“Pros: Never had any bug or mice issues, they are good about taking trash out and clean building about once a week. They’re pretty good about coming to fix stuff. Washer dryer in unit. Cons: The water pressure is bad and drains clogged easily. The apartment is small. Packages do get stolen occasionally. Rent increased a lot. 1 room has no closet. Advice to landlord: Clean often”

My room often reached 85+ degrees in the winter, no exaggeration. Advice to landlord: Upkeep on appliances in the units, several have broken while we’ve lived here.”

Double door to entry made us feel safe even without a physical doorman and all the neighbors were young nice and respectful. Laundry in unit. Cons: Not sure if there was something going on but for a 6 month period our apartment was inspected multiple times a month and they would always tell us it was routine but seemed sus.”

Location is amazing - super accessible and close enough to east village Cons: You can’t control the heat so the rooms get really hot. Also the pipes and radiators make a ton of noise (e.g. when you’re sleeping). If your unit faces the street (2nd Ave) street noise can get loud. Also it’s definitely not meant to be 2 or 3 bedrooms - I don’t even think they can all be legally called bedrooms? Rent is pretty high for the amount of space”
— 317 2 AVENUE · Manhattan“Pros: Good location & nice to have in unit amenities like dishwasher and washer/dryer. The room sizes are okay in some units but in others some are tiny with no closets. Lobby is pretty well maintained and so is trash pickup, no real issues with pests either beyond an occasional small bug. Neighbors are pretty friendly and overall noise is not an issue. If you can snag a deal it’s a decent place to live for a year but wouldn’t be a good long term option bc of greedy management. Cons: They have different layouts depending on apartment. You can either choose between tiny bedrooms with no space (barely a full bed definitely not a queen) and a larger living area or medium bed rooms (queen bed but definitely not a desk or dresser) with a tiny living room, this is not a place to choose if you want space or if you work from home a lot. Management takes forever to respond to requests bc they are only accessible via email and usually won’t actually fix the root of the problem so you have to follow up w them all the time. Get ready to freeze in the winter bc half the rooms don’t have heaters just pipes that make a lot of noise but don’t actually warm stuff up and it’s incredibly drafty. The buzzer system breaks like every other week which sucks if you live on one of the higher floors. Also they will try and raise your rent by 50% or more (I am talking thousands of dollars in increase) at the time of your renewal. It’s good for a one year deal but if you’re looking for a company that will respect you as a tenant this one is not really it, they are notorious around NYC for being money hungry and will do anything to try and keep your security deposit and jack your rent up as much as possible.”
