“Pros: The building is clean enough (no pests!); elevator; clean laundry room in basement; comfortable apartments; quiet for the most part; plenty of heat in winter; friendly/kind neighbors. The highlight is the large courtyard with seating, tables, trees, and flowers - a gem in the middle of Harlem. Cons: Some rowdy visitors; sometimes the building doors don't lock properly and there have been thefts of packages in the building.”

Courtyard area that’s maintained and there’s a 24 security. Cons: Had an issue with roaches, the most they could do was periodically spray but that didn’t really help toward the end of my stay i was thankful I was moving I have a really low tolerance for pests. Units are not renovated and for the rent price I think they should be. Advice to landlord: Make sure the units are thoroughly cleaned and do not have roach issues, renovate some of the applicants for the price.”
“Pros: Quiet, neighbors are friendly most are older and don’t bother. Garbage bins in the service entrance very well kept. Cons: Not much saw one bug and never one again.”

Cons: Update: Besides the water being turned off at random (they place notices up RIGHT BEFORE they turn it off); not reprimanding people for allowing their dogs to poop and not pick it up all around the outside of the complex, AND not bothering to clean it for sometimes a full week; allowing people to make noise in the courtyard at various hours of the night during the summer (regardless of people’s complaints); the laundry units are ALWAYS broken. Not exaggerating in the slightest. It’s bad enough that most buildings split one wash room (containing 5 washers and 5 dryers) between TWO buildings. More than half of the washers will be down one week and the dryers the next but this time half of the dryers have been down for over a month. The leasing office doesn’t respond to calls, emails or in person questions. Advice to landlord: Get better property managers, leasing office representatives and actually take your tenants complaints seriously.”

The building service crew is nice, the grounds are well maintained, there is laundry in the building, and a new package holding area. There is also a tenant association that holds several events a year, senior center, community garden for the kids as well as a playground and basketball court. Cons: The NYC roaches, people are stealing packages now, close to Harlem Hospital so a lot of ambulance noise, and sometimes noisy neighbors. Advice to landlord: The hallways could be kept cleaner and there can be so more pest control.”
