LSG 365 BOND STREET LLC · avg 3.5 ★★★★★ · New York City
“Pros: Quiet and clean. Staff is friendly Cons: Don't have many common New York elements like Bodega or pizza shop nearby”
— 365 BOND STREET · Brooklyn“Unit B623 Pros: I absolutely loved my doormen and building maintenance staff. They are phenomenal! The block is fairly quiet, so no real issues with street noise, especially if your unit faces into the courtyard. Amazing rooftops and views of the city and the amenities were great. Cons: There were always issues with the HVAC in the summer months, which was very frustrating. The units (studios & some 1Bds) are fairly small for the price you’re paying. Some of the gym equipment is old/outdated and needs to be updated. Advice to landlord: Continue to listen to résidente when they provide feedback and make adjustments based on it.”
— 365 BOND STREET · Brooklyn“Pros: Excellent doormen, new and clean Cons: Paying for roof and gym access”
— 365 BOND STREET · Brooklyn“Pros: Clean and relatively luxurious. the first building in the overhaul of gowanus Cons: mgmt can be very short with tenants”
“Pros: Modern clean and helpful staff Cons: A/C issues occasionally”
— 365 BOND STREET · Brooklyn“Unit C206 Pros: Amenities are unbeatable. Great gym, best doormen, awesome lounge. Cons: Near a superfund site. Definitely environmental hazards here.”
— 365 BOND STREET · Brooklyn“Pros: Management Team Appliances Location Clean Views Amenities 75 extra a month. Beautiful flooring Lots of community events Cons: A/C has a history of not working all the time and needs to be reset. Which hikes your electric bill. Elevator goes down to 1 often. Price is high”
— 365 BOND STREET · Brooklyn“Pros: Rooftop is nice Cons: Lots of loud construction in the area now. Building is now 7 years old and showing wear and tear, but the owner/management company doesn’t replace things (outdoor furniture, grills, hallway carpets) as often as they should Advice to landlord: Replace outdoor furniture yearly, get new grills”
— 365 BOND STREET · Brooklyn“Pros: Apartments are modern, clean, well maintained. Maintenance team on site, quickly resolves any issue. Application process is smooth. Apartments are always pristine when you move in. They fix everything and paint it. Cons: It's New York, and to have a good apartment that means you'll pay a huge premium, and the management company will make sure to be maximizing their profits. Feels like a hotel, so long term it was too expensive and didn't feel very homy. Tenants don't stay for long, and the management company is not looking to improve based on tenant feedback. Why would they? Everyone will be gone in a couple of years. Advice to landlord: Develop a better relationship with tenants, both in terms of prices and taking complaints seriously, and you'll have a longer-term tenant base.”
— 365 BOND STREET · Brooklyn“Pros: Responsive management, great building staff, but beware they will jack rent up on you after year 1 Cons: Price is too high Advice to landlord: Negotiate with tenants re price more”
— 365 BOND STREET · Brooklyn“I have been living here at 365 Bond for 3 years now. It has been a great experience so far. The leasing team and management is so responsive despite having so many apartments to oversee. The location is quiet and there is lots to do. Melissa who is a lifestyle director plans so many events for residents and it truly feels like its own little community. I have a great relationship with my neighbors as well which is wonderful. I highly recommend this building to anyone looking to move to BK.”
— 365 BOND STREET · Brooklyn“Pros: The building was nice and had a wonderful staff. They were kind and as responsive as I think they could be with what I thought was a bit of understaffing, The apartments were nice and had lots of closet space even in the studios. Cons: Management was impersonal and a bit slow to make big changes. Units are imo priced too far above market, walls are thin and noise does carry. Advice to landlord: Communicate a bit better.”
— 365 BOND STREET · Brooklyn“Pros: Clean, well kept Doorman building and package room is convenient Amenities are nice when open Cons: Not really much of a community. Residents are generally not very friendly and neighbors don’t speak to one another. It’s quite isolating actually. Ventilation systems (AC mostly) are VERY noisy even though not very old. Leasing office is very pro-management and doesn’t seem to look out for tenants, particularly as it relates to lease negotiations/renewals.”
— 365 BOND STREET · Brooklyn“terrible apartments. bad appliances, bad air quality and no ac/air circulation with bad insulation as well, horrible and non existent service by leasing and maintenance staff. bugs, stolen packages, rude neighbors, broken amenities. i can go on and on. do not fall for the fake reviews on google. 365 bond pays for good reviews as well as pays for bots and has staff and friends of staff leave 5 star reviews to pad their rating. they've been caught doing this and i have screenshots of a 5 star review (with a reply from herself on 365's end) left from the resident managers personal google account. absolute trash building. please do not live here. it is not worth it.”
— 365 BOND STREET · Brooklyn“AMAZING STAFF! BUT POOR MANAGEMENT. THERES ONE WORKER AT THE FRONT DESK TO HANDLE TONS OF BOXES AND CATER TO RESIDENTS/ VENDORS. IN A 400 UNIT BUILDING THAT IS OVERWHELMING AND FROM WHAT I HEAR THE BUILDING ACROSS THE STREET HAS 200 UNITS AND ARE FULLY STAFFED. WHEN I LIVED AT 365 BOND THE HALLWAYS LOOKED LIKE A PROJECT BUILDING WITH MULTIPLE LIGHTS MISSING AND UNPAINTED WALLS THAT NEEDED PATCHING. I BELIEVE THESE THINGS SAT A LOT”
— 365 BOND STREET · Brooklyn“Pros: Location (close to the F/G line and Atlantic Terminal) Top Deck Views (great views of Manhattan if there isn't a party going on up there, which is often.) Cons: No proper mail system, resulting in packages getting lost or stolen. If your package is successfully delivered, it can at times take up to 24 hours to appear in their system, meaning if you ordered something with lets say one-day delivery with Amazon it wouldn't matter as the front desk guys wouldn't have the package ready to pick up until the next day's evening. Absolutely ridiculous. Out of control dog owners. Dog pee in the hallway and on the stairs is a constant. Many let their dogs run around without a leash, and even the ones on a leash are often allowed to just run up, jump on, scratch, bite, etc. other residents. I've had a hard time getting up the stairs with groceries at times because people are bringing aggressive large sized dogs in here and don't know how to control them. Neighboring dogs barking 24/7 because their owners are too lazy to find a sitter when they go out of town for a few days isn't unheard of either, animal control visits are frequent. I don't have a problem with dogs, but it's a lot of people here who clearly just moved to a city for the first time and think a large dog is fine in a small NYC shoebox apartment. That's just not the case. Bugs, which we didn't have a problem with for the first couple months of our lease (we're extremely clean, like, cleaning multiple times a day clean), are increasingly becoming a problem. Spiders and things like that are an obvious will see regardless of where you live, however we've recently started seeing creepy crawlies we couldn't identify without a quick google and roaches, so that's fun! Cheap materials. I've lived in a lot of apartments, many older than this one (I think this building was built in 2017ish?), and it blows my mind how cheap some of the materials/appliances are here. Our dryer and washer need to be fixed or cleaned constantly, our dishwasher blade fell off within weeks of living here, our toilet handle broke shortly after. Paint is falling off the walls in places where nothing is touching them (???), and the fake wood floors are seriously awful, our 6 month old kitten running across our apartment literally left deep scratches in them. The walls are shoddily painted in the hallways, and the lights are sometimes on, sometimes not as well. At least they have the same 5 pop songs on a loop playing at maximum volume in the lobby at all times, but it would be nice if maybe we could not spend so much money on speakers for the lobby and more on having a presentable building everywhere else. And finally, and I bet you guessed it with all of these other cons.. the communication with the MIA "leasing team" is garbage. Firstly, when we moved in the landlord just gave us our keys and said have a good night. Now I don't really need a tour or anything when I move in somewhere, I know some people like it and I don't really care myself, however I have literally never seen a leasing agent in this building in my life. Never a single member of the team passing in the hallway saying hello to people, nobody giving tours, nothing. It's kind of bizarre. That being said, obviously getting a hold of anybody here is an absolute pain as well. Good luck filing a work order for your apartment, it'll be weeks until they see to your issue being resolved, unless you're like me and your upstairs neighbor having a leak inside their wall warrants the resident manager barging into your apartment while you're in bed with your significant other saying it's an emergency and they had to inspect our bathroom -- after which the "emergency" took upwards of a week to fix. Reaching out regarding any other issues, smoking, pet issues, mail issues, etc. usually warrants a passive aggressive e-mail with a hint of gaslighting, indicating that it's not possible to fix the issues that you're having but y'know.. thanks for reaching out and everything. Overall I wouldn't recommend living here at all. It's not a good deal for your money and it's not a good deal for your sanity either. It's one issue after another that you'll be having to deal with living here, and it's essentially a lottery to know when those issues will come up and if anybody will even be able to help you solve them. I sincerely regret signing a lease here as it's brought nothing but stress on me and my S/O on our first year in the city. But hey, come and visit and you'll likely see some of this for yourself. The sketchy looking hallways, loud neighbors, obnoxious dogs and their owners (and their.. scents.. they leave behind), and some person asking the front desk guys where their package delivered a day ago is at or why their apartment issue that was supposed to be fixed the day prior got ghosted by the maintenance team are all pretty common place to see on the daily here so you could likely easily confirm what I'm talking about above. That is at least if you could get ahold of anyone here to show you around in the first place. Thanks for reading my review, but don't move here. Take care of yourself.”
— 365 BOND STREET · Brooklyn“Pros: New build. Quiet. Manager replies fast but doesn’t always take action. Neighborhood is lovely. Units have nice windows no sound between and nice appliances. Clean lobby and halls. Gym was nice but upsell and not safe during covid (no ventilation, no vaccine or mask enforcement). Cons: Covid negligence. High density building with closed front doors, no mask or vaccine proof needed. Staff don’t wear masks. Large gatherings in lobby no masks despite high transmission in area and cdc recommended universal mask use indoors. No I enforcement even in tiny gym no windows open. Crowded elevators no masks. Not ADA friendly (no automatic doors). Raised rent $600 after 6 mo. Everything is upsell (bike storage, roof access, gym). Near 3k for <400 sq ft studio plus roof charge plus bike charge plus gym is insane on a toxic site. They don’t disclose that you are within feet of a toxic waste cleanup zone Gowanus canal which is a superfund site (look up on Epa) no updates on effects of health as they dredge raw 50,000 gallons of raw sewage and toxic waste outside your window all day. Advice to landlord: Follow cdc and nyc doh recommendations for covid to protect residents in their own home. Disclose superfund status. Reward your customers who want to stay despite all of this. Signing a renewal felt like they only care or get commission on new leases.”
— 365 BOND STREET · Brooklyn“Lived here for 12 months in a one bedroom apartment. Staff was always very friendly. Quiet building!! This was a must for me and I’ve had no complaints. Apartment was nice size and was clear upon move in. Overall, absolutely would recommend someone to live here.”
— 365 BOND STREET · Brooklyn“Pros: Roof deck is beautiful, nice amenities (though not accessible during Covid), great views depending on your apartment Cons: Common area furniture, especially on roof, gets shabby and is not replaced. There are no consequences for those who break the rules, i.e. smokers and those who take their pets into common areas where they’re not allowed.”
— 365 BOND STREET · Brooklyn“Pros: Staff is friendly and on top of most things promptly Cons: Owners are the worst and leasing staff. Lied to my face multiple times about tenants rights (it’s on the Internet and I can read nice try tho!) will not give your security deposit back without begging, don’t communicate etc Advice to landlord: Building service people are good, if they care(I’m sure they don’t) they’d hire people in the office who, give half a fuck and are at least reasonable or somewhat honest, too much to ask I’m guessing”
— 365 BOND STREET · Brooklyn“Pros: Finishes look nice. Decent location. Amenities. Cons: Walls are really thin, can always hear TV and music from other apartments. Can always smell smoke from other apartments too. No screens on the windows, apartments and hallways are full of bugs once weather gets warm and people start to open their windows. Management company is really rude. Advice to landlord: Clean up the building. Stop focusing on attracting new tenants and deal with issues first.”
— 365 BOND STREET · Brooklyn“Pros: Apartments look nice, but poor quality Cons: Want to listen to music from your neighbors all day and night? Even on a Monday at 9 am? This is the building for you. Cops are here daily to break up parties and building does nothing to stop the noise. Advice to landlord: Stop the noise”
— 365 BOND STREET · Brooklyn“Pros: The location is nice. The people who work in the building are nice and helpful. Cons: The building management is the worst. I ask simple questions and get nasty responses. The windows look nice but can’t open due to the mosquito problem and are drafty. Advice to landlord: Get a new management company.”
— 365 BOND STREET · Brooklyn“Pros: Used to be good. New management company is terrible. Cons: So loud! Constant music from every direction. Constant smell of either cigarettes or weed. Building does nothing to stop it. Advice to landlord: Actually listen to the only residents left who have to complain about the issues instead of trying to entice new renters to fill all the empty apartments.”
— 365 BOND STREET · Brooklyn“The walls are way too thin. We listen to loud music, TVs, and parties all day and night from several neighbors. We've had to buy new headphones, ear plugs, fans, white noise machines, etc. just to get through the day until our lease is up. The building does not care and has not done anything effective to help stop the noise. The staff that works in the building is great, but the management company is terrible. There's a website to pay rent, but it's never updated with balances due or history of payments. They send nasty emails to residents if questioned about keeping track of rent payments.”
— 365 BOND STREET · Brooklyn“Pros: Building staff exclusive of leasing / mngt team is inviting and extremely nice to tenants. Cons: Major air conditioning issues. Constant system fail. Refusal to work with tenants during covid-19 pandemic. Building is not as clean as it use to be. Advice to landlord: Building interior needs to be touched up with paint. Building should care about existing tenants as much as they care about new tenants. Amenities should be discounted especially since no outside guests are allowed during the pandemic.”
— 365 BOND STREET · Brooklyn“Friendly staff, professional service (concierge, maintenance staff fixes anything day of with top quality), clean, modern building (gorgeous), great neighborhood and quality finishes (appliances, fixtures are good quality). Great amenities (3 roof decks, game room, outstanding gym, large gathering spaces and professional kitchen).”
— 365 BOND STREET · Brooklyn“Pros: Amenities, Building Quietness, Cafe Access Cons: Building Cleanliness, Building Manager is horrible Advice to landlord: Get this place cleaned up and back to what is was when Bruce was building Manager”
— 365 BOND STREET · Brooklyn“overpriced in my opinion - do not move in unless you like cheap construction. Beautiful neighborhood and nice design + friendly staff but thats about it. Cheap material cause things to break, and walls are not soundproof.”
— 365 BOND STREET · Brooklyn“I had a bad experience with management as well, I don't think they treat tenants with too much respect. The apartment is charming from the outlook but built with cheap material that wears away as time goes by.”
— 365 BOND STREET · Brooklyn“Do NOT move into this building unless you like cheap construction, loud music, noisy neighbors and domestic disputes at all hours of the day and night. The front desk does not address noise complaints. When writing an email to noise offenders isn't effective, management doesn't know how to handle issues and ignores complaints.”
— 365 BOND STREET · Brooklyn“I love this community because the staff, building and services are excellent. The location is great and offers easy access to so many restaurants and transportation. The application and move process was very easy and the entire staff was so accommodating!”
— 365 BOND STREET · Brooklyn“I am so happy to say that being a part of the 365 Bond family has really been the best thing for me and my new baby. Regardless of the amenities, which can be found in almost all new buildings these days, the doormen, porters and all the staff have been like a second family to me. Whether I was walking the halls for hours and hours at a time trying to get my newborn to sleep or needing a break from my baby... they have ALL been there to help me: holding her when I was exhausted, talking to me when I was bored, laughing with me, making her laugh and smile. They have seen her grow up in the past 8 months and she loves going down to the lobby to play with everyone! The lifestyle in the building itself is obviously incredible... but combine that with the staff and it becomes home. I'm so grateful to them and will be telling my baby about her first year of life with such fond memories.”
— 365 BOND STREET · Brooklyn“Had a studio with a great southern view of Brooklyn, with the F elevated subway line in the distance. Large windows, even for a studio. Large walk-in closet. Building has all the amenities and is super quiet. No sounds from above, below, side, or even street traffic. Hot water included, and the electric for heating/air-conditioning ran, at most, $80/month. Verizon FIOS was $15.99/month. Love having a washer/dryer, and quiet dishwasher. All Bosch appliances. The only negative is limited subway lines (F, G, and R). Between Carroll Gardens and Park Slope, both have great restaurant options. Only reason for moving out is because I purchased a home.”
