“Unit 16C Pros: Love the area, the building is really a fine working machine. 4 elevator, all work! Building staff so polite, kind, eager to make you happy. They clean all the time and I am a neat freak, so I can appreciate. Package room, delightful, courteous staff. Door people, amazing, on top of visitors, my son was stopped twice…he only loves here between school breaks. Cons: The worst part of this building is the leasing company, they want you in and then poof they are obvious. I was not told about the laundry cards, how to get to the gym, many of the important tasks. Lucky neighbors are so nice and helpful. When we had issues the first few days, light bulb out, etc. they responded, after that, crickets! Advice to landlord: Make sure new tenants are given complete instructions in your building.”
— 310 GREENWICH STREET · Manhattan“Pros: Great location , great package system Cons: We had a huge roach problem, had to take care of it ourselves. Increased rent way too much. Stellar management is beyond incapable”

— 310 GREENWICH STREET · Manhattan“Pros: Location and size of the apt s Cons: Apartments are old and basically falling apart. We would randomly have zero hot water with no notice. Little water pressure with no resolution. Management is terrible. Raised rent an insane amount every year Advice to landlord: Better management”
— 310 GREENWICH STREET · Manhattan“Pros: Good for postgrads in nyc Relatively affordable Tribeca apartments Great doormen especially Onnie Cons: Renovations over past 1.5 years were annoying but they’re almost complete”
— 310 GREENWICH STREET · Manhattan“Pros: Location was great and balcony’s are a nice option on the multiple bedroom units. Cons: After two years as a tenant at Independence Plaza in Tribeca, I can confidently say these buildings are not worth the sky-high rent or the constant headaches—largely thanks to the appalling behavior of Stellar Management Leasing staff, specifically Sheri Ramirez. When my household explored moving to another apartment within the same building, we were met with unprofessionalism that went far beyond typical NYC leasing frustrations. April and Sheri were dismissive, evasive, and repeatedly provided contradictory or misleading information. Their communication style was, at best, careless, and at worst, deliberately obstructive. Instead of working with long-term tenants to find a fair solution, they seemed determined to make the process as difficult and unpleasant as possible. It is mind-boggling to witness such a lack of courtesy toward residents who have been paying steep rent here for years. Details were omitted or spun to fit whatever narrative suited them in the moment. The result? Wasted time, unnecessary stress, and a stark reminder that Stellar Management prioritizes profit over even the most basic tenant respect. The location in Tribeca might be appealing, but if you value honesty, professionalism, or even basic decency from building management, you should seriously reconsider. There are far better-run buildings in the neighborhood that won’t treat loyal tenants as disposable inconveniences.”

— 310 GREENWICH STREET · Manhattan“Pros: I liked some of the doormen/women a lot, some of the other ones were very creepy. The central air was nice and garbage/packages were taken care of promptly Cons: you can hear the streets from the 28th floor! Management is also a piece of work. It took multiple months to get a lease takeover handled due to incompetence and improper staffing Advice to landlord: be better in the management”

— 310 GREENWICH STREET · Manhattan“Pros: Elevator, doorman, washer/dryer in unit, renovated, great views Cons: Occasional cockroach, had bedbugs one year, lobby has smelled funny ever since Best Market was there, elevators often out of service and therefore crowded, younger and louder tenants Advice to landlord: Proactive pest control, noise dampening measures”
— 310 GREENWICH STREET · Manhattan“Unit 8E Pros: The doormen and building staff are wonderful. Very kind and helpful. Large laundry room. Trash chute and recycling on every floor (cleared out pretty regularly). Great location -- right by the park, so if you're lucky, you also have an excellent view. And close to target/whole foods Cons: Poor ventilation -- our bathroom ceiling would crack every few months. A bit of an older building for the price you pay. — 310 GREENWICH STREET · Manhattan“Pros: Good building and location. Fast maintenance response. Cons: High rent increases and AWFUL property management. I originally wrote a good review until I went through the process of moving out. Not only are they completely unresponsive, they give false information and do not follow through on anything. I went to move out and my elevator reservation was not shared with the doorman. The doorman was rude and actually yelled at me which I never thought it would experience in a building that I paid so much to live on. I went through all the correct processes to reserve the elevator and book movers even receiving confirmation from the property managers. Instead they had all the elevators in use and made me wait an hour with my movers (who I pay by the hour). Absolute ridiculous. They have now been completely unresponsive about returning my security deposit. Advice to landlord: Respond when people that pay to live in your building ask you questions”

— 310 GREENWICH STREET · Manhattan“Unit 8E Pros: Great location, elevator building, washer-dryer in-unit Cons: Terrible management, my shower would constantly clog, old applicances Advice to landlord: Renovate the apartments”
— 310 GREENWICH STREET · Manhattan“Unit 38C Pros: Renovated apartments Quiet neighbors Great views in most apartments Friendly doormen Cons: Only 2 working elevators that are constantly down for 39 floors Very expensive Advice to landlord: Stop the constant elevator renovation”
— 310 GREENWICH STREET · Manhattan“Pros: Location is great Cons: When I rented here a few years ago, stellar management was absolutely awful. They were unresponsive about things like lease renewals. — 310 GREENWICH STREET · Manhattan“Pros: Clean, great doormen, Cons: I hated so much about this place. Management was absolutely awful, unresponsive, and unwilling to work with tenants. Management also lied to me about my lease situation. All the hallways smelled like smoke. There were cockroaches in the building. Advice to landlord: I have no advice to ownership other than to say that prospective tenants should stay far away.”
— 310 GREENWICH STREET · Manhattan“Pros: Great building staff, elevators, location Cons: Building management, most apartments are not renovated (not luxurious), overpriced Advice to landlord: Price your apartments according to the amenities provided. I live in a non-renovated apartment yet pay more than people in the building in a renovated high floor apartment. Makes no sense. Also you should really work with tenants to price their apartment at market rate especially during a pandemic”
