Unit 8 Pros: The proximity to the best bars & restaurants in Manhattan, multiple subway lines, and Trader Joe’s and target is priceless Cons: In my 3 years here we had mice, a cockroach infestation, a disintegrating/flooding ceiling, mold, a broken dishwasher for >2 months, and countless other small maintenance issues. The super and management were extraordinarily unresponsive and unhelpful up until they got a new super this year who lives in the building and things have improved since then

Pros: Good location, right inbetween orchard and Ludlow Cons: Do not live here!!! It is completely cockroach infested and smells like cigarettes from the tenants. It is not cleanly the trash has rats. The management is absolutely awful. Advice to landlord: Tent the whole building

Unit 10 Pros: What a block to live on Cons: Our apartment was barely updated and then they price gouged us after covid. We didn't have one closet in the entire apartment. And only one sink in the kitchen. No sink in the bathroom. No one should be paying thousands of dollars for a room that only fits a full and a dresser. Especially if there is no other space

Pros: One of the best blocks on the LES, pet friendly building Cons: This building is unfortunately completely infested with roaches on all floors. We see dozens a day at all times of the day throughout the apartment (not confined to sinks). There have also been hot water and heat issues - going multiple days without - throughout the winter. Advice to landlord: Fix the roach issue

Pros: Quiet and clean building. We never had issues with hot water or water pressure. No bugs or mice. Cons: There was a rat problem in the trash alley in the winter. It was eventually handled but was quite bad for some time. The management company will absolutely never respond to your emails. They essentially forced us to pay for a lock that came broken when we moved in because they never responded to our emails about reimbursement. Additionally it took them over a month to fix our broken kitchen appliance and they did not compensate us via rent reduction when we asked. Advice to landlord: Please be more responsive to your tenants.

Unit 14 Pros: Location, rooftop, decent pest control, easy neighbors, pretty quiet. Cons: Management is less than responsive on both minor and major/urgent issues. Heat is nonexistent in the winter. Our neighbors are currently suing the building due to sewage backup into their apartment. Packages are stolen 50% of the time. Advice to landlord: Treat your tenants with at least some respect/care. Saying there’s “nothing you can do” about heat/hot water issues and packages consistently being stolen (there are no cameras installed in this building) is unacceptable.

Management refuses to spend any money or time doing necessary checks to keep tenants safe. Advice to landlord: Take responsibility for this property and keep people safe. Building inspections URGENTLY needed. Tenants are without HEAT in middle of winter.
