Pros: Clean, attentive doormen / repairs, new, convenient amenities (gym, pool, tennis courts, etc.) Cons: Noise level can get pretty bad given this building is next to entrance to Lincoln tunnel (probably better on higher floors, I was on #5), walls were thin (could hear my next door neighbor more than I should)

Pros: safe, kind people as neighbors and staff, very accommodating, nice amenities, gorgeous views Cons: overpriced, far from subway station, traffic noise

Unit 42D Pros: Very well run property Nice door staff and security Responsive management and quick maintenance Rent stabilized Central heat and AC work very well Minimal city noises on high floors or facing Hudson Never any issues with pests or bugs Nice amenities and very functional gym (did not need another gym membership) Quiet area of HK Cons: Expensive. Small units and long skinny room. Not ideal for king size beds It might be noisy if you are on a low floor and or facing Lincoln Tunnel intersection (frequent traffic jams and beeping) Sub-par water pressure and heat. Could not get a warm enough shower at certain "rush" hours (e.g., 8-10 AM) and had to plan accordingly Roof terrace closes for ~6 months out of the year, Nov to May roughly A bit far from the subway Advice to landlord: Keep the 8th floor terrace open for longer during the year

Pros: Condo level finishes. High ceiling. Oversized one bed for the price but no laundry in unit Cons: Lot of young people moved in during pandemic. Can get a little chaotic with the noise they make Advice to landlord: Raise rents

Unit N-21K Pros: Large windows with sunlight even in Northern exposure. Nice gym facilities and lounge. Cons: The dryer don’t completely dry the clothes. The fridge is small and can’t keep food fresh because the Summit fridge uses the freezer to cool the fridge part. It’s weird Advice to landlord: Update the appliances (fridge and dryer)

Pros: Amazing management and building staff Cons: Very pet friendly -- almost TOO per friendly. Driveway is covered in pet waste odors and stains because residents fail to keep the pets from going on the property, so I have to walk through it every day to get to my front door. Advice to landlord: Open a back door for pet owners to use to get to the dog run instead of allowing them to use the front door and urinate all over the driveway.

Unit 58B Pros: Great staff, and if you’re always inside the building or in your apartment then it’s lovely! Free shuttle to the east side and back. Cons: Rooftop is closed for half the year. Right next to the bus depot, so one side of the block is always disgusting. Three blocks from the Lincoln Tunnel, so traffic and traffic noise is crazy during rush hour. Bus is the closest public transport. Tourists everywhere because of Circle Lines and Times Square. Advice to landlord: Keep the rooftop open year round!

Pros: The amenities are nice and reasonably priced. The hardwood flooring in the apartment unit is beautiful. Maintenance fixes stuff very quickly. Cons: You can smell cooking or smoking from other apartments. Advice to landlord: Please advise dog owners even strongly to not have their dogs pee near the building entrance areas.
