— 85 WEST 104 STREET · Manhattan“Pros: There is a very good amount of space for the cost. The landlord is super sweet and responsive. There are pleasant views of a community garden, and one side of the apartment is very quiet and has basically zero street noise. There are also great high ceilings, every tenant has the entire floor to ourselves, and we can’t hear our neighbors at all. Cons: It’s not a con for everyone, but this is a walk-up building. Also, one side of the apartment is very quiet, but on the other street-facing side (once you pass through a long hallway), there is a lot of street noise and it can be a bit noisy. The kitchen is also pretty small, but not too different from other NY apartments. When the neighbors smoke, we can smell it in our apartment (but that’s not a building problem). Lastly, there’s a bit of a chronic problem with slow water drainage from the shower/tub. We have gotten it fixed once but it only stayed fixed for a few days and we never felt like dealing with it again, so it’s remained that way. (It’s possible there is a more permanent fix that the landlord would look into, but we never asked about it since it’s not a huge deal to us, so this isn’t really a complaint.) Advice to landlord: No real advice; he has been great. I would maybe ask him to post a notice asking people to smoke only out of the windows and to try not to stink up the whole building.”
