot of dust, water has gone out a few times for several hours at a time, only two elevators and one often used by staff during morning and evening rush hours, bathroom fixtures not thought out so mildew develops quickly, roof inaccessible 11 pm to 6 am, several laundry machines unavailable consistently. Advice to landlord: Pay the super enough to only manage one building, bring back some more roof furniture, more timely laundry room maintenance, and please stop raising rents.”

You get what you pay for and it's definitely nicer than most apartments at this price. Honestly, it's nicer than some of the places friends live and they pay more. Cons: This building has roaches!!! Reached out to management immediately and didn’t hear a word. Followed up the next day with higher urgency and still nothing. Left to our own devices to figure this out. Your neighbors will be so loud if you live on the second floor. You will hear people screaming (mostly children) in the lobby and you will hear it, even if all your doors are closed. So, freaking loud. Luckily no street noise on the side facing 124th unless a car playing loud music passes by. The gym is pretty small. The pillars in the rooms have random holes in them but no cause for concern. Advice to landlord: If there are holes/dents in the walls of a unit, you should fix them before someone moves in.”

The elevators are functional and working 99% of the time, save for occasional maintenance. Work order requests get handled within 48 hours and the super is responsive. Cons: Just the space that you get for a 1 bedroom. We lost about 300 sq. feet of space and pay $500 more for rent that our previous one bedroom.”

Nothing is included in the high rent. Amenity rules = feels like living in a college dorm Advice to landlord: Please be mindful that although they are gentrifying the area, it's still 125th street. Have better security for the building. People shouldn't walk outside to see crackheads or human feces outside their door.”

There’s no privacy in this building. - Fixtures are cheap. Tubs are plastic. - Amenities are uninspiring and sterile. You won’t use them except for the gym and roof. - Management went from bad to worse. The original owners were a mess, then they sold to HUBB who claimed they were going to nicen up the amenities, but all they did was fire the full time staff. Managment also messed up our lease renewal and then gaslit us. - There’s basically nothing “luxury” about this luxury building, which is priced at a luxury tier. The facade is nice, the lobby is nice, and the roof is nice. But there’s buildings like this sprouting up all over and you can live in one that was more thoughtfully constructed for the same price. Advice to landlord: Invest in the amenities spaces, finish them as they were rendered and advertised. These spaces should be nicer for how much you are charging.”

Neighbors will play loud music and you will hear everything. The apartments come with integrated speakers (this is a cool amenity) BUT because the walls are paper thin and the speakers are so loud the music of others is truly a problem. - Laundry is always full and the machines are constantly broken. - Management is not responsive. - Unsafe. There's no doorman, everybody can walk in the building, no key fob to enter elevator. + You have to be careful because the building door won't properly lock. - A lot of people hang out in front of the building door. - The elevator is slow and consistently breaks down. - Overall... this building is not cheap. You can find similar "luxury" at a similar price point. I would not recommend it. Advice to landlord: Safety is a big issue in this condominium. We NEED more cameras everywhere. The building NEED's to install a key access to the elevator. Management needs to be more responsive. Be mindful of the community. There is a lot going on in the community.”

There is an app to pay rent, place maintenance requests, etc. There is an app to pay for laundry. Cons: Elevators are constantly malfunctioning/out. Hallways smell gross all the time. You can hear your neighbors through the walls and down the hall because there’s no kind of sound barrier around the door. A lot of the gym equipment doesn’t work properly. The washers and dryers are constantly out. Miniature appliances. Virtually NO storage space anywhere (tiny closets in rooms, no other closets anywhere else and very little kitchen storage space). Tiny rooms (my room barely fits my queen sized bed). Repair requests sometimes take over a week to be addressed (if at all). If you get locked out in the evening on the weekend, prepare to pay $500+ because the locksmith company hired by the building doesn’t have a master key so they have to drill through your lock and give you a new one. The rooftop space is barebones, missing chair cushions and no grills. The coworking space is echoey so you can hear others conversations very easily. The game room/lounge barely has anything in it, and the pool table is busted and missing the sticks. Packages get stolen regularly. The street it’s on is often trash filled and you’ll see people on drugs lying in the street or walking around like zombies. Overall, not worth the price you’ll pay to be here. Advice to landlord: Take some of the exorbitant rent we’re paying and put it towards fixing the numerous issues with the building instead of lining your pockets.”
