— 1321 3 AVENUE · Manhattan“Pros: Our apartment is great. Victor, the super, is responsive and always answers our calls (he lives in the building too). We've never had a bug, rat, etc. issue. Heat and air works well. Our apartment was recently remodeled and nothing has broke during our lease. Our unit faces away from 9th avenue, so it's not loud at all. We also like the area given there are so many restaurants on 9th avenue within walking distance. Cons: Only con I can think of is that both dryers in the buildings' shared laundry space didn't work well for a few months. They didn't get super hot and you would have to pay for two cycles in order to fully dry your stuff. The dryers have both since been replaced / fixed. Advice to landlord: NA”

They are the only ones allowed to use the laundry in the basement and they don't take care of the building. The stairs are always disgusting they pick up the trash whenever they want to and they will take about two weeks to do something that needs fixing. They have sole access to the security cameras but claim they don't record so they can't help you if your package goes missing. One time the super Jimmy entered my apartment when I wasn't there - he claimed it was necessary but they decide what is deemed necessary. Pray you never need to call them because they are horrible people. Advice to landlord: Change the super!”

Cons: This roof leaks on multiple floors when it rains and the building has a roach infestation despite management offering free exterminations every month. Management is quite unhelpful and at times abrasive, and their only solution is to slap a fresh coat of paint over water damage. Apartments on the west smell like the garbage pile which is located directly to the west of the building. Apartments on the east are very loud from 1st Avenue. Try your luck elsewhere. Advice to landlord: Be upfront about the low quality of this apartment and the roach infestation. Hire someone to take care of the roaches once and for all. Fix the roof.”

Advice to landlord: Due to maintenance and cleanliness of unit would have loved to move to smaller unit in building or another of your buildings but attitude and unresponsive-ness from office ultimately forced me into another building”
