“Unit 16C Pros: Love the area, the building is really a fine working machine. 4 elevator, all work! Building staff so polite, kind, eager to make you happy. They clean all the time and I am a neat freak, so I can appreciate. Package room, delightful, courteous staff. Door people, amazing, on top of visitors, my son was stopped twice…he only loves here between school breaks. Cons: The worst part of this building is the leasing company, they want you in and then poof they are obvious. I was not told about the laundry cards, how to get to the gym, many of the important tasks. Lucky neighbors are so nice and helpful. When we had issues the first few days, light bulb out, etc. they responded, after that, crickets! Advice to landlord: Make sure new tenants are given complete instructions in your building.”

Cons: After two years as a tenant at Independence Plaza in Tribeca, I can confidently say these buildings are not worth the sky-high rent or the constant headaches—largely thanks to the appalling behavior of Stellar Management Leasing staff, specifically Sheri Ramirez. When my household explored moving to another apartment within the same building, we were met with unprofessionalism that went far beyond typical NYC leasing frustrations. April and Sheri were dismissive, evasive, and repeatedly provided contradictory or misleading information. Their communication style was, at best, careless, and at worst, deliberately obstructive. Instead of working with long-term tenants to find a fair solution, they seemed determined to make the process as difficult and unpleasant as possible. It is mind-boggling to witness such a lack of courtesy toward residents who have been paying steep rent here for years. Details were omitted or spun to fit whatever narrative suited them in the moment. The result? Wasted time, unnecessary stress, and a stark reminder that Stellar Management prioritizes profit over even the most basic tenant respect. The location in Tribeca might be appealing, but if you value honesty, professionalism, or even basic decency from building management, you should seriously reconsider. There are far better-run buildings in the neighborhood that won’t treat loyal tenants as disposable inconveniences.”

“Unit 19H Pros: - Legit soundproof walls, couldn't hear a thing - Apartments had so much space! In-unit washer and dryer was amazing - Staff was nice, food delivered right to your door, good package management system - Great location Cons: - Responsiveness to issues was sometimes slow, not terrible though - Raised rent by an obscene amount our second year living there so had to move out. Raised it $100 the first year, $1700 the second year. Advice to landlord: Don't raise the rent by so much”

“Unit 8E Pros: The doormen and building staff are wonderful. Very kind and helpful. Large laundry room. Trash chute and recycling on every floor (cleared out pretty regularly). Great location -- right by the park, so if you're lucky, you also have an excellent view. And close to target/whole foods Cons: Poor ventilation -- our bathroom ceiling would crack every few months. A bit of an older building for the price you pay. We didn't have a pest problem, but I did see a roach in the stairwell”

“Pros: Good building and location. Fast maintenance response. Cons: High rent increases and AWFUL property management. I originally wrote a good review until I went through the process of moving out. Not only are they completely unresponsive, they give false information and do not follow through on anything. I went to move out and my elevator reservation was not shared with the doorman. The doorman was rude and actually yelled at me which I never thought it would experience in a building that I paid so much to live on. I went through all the correct processes to reserve the elevator and book movers even receiving confirmation from the property managers. Instead they had all the elevators in use and made me wait an hour with my movers (who I pay by the hour). Absolute ridiculous. They have now been completely unresponsive about returning my security deposit. Advice to landlord: Respond when people that pay to live in your building ask you questions”

Management also lied to me about my lease situation. All the hallways smelled like smoke. There were cockroaches in the building. Advice to landlord: I have no advice to ownership other than to say that prospective tenants should stay far away.”

I live in a non-renovated apartment yet pay more than people in the building in a renovated high floor apartment. Makes no sense. Also you should really work with tenants to price their apartment at market rate especially during a pandemic”
