RIVER PLACE II, LLC · avg 4.4 ★★★★★ · New York City
“Pros: Clean, attentive doormen / repairs, new, convenient amenities (gym, pool, tennis courts, etc.) Cons: Noise level can get pretty bad given this building is next to entrance to Lincoln tunnel (probably better on higher floors, I was on #5), walls were thin (could hear my next door neighbor more than I should)”
— 533 11 AVENUE · Manhattan“Pros: everything was good except size and proximity to subway - nothing can really be done about those. management is quick to answer everything, and maintenance is fast. no problems with anything and the view facing west is nice. Cons: small apartment, far from subway Advice to landlord: no”
— 533 11 AVENUE · Manhattan“Pros: safe, kind people as neighbors and staff, very accommodating, nice amenities, gorgeous views Cons: overpriced, far from subway station, traffic noise”
— 533 11 AVENUE · Manhattan“Unit 42D Pros: Very well run property Nice door staff and security Responsive management and quick maintenance Rent stabilized Central heat and AC work very well Minimal city noises on high floors or facing Hudson Never any issues with pests or bugs Nice amenities and very functional gym (did not need another gym membership) Quiet area of HK Cons: Expensive. Small units and long skinny room. Not ideal for king size beds It might be noisy if you are on a low floor and or facing Lincoln Tunnel intersection (frequent traffic jams and beeping) Sub-par water pressure and heat. Could not get a warm enough shower at certain "rush" hours (e.g., 8-10 AM) and had to plan accordingly Roof terrace closes for ~6 months out of the year, Nov to May roughly A bit far from the subway Advice to landlord: Keep the 8th floor terrace open for longer during the year”
— 533 11 AVENUE · Manhattan“Pros: Condo level finishes. High ceiling. Oversized one bed for the price but no laundry in unit Cons: Lot of young people moved in during pandemic. Can get a little chaotic with the noise they make Advice to landlord: Raise rents”
— 533 11 AVENUE · Manhattan“Unit N-21K Pros: Large windows with sunlight even in Northern exposure. Nice gym facilities and lounge. Cons: The dryer don’t completely dry the clothes. The fridge is small and can’t keep food fresh because the Summit fridge uses the freezer to cool the fridge part. It’s weird Advice to landlord: Update the appliances (fridge and dryer)”
— 533 11 AVENUE · Manhattan“Pros: Amazing management and building staff Cons: Very pet friendly -- almost TOO per friendly. Driveway is covered in pet waste odors and stains because residents fail to keep the pets from going on the property, so I have to walk through it every day to get to my front door. Advice to landlord: Open a back door for pet owners to use to get to the dog run instead of allowing them to use the front door and urinate all over the driveway.”
— 533 11 AVENUE · Manhattan“Unit 58B Pros: Great staff, and if you’re always inside the building or in your apartment then it’s lovely! Free shuttle to the east side and back. Cons: Rooftop is closed for half the year. Right next to the bus depot, so one side of the block is always disgusting. Three blocks from the Lincoln Tunnel, so traffic and traffic noise is crazy during rush hour. Bus is the closest public transport. Tourists everywhere because of Circle Lines and Times Square. Advice to landlord: Keep the rooftop open year round!”
— 533 11 AVENUE · Manhattan“Pros: Great doormen, nice spaces, incredible views, solid amenities Cons: Small appliances, amenity prices started going up”
— 533 11 AVENUE · Manhattan“Pros: The amenities are nice and reasonably priced. The hardwood flooring in the apartment unit is beautiful. Maintenance fixes stuff very quickly. Cons: You can smell cooking or smoking from other apartments. Advice to landlord: Please advise dog owners even strongly to not have their dogs pee near the building entrance areas.”
— 533 11 AVENUE · Manhattan“Pros: The market down stairs Cons: The always get cold around 5 PM Advice to landlord: New lock system”
— 533 11 AVENUE · Manhattan“Pros: Beautiful apartments and views Cons: It is expensive and prices going up Advice to landlord: None”
— 533 11 AVENUE · Manhattan“Pros: Great maintenance response time, responsible doormen Cons: Shower head is not removable, in unit dryer takes 2 hours to actually dry Advice to landlord: Solid living experience”
— 533 11 AVENUE · Manhattan“Pros: Very clean, nice staff Cons: None yet (just started living here)”
— 533 11 AVENUE · Manhattan“Pros: Clean, doorman very helpful, apartments beautiful Cons: Pricey, not enough storage space Advice to landlord: N/a”
— 533 11 AVENUE · Manhattan“Pros: Neat and conducive Cons: Just never had anything to hate Advice to landlord: Keep it up”
— 533 11 AVENUE · Manhattan“Pros: Attentive staff, prompt maintenance when needed, nice interior. Cons: Too much street noise. Lease renewal price not reflective of current market conditions. Advice to landlord: Improve windows to dampen street noise.”
— 533 11 AVENUE · Manhattan“Pros: The building (Silver Towers) is in excellent condition. But the best part are the desk and doorman staff. When I left, it was like saying goodbye to friends. Also, the maintenance staff is top-notch. Cons: There are three primary negatives about this building. 1. The smell from the garbage room is impossible to cover up. Even on floors 50 stories up. 2. The location is terrible because of the Lincoln tunnel traffic. 3. Management is basically unresponsive and very paternal. They treat everyone like children. Advice to landlord: Maybe let the front desk and doorman give your management team a lesson in customer service. You can literally go to the management office and stand there for 10 minutes before anyone acknowledges you. And then, they are clearly annoyed by your presence. And they treat everyone like a child.”
— 533 11 AVENUE · Manhattan“Pros: Top notch amenities, easy access to NJ and uptown via West Side Hwy, helpful staff, large indoor parking garage, Cons: Traffic congestion, frequent unruly tenants, inflexible management office, not the best value for money in the neighborhood Advice to landlord: Adapt to current Covid environment and match offers being dangled by neighboring buildings in order to keep loyal existing tenants and attract respectable new tenants.”
