The building is surprisingly quiet, especially given the surrounding neighborhood. Cons: MHANY, the management company, has been telling the tenants for years that they're going to rehab the building, and relocate the tenants during the renovations. There really are renovations that need to be done, but every time MHANY tells us that we're about to be relocated, they come up with another excuse why it's not going to happen yet. Advice to landlord: Maybe find a new management company.”

I’ve had no issues with anyone and people seem very friendly. There are some people I probably wouldn’t talk to but in reality you aren’t going to get along with anyone I personally have not had anyyyyy pests or roaches or bugs or however you want to call them and I’ve lived here for a little. I am not discrediting anyone else’s experience but if you’re on a bad floor with less than clean neighbors, your experience may be different I think they clean the building very often. I don’t recall the frequency but every so often I see the custodians cleaning. Every morning if I go downstairs early I see them cleaning The staff is also really nice and friendly. Again if you have issues with them, that may be a more personal situation, not saying anyone is perfect, but most people I know get along with the staff pretty well The 24/7 gym is a life saver, I love it The team is very quick to respond to work orders and maintenance requests. Any issue you have with your unit then just reach out to the staff via the app and they’ll come and fix it in short order The close proximity to like 10 trains, a mall with Trader Joe’s and Target and a movie theatre and a food courts and more? Absolutely amazing The in building laundry rooms are wonderful. It is convenient to have such an amenity especially in the harsh winter There’s probably more that I enjoy, I have not lived in many different buildings but this is a really good one Cons: SOME of the apartments are on the smaller side, but again, this is NYC, unfortunately what’re you really going to expect? :(. Not a deal breaker because I rather clean and operational than big and busted and dirty Recently a few of the washers and dryers are not working. Not the biggest of deals since we can just use another one but it can be a little inconvenient The management team is great and friendly but at times they can be a little less than responsive, especially when it comes to email. Given they’re in the building, you can just go to the office if there’s an issue (assuming you are home at some point Monday to Friday 9-5), but if you aren’t able to I can see this being an issue Advice to landlord: Can we improve the maintenance schedule of the washers and dryers? Some may need to be replaced. I’m not an expert but yeah. I think a few have been here for a little long”

The view from the window is very nice, and the transportation is super convenient. Cons: It was right on the Flatbush Ave so it does not have a super strong "living vibe." Building is pretty serene though once you’re inside. Cons: Management treats you like you’re a number on a spreadsheet. They care more about raising the rent to what they want to charge than considering how long you’ve lived in your apartment, even if you are a model tenant. The staff in the building know this and are disappointed to see good tenants who have lived there for years go when management hands them a renewal with a crazy increase. Personally, I and other staff members cried while saying goodbye when we moved out. That’s how much the staff care and we care. Advice to landlord: Cool it on the rent increases. Stop setting rent prices you know will make people have to move out. You’re setting some dangerous precedents for the sake of profit.”

This building also has the best amino type I’ve seen in the city: 5 huge herb gardens. Location can’t be beat; right above a target, Trader Joe’s, food hall and the Q train. I’m never leaving. Very diverse building. Cons: Management isn’t very responsive if you have to go to them directly. However if you use the app, things get done instantly. The staff is great. Advice to landlord: Be more responsive to emails when tenants reach out. A lot of times they just get ignored. Luckily you don’t have to reach out often because the building is so well maintained.”

The noise from the construction elevator at Brooklyn Tower runs all weekend (even Sunday’s) and starts just before 6am. I’ve lived all over the city and I’m a heavy sleeper, but this is the first time I’ve just been unable to sleep without earplugs in a ‘luxury’ building. Mixed messages from the leasing/maintenance- to start with it was “we’ve never heard of this problem before” but then it became “we’ve spent a lot of money trying to fix the problem in the past”. The solution we got was that they wouldn’t move us to another apartment in the building (must be because every apartment has the same problem) so we should just move out. It’s a beautiful building in good location, but sleeping with earplugs every night is what I did backpacking in $10 dorms. The management seem unwilling to fix the problem and leasing will likely never mention it to you before you move in - so beware.”

Their contract will *remove your constitutional right to a jury trial*. It will also bill you for repairs you are not obligated to pay for. Oh, and it says you can't sue them, but they can sue you. Very fair. They will racially profile you (if you're Asian, or just don't speak English well). They will offer deals to some people, but not others: you will learn about this because the management will send contract negotiations to the wrong person, without checking the correct e-mail address, without checking the tenants' names, and without checking which unit they are "negotiating" for. They will bill you for things you are not responsible for. They will ignore eviction moratoriums. They will take money from the state and tell you that you still owe them. They will take money from the state, claiming they've improved things. They have not. They will have their lawyers (who are — seriously — an absolute clownshow) respond to you, not anyone in management; they will do this for over a year. They should not be trusted, ever. They prey on the vulnerable. I am not the only one to have this experience, but many people are afraid to speak out for a variety of reasons — I am not. Brodsky is a blight on Brooklyn. Advice to landlord: Get bent.”

I lived in higher floor and caught 2 mices with traps that i put myself. The management company is the worst. Advice to landlord: Having a professional management company to secure the building. Weekly cleaning for common arae. Trash situation was disaster. There are mices so higher a beter exterminator. Management company needs to assist tenants instead of ignoring them. We don’t live free. We pay our rent on time so the least you can do take care of the basic and cleanliness.”
