REDA WATER STREET LLC · avg 3.8 ★★★★★ · New York City
“Pros: We’ve largely had a good experience! The super is generally quite responsive and on top of things and I do think we have an excellent deal for what we pay. The roof is gorgeous, the building has beautiful character and in unit laundry is of course clutch. Compared to my other NYC rental experiences our experiences with management and any problems we’ve encountered have been relatively smooth! Cons: There was some package theft issues and we have one awful neighbor who we’ve had to speak to management about repeatedly but nothing has changed.”
— 23 PECK SLIP · Manhattan“Unit 4F Pros: Big apartment, elevator, washer and dryer, dishwasher Cons: Cold in the whole building, no roof access anymore, small trash chute”
— 23 PECK SLIP · Manhattan“Pros: Size of rooms and location Cons: Ownership was unresponsive and purposefully changed to electric heat to not pay for gas Slow to repair elevator Advice to landlord: Listen to your tenants and respond quicker”
— 23 PECK SLIP · Manhattan“Pros: Lived there for 1 year, no issues Cons: Older management had slow response time, but they were replaced with better team”
— 23 PECK SLIP · Manhattan“Pros: A decent and nice place to live, especially as a first or second apartment. The units are all different and the building has plenty of personality. There are some perks including an elevator, roof access, and washer/dryer in most (maybe all?) units. The managament company recently changed, and the new folks (Choice NYC) are way better. Cons: It's an old building, so heating and cooling are tough. We also had a few minor mice/cockroach incidents. Everyone seems pretty unsure how to dispose of recyclables, but garbage is straightforward. Advice to landlord: Bring a space heater/AC unit if you can.”
— 23 PECK SLIP · Manhattan“Pros: The utility companies couldnt find our apartment so it was free Cons: Smelly hallway and elevator”
— 23 PECK SLIP · Manhattan“Pros: Cheap, great for college students or young professionals who are starting out Cons: Garbage was out of control, management had it laying the hallways and smelling. TERRIBLE responsiveness, I never actually spoke with Ray (the super of the building) in person or even over the phone. Sometimes he would answer my texts or emails, even after I screenshoted weeks of my follow up and no response. The heat and the in until air conditioners always were out, and when they sent someone to fix it, it maybe worked 50% of the time. Even after “fixing it” and then it wouldn’t work, they still wouldn’t send someone to double check. I was left without heat for a month at a time, which is illegal. They also will try to overcharge you on your deposit (when moving out) for ridiculous fines, so you have to be very careful. The apartments are not all in great shape to begin with, so make sure to note ANY damage from the get go. Advice to landlord: I don’t even know where to start here”
— 23 PECK SLIP · Manhattan“Pros: Location is good and building is a good size Cons: Management is a headache to deal with and common areas are somewhat dirty. Apartment was turned over in a pretty dirty state especially for the rent we are paying”
