Pros: Building is in a great location. Maintenance is very responsive and friendly. Overall fairly clean. Cons: Laundry room has issues from time to time. Management company can only be contacted via the Resident app Advice to landlord: Send emails with the phone number of the Super to all residents

Unit 303 Pros: New building, functioning elevator. Good gym, Cons: Constant construction, drilling is so loud, at all hours. Even at midnight. Roaches in unit and pest control is necessary monthly. Rats outside and trash is outside so they run infront of building food. Lots of drug adults outside and feeds and poop from dogs and humans unfortunately. Advice to landlord: Listen to residents on noise complaints

Pros: Still pretty new, wall unit heating and cooling units, water pressure, roof deck view, public transportation access, windows in each unit, great neighbors on my floor, porters are super kind. Cons: Poor build quality, drains consistently clogged, walls paper thin, people smoking in the stairwells quickly travels into hallways and units, elevators highly unreliable, super manages two buildings, constant construction on the first floor which creates a lot of dust, water has gone out a few times for several hours at a time, only two elevators and one often used by staff during morning and evening rush hours, bathroom fixtures not thought out so mildew develops quickly, roof inaccessible 11 pm to 6 am, several laundry machines unavailable consistently. Advice to landlord: Pay the super enough to only manage one building, bring back some more roof furniture, more timely laundry room maintenance, and please stop raising rents.

Pros: Surprisingly affordable for the city, I haven't had any major issues that are noteworthy. Units are nice but the quality of things like the cabinets is cheap. You get what you pay for and it's definitely nicer than most apartments at this price. Honestly, it's nicer than some of the places friends live and they pay more. Cons: This building has roaches!!! Reached out to management immediately and didn’t hear a word. Followed up the next day with higher urgency and still nothing. Left to our own devices to figure this out. Your neighbors will be so loud if you live on the second floor. You will hear people screaming (mostly children) in the lobby and you will hear it, even if all your doors are closed. So, freaking loud. Luckily no street noise on the side facing 124th unless a car playing loud music passes by. The gym is pretty small. The pillars in the rooms have random holes in them but no cause for concern. Advice to landlord: If there are holes/dents in the walls of a unit, you should fix them before someone moves in.

Unit 508 Pros: Amenities include a well upkept laundry room, fitness room, lounge, private mail room, work room and rooftop. The elevators are functional and working 99% of the time, save for occasional maintenance. Work order requests get handled within 48 hours and the super is responsive. Cons: Just the space that you get for a 1 bedroom. We lost about 300 sq. feet of space and pay $500 more for rent that our previous one bedroom.

Pros: Key fob to enter and use amenities. Bike storage room ( secure your own spot just for your bike ) 2 lounge areas. Mail room. Cons: Laundry room has several machines that take money and don’t work. Management is rude and constantly changing

Pros: Elevator building, laundry in building, secured package room, furnished rooftop & close by to shopping and transportation (2/3 train, multiple buses) Cons: Elevator will consistently break at least 2x/month as well as laundry. Nothing is included in the high rent. Amenity rules = feels like living in a college dorm Advice to landlord: Please be mindful that although they are gentrifying the area, it's still 125th street. Have better security for the building. People shouldn't walk outside to see crackheads or human feces outside their door.

Unit 1004 Pros: Good views from the roof and from the higher units Cons: This building was built as cheaply as possible: - Walls so thin you can hear what’s going on all around you. There’s no privacy in this building. - Fixtures are cheap. Tubs are plastic. - Amenities are uninspiring and sterile. You won’t use them except for the gym and roof. - Management went from bad to worse. The original owners were a mess, then they sold to HUBB who claimed they were going to nicen up the amenities, but all they did was fire the full time staff. Managment also messed up our lease renewal and then gaslit us. - There’s basically nothing “luxury” about this luxury building, which is priced at a luxury tier. The facade is nice, the lobby is nice, and the roof is nice. But there’s buildings like this sprouting up all over and you can live in one that was more thoughtfully constructed for the same price. Advice to landlord: Invest in the amenities spaces, finish them as they were rendered and advertised. These spaces should be nicer for how much you are charging.
