“Pros: Maintenance requests are promptly dealt with. The location is good if you care about proximity to transit: building is just a 5 min walk from the 6 train and many buses. Superintendent lives in building and is responsive (but a little rude). They send in pest control once a month to spray your apartment if needed. Annual rent increases were minimal. Cons: The train and outside noise from the bar and street below can be loud sometimes from the street-facing side, but you get used to it if you keep your window closed. The radiator in my unit was so loud (e.g. banging noises) that I couldn't sleep without airpods during the winter months. Trash is stored inside on the ground floor so it can get smelly between pickup days. Management adds a sneaky clause in the lease rider that makes you move out on a "business day" if the last day of the month ends on a weekend or holiday (with no prorated rent to compensate). Ashley from Sassouni Management is particularly nasty and unprofessional around move-out communication. Advice to landlord: Get rid of Ashley”

Cons: Metro north trains pass right in front of the building. Trains are very loud. Every time a train comes out of the tunnel they whistle, very loud you will always hear it. There is a bar downstairs, you can hear it some times. The street between 97 and 98 is a bit dirty, the area between the bars is full of rats at night. There are not many places to buy food in the area. No washer and dryer in the building. Wifi does not work well in the apartment, all doors and closets are build with metal frames that kill any wifi signal. I cant even search anything on google or check the email account from the bedroom. Advice to landlord: Replace metalic door frames in the apartment that prevent the use of wifi.”
