— 460 MAIN STREET · Manhattan“Pros: This building has modern fixtures and is relatively new. There are some helpful amenities such as a fitness center, party room and more. Cons: Management is neglectful at best. There is a general lack of care/interest in the well-being of residents that stems from the property manager. Several residents have reported her unkind attitude towards those living in the building. This building has had a roach problem from March of last year. There have been class C violations, as well as 311 complaints—over 15 roach specific complaints from March 2024 onward. Management is aware of the problem unit but has failed to effectively address this issue. I have never heard of a building with weekly exterminator visits scheduled until now. Though it is promised the exterminator is available weekly, this has not been the case. Scheduling changes without adequate notice or communication, vastly inconveniencing residents who need help. Some residents have reported seeing 20+ roaches in a day… this building is just over five years old. Advice to landlord: Show sympathy to residents experiencing issues and try to address problems at the root. Getting mad at residents who respectfully self-advocate because it “makes you look bad” displays a concerning mismatch of priorities.”

It’s very uncomfortable walking into the front of the building. If the concierge doesn’t like you they will not acknowledge you and will avoid you. They are always in the back room hiding. Management never in the office. Don’t care about the residents safety or compliance. Constant smell of smoke. Disrespectful neighbors, Nasty neighbors. Change The whole team from management on down to the potters. Advice to landlord: To the Property Owner, It would be in your best interest to fire the whole team and start over. Management doesn’t care, barley in the office, barely responds to complaints. Concierge is lazy. Always running to the back room to avoid doing their job. Angle, Roland and Lawrence don’t speak to the residents when entering into the building. You must speak to them first. If a residence doesn’t speak first they will not acknowledge them. They are always gossiping about other residents. They are there just money and not the job.”
