Rent increase was excessive.”

— 151 EAST 31 STREET · Manhattan“Pros: The staff are (mostly) super friendly and helpful, and maintenance requests are always handled quickly. Cons: I feel a little old living here, sometimes it feels like a frat house. The building management company also has SO many dumb rules (gym and roof aren't included in rent, charging insane fees to transfer leaseholders, shutting off water/laundry a lot and not telling tenants the correct days).”
— 151 EAST 31 STREET · Manhattan“Unit 7 Pros: Package safety / doormen / safety / maintenance Cons: When they stopped accepting return packages Advice to landlord: Stabilize rent”

— 151 EAST 31 STREET · Manhattan“Pros: Great doormen, package room employees, extremely quick response time to maintenance requests, very nice gym, beautiful and updated apartments Cons: Increased the rent $1200 per month between leases, management made a few mistakes over time and was a bit difficult to communicate with”
— 151 EAST 31 STREET · Manhattan“Pros: Wonderful doormen, great views, spacious apartments, beautiful lobby, building events, pool in gym Cons: Large property manager mentality, does not budge for most requests like rent reduction and always difficult when moving out. You have to pay to use the roof $60/mo. Weird rules like you can’t bring your dog through the lobby, you have to pick them up. If Uber delivery driver doesn’t have Uber ID they don’t allow them up to your apartment. Not enough closet space if living with someone in a one bedroom.”

— 151 EAST 31 STREET · Manhattan“Pros: -doormen -elevator service -package service -laundry on every floor -clean building -AC and heat control Cons: Our laundry went out of service frequently the past year and they began locking the trash chutes which led to a bit of a mess on our floor. — 151 EAST 31 STREET · Manhattan“Pros: Doormen are great, has a package room, apartment is very nice with hardwood floors, central AC, stainless steel appliances, right next to the 6 train and trader joes. Cons: The amenities are way too overpriced for the quality. The kitchens are pretty cramped, but that’s just nyc!”
— 151 EAST 31 STREET · Manhattan“Pros: It’s all young post grad kids so if that’s you it’s fun. Very pretty building and good packages and nice staff. We’ll kept Cons: They overcharge for sure like you have to pay to use the gym and roof. Also just super strict and overall overpriced.”

Shutoffs (like water tank cleaning and trash chute maintenance) sometimes take longer than stated without updates.”

— 151 EAST 31 STREET · Manhattan“Unit 30N Pros: Nice lobby; package room well kept; good maintenance services Cons: Building management is incredibly strict; makes moving in and moving out quite difficult; no sublets allowed; tons of rules and regulations they do not tell you about; weird guest policy on the roof; no alcoholic beverages allowed on the roof; the list goes on and on Advice to landlord: Reduce rules and regulations for residents”
— 151 EAST 31 STREET · Manhattan“Pros: Very clean, great maintenance crew. Easy to have maintenance come fix issues and they are very timely. Apartment floors are kept very clean and are maintained on a regular basis. Cons: Very strict about move-in and move-out, to the point that they will yell at you if you attempt to move anything through the lobby or service entrance without the proper paperwork. Just make sure you are very organized and have all the proper documentation (you and the moving company) before setting up the move-in or move-out time. Advice to landlord: Ease up on moving rules”
— 151 EAST 31 STREET · Manhattan“Pros: Staff (doormen) are friendly (can't be said about management staff). Despite the building being a complete frat house, surprisingly zero noise issues. It is a young building, but a good value for the money (nice enough amenities, rooftop, etc). Cons: Management is awful. Rudest people I've ever interacted with. They're nice when you're moving in, and then the next day become evil. Very scummy land lord. E.g.: didn't give me my security deposit until I asked 3 times (clearly though I'd just forget about it??); refused to give me a keyfob to get into the gym even though I had started paying the gym fees two months before. Negotiating on the renewal was impossible - the tenants are powerless and the landlord knows it. Everyone who lives here is under 25, so know what you're getting into. Half of the building has been redone and is actually nice, the other half is still stuck in the 90s.”
— 151 EAST 31 STREET · Manhattan“Pros: Great staff, responsive management team, little to no issues with A/C, heat, water or gas Cons: A lot of young neighbors who throw parties/pregames”
— 151 EAST 31 STREET · Manhattan“Pros: Really safe nice building Cons: Very loud neighborhood”

— 151 EAST 31 STREET · Manhattan“Pros: The responsiveness of management is great Cons: Some tenants are loud and rude”
— 151 EAST 31 STREET · Manhattan“Pros: Convenience, price, building staff, in building cleaners, laundry machines on every floor, responsive and helpful super Cons: Crowded elevators, loud/drunk neighbors”
— 151 EAST 31 STREET · Manhattan“Pros: *Amenities - laundry/trash chute on every floor, health club (gym, pool, rooftop), 24-hour doormen/security (really nice people!), package room w/email notifications; circle drive makes it easy for Uber & move-in/out (small stuff, not furniture which needs to go through service entrance); parking garage private building access after-hours - great for when the parents come into town and you get back from dinner late! *Responsive maintenance team - ie toilet fixes, new fridge request, broken cabinet, etc all fixed within a day. Also thought I might have bedbugs: called mgmt, they sent someone up within an hour to do an initial check which looked all clear, but then they called an exterminator to do a more thorough check with dog the next morning just in case, no charge to me (all clear!). Cons: Health club costs extra (although it's cheaper than a lot of gyms in the city with similar equipment); strict rules for rooftop access (have to be a health club member, no guests, no access after dusk, no food/alcohol) Advice to landlord: Revise rooftop rules - free and available to all residents no matter if health club members, rethink guest access and nighttime access”
— 151 EAST 31 STREET · Manhattan“Pros: Great doormen, awesome package room, clean, fancy looking, emails for packages, elevators, laundry and garbage chutes on each floor, great water pressure Cons: They charge for access to the roof (you need a gym membership which is super expensive) guests to the roof pay $20, which is ridiculous, delivery gets dropped off a the service entrance which is hard for some delivery restaurants to understand. was a crapton of construction for a few weeks making working from home unbearable. they charge 3 months rent to break your lease where the NYC standard is typically 2 months. people slam doors and you can hear it in your living room Advice to landlord: allow 2 months rent to break lease, make the rooftop access cheaper”
— 151 EAST 31 STREET · Manhattan“Pros: Great storage space, amazing views, clean and well kept Cons: Gym and rooftop isn’t free, management can be slow to respond Advice to landlord: Free gym, better responses from management about issues other than maintenance”
