“Pros: In two years I only ever saw one roach, and no rats. Nice big windows. Hot water heats fast. Friendly neighbors. Great restaurants in the neighborhood. Public transport is very convenient. Cons: Definitely overpriced for space. No laundry, and laundromats in the area are very crowded and not that close. No recycling or compost, and you take out the trash to half a block away. Gets pretty loud, but not bad at the back of apartment. Management tries to raise rent by truly heinous amounts every year.”

“Pros: Elevator unit with laundry downstairs. Close to train and near every type of food imaginable. 10 day grace period to pay rent. Windows in every room in my unit too! Cons: Bad management but what else is new in NYC. Sometimes sketchy people hangout nearby late at night. Advice to landlord: Respond to maintenance requests more promptly.”
— 404 WEST 44 STREET · Manhattan“Pros: The building bricks are solid, doesn’t seem to be crumbling any time soon. Neighbors are somewhat respectful and keep to themselves. Doors work. Windows work. Cons: Biggest problems are inconsistency in cleaning and lack of security. Building often feels unsafe. Security system is archaic and barely works. Random people ring the bell and because the “virtual doorman” camera is blurry and the speaker system stopped working, we don’t know if it’s a delivery, a crackhead or kids playing around with the bell. Sometimes people find their way from off the street or onto the roof and there is no way to scare trespassers from trespassing. No cameras anywhere except for the nice neighbors on the first floors ring light, but that has limited visibility to the rest of the building. Due to lack of security delivery packages get stolen often if we don’t run down soon as they arrive, making it difficult to leave for the day or work from home. The building hallways and stairs are full of dust, especially the stairs leading up to the roof which surely trickles the dust down to the rest of the building regularly. The heat hasn’t been turned on some of the coldest days this winter. Water pressure has been low past couple of weeks. Grateful for the laundry room, but that too is full of dust. Gross’ me out to drop anything on the floor by mistake, especially when transferring wet clothes to the dryer, because of the dirt. Advice to landlord: Please update virtual doorman for both buildings. Please install a security camera in both building lobbies. Please install a sensor light and camera on the roof. Please answer emails in regard to security and disturbances on the roof.”

I am kept up at night because the noise of the rats running through the walls is terrifying. The stench of dead rodents in the walls has been lingering for weeks. The walls are dirty and the carpet has nasty stains on them Advice to landlord: PLEASE remove the carpeting. It hold moisture and the building smells. It is also stained and looks nasty. The walls are filthy. Please clean. Please consider a full building inspection to control rodent issues that are deep in the cavities and walls of the building. They have nested and created a colony within the walls and they keep running through the walls all day and night.”

There are sometimes people in the building door way who are homeless. They eventually move but it’s a problem. Has had multiple issues with packages being stolen. Management is pretty unresponsive and not helpful. Super is also not too friendly, and the area can be loud Advice to landlord: To be more responsive and care more about the tenants”
— 404 WEST 44 STREET · Manhattan“Pros: neighbors are nice, water pressure is great and water is hot very quickly, landlord responds to requests pretty quickly Cons: heat is way stronger in lobby than in unit, it’s only on a few times a day had to buy a space heater. have issues with packages getting stolen, there are no cameras in the building anywhere and they refuse to install them which is weird. currently our buzzer is broken so you can’t buzz anyone into the building which also causes issues with package deliveries. had issues with mice and cockroaches when I first moved in but they patched all the holes in my unit and haven’t had problems since.”

Heat pipe is super loud Advice to landlord: Respond to emails! Fix the boiler and banging pipes. Do more to stop stolen packages”
