“Unit 5B Pros: Rent-stabilized and great location Cons: Owner does only emergency repairs and does them cheaply - long, difficult, and tiring process trying to get anything fixed, even issues as urgent as collapsed ceiling. No concern for safety of tenants. Doesn't spend the money on a super, as required by law. Dangerous building to live in.. Advice to landlord: Care about your tenants as something more than cash. This is their home. You get a tax break for rent-stabilization so excuses for not having the money to make repairs are a joke.”
— 406 EAST 83 STREET · Manhattan“Unit 4C Pros: Good starter apartment before the problems started Cons: Couldn't rely on super or landlord to provide services and upkeep the building. My oven never worked. Mini, college sized fridge. Old, outdated studio and building. The boiler broke causing a gas leak which could've been disasterous if not for concerned citizen on the sidewalk that called 911 due to the gas smell. Super wasn't around to let firefighers into the boiler room. There was no hot water for 2 weeks. Then no gas for 8 months. Advice to landlord: Be more attentative to your tenants safety and building.”

— 404 EAST 83 STREET · Manhattan“Unit 4C Pros: There aren’t any. Just stay away from any properties owned by this landlord. Cons: The landlord does the bare minimum. The building hasn’t been painted since the 60’s, indicated by the brown peeling paint in the hallways. Super is never around. Landlord is uncooperative and threatens legal action against you if you bring up tenant rights. No laundry room. College cube refrigerators, any repairs that need to happen will come out of your pocket, he will NEVER reimburse you or allow you to deduct from monthly rent. No easy access entry. Several apartments have hoarders which means roaches are a part of every day life. Landlord is aware, he refuses to intervene. Don’t bother looking at any of his properties. Advice to landlord: Clean up your building. Let a management company take over, no one wants to deal with you.”
