Pros: The location is great and the building itself is nice and decently quiet Cons: They let us move into a 200+ cockroach infestation. There is now a new management that seems to be handling the problem since we moved out but SMA equities was the old management and was horrible to us. We lost so much money moving in to this apartment and the emotional toll it took was also horrible. Advice to landlord: beware of pests

Pros: - Kitchen and floor was new - Great location - Exterminator was available biweekly Cons: - Fridge was broken for 2-3 months (in the summer) and the management didn't take care of fixing it. - Heat wasn't working until early-mid December. - 3-4 times (in one year) there was no water at night due to maintenance. - There was a sort of balcony (unaccessible) where there was stagnant water and became overpopulated by pigeons (we couldn't open 2 the windows because of that)

Pros: For living on the lower east side, this apartment has some pros and cons. You are very close to anything you could want to do in LES and East Village, and very close to the B/D subway (less than 2 min walk.) Building is kept pretty clean, trash gets cleared out once a week. Super replies within an hour or so if during the week via email or through the portal. Cons: Cons: proximity to the park, lots of crime happening at any given moment, important to stay alert. The heat did not always work in the two years I've lived there. Water comes out of my heater and when I talked to the super about it, didn't exactly resolve. My neighbors have had mice before, we were scared we had some too but the super came quickly with traps etc.

Pros: I liked the location right by Grand Street and Citi bike stations across the street. Trader Joe’s is really close and you can easily get to Soho on bike or about a 20 min walk. Roof isn’t “allowed” but everyone goes on anyways. Cons: Apt was not clean when we moved in, mildew in shower and burnt food on the stove. No one came to clean even after they said they would, I had to scrub the shower myself. Had issues with washing machine on day 1 and it took 2 months to get fixed. I was constantly talking to them, had to call all the time and get information. Turns out it usually is fixed within a few days but they “aren’t sure” why it took so long with me. They have an app where you can submit requests, several times they close your requests without any response. If you want to get something fixed, either do it yourself or expect to call someone higher up. Someone came to fix our ice maker (which never worked, even after the “fix”) and they left trash in the apt and the fridge was moved away from the wall and not pushed back. SMA Equities was the building mgmt- I will avoid any buildings with them as mgmt from now on. Advice to landlord: Be more responsive. Check the apartments thoroughly before people move in and if something doesn’t work, then fix it
