“Pros: good location, unit is relatively updated Cons: roaches and have found two dead mice, radiator does not work, difficult at times to get response from building super. ability to sign up for pest control but they never give advance notice which days they're coming so if you aren't home, you have to wait until the next month. however when they do come, roach issue is much better”

“Pros: Decent space for the price, some decent technology to the building Cons: Mice, cockroaches, chunks of wall falling, water damage Advice to landlord: Focus on infrastructure first then aesthetics, solve mouse issue”

“Pros: Location was great, exposed brick, sturdy building Cons: There was always dirt piling up from the walls crumbling and there were bees living in our bathroom vent”

“Unit 20 Pros: The landlord is nice and responsive, the building is clean and well maintained, location is perfect Cons: The noise of the neighbors is sometimes loud and the walls are extremely thin”

“Unit 1 Pros: Good lighting in the halls Cons: Broken steps, dirty, wreaks of cigarettes, packages are constantly stolen, huge cockroach problem over the summer despite receiving monthly sprays and getting every type of poison and retardant. I have trauma from living here lol”

“Pros: Good location right next to the B/D stop, washer/dryer in unit plus dishwasher are also a pro. It’s a gut reno so everything inside is pretty nice Cons: All of the pros are NOT outweighed by the massive roach problem. Despite monthly (if not more frequent) exterminator sprays and a multitude of additional poisons, NOTHING gets rid of these roaches. They are everywhere. We see on average 3-10 DAILY, in all sizes. There are so many babies there must be nests in the wall. Nothing gets rid of them. Save yourself and do not live here. Also forgot to mention, packages frequently get stolen with little to no follow up from management.”

“Unit 13 Pros: Love love loved location, appliances were so- so, management was ok to communicate with, building was clean most of the time, Cons: Roaches, mice, all the critters. Advice to landlord: Pest control specialist”

“Pros: No rats, clean apt Cons: Packages stolen constantly, super does not respond to texts or phone calls, occasional roaches”

“Unit 18 Pros: - Lovely neighborhood, conveniently located a 2 min walk from the Grand St subway station - Beautiful view of the park - Laundry and dishwasher in unit - Management was responsive once I got a direct phone number (although live in super would frequently leave me on read for hours even after double or triple texting ex. during the worst 24 hour water outage) Cons: - Severe bug problems during the summer / warmer months (drain bugs, eventually management got a recurring pest service to spray preventatively every month, tbd on whether that would solve the issue in the summer) - Low water pressure all the time - Repeated water outages (either no water at all or no hot water) that took hours or days to fix with minimal communication from management about when the issue would be resolved - Boiler broke during the coldest week of the year (no heat, which was not resolved for days until it was escalated from the super to management) - Frequently stolen mail”

“Pros: Apts are clean, have nice finishes Cons: Nothing ever works, building management SUCKS, big pest problem (mice)”

“Pros: Newly renovated with new appliances (fridge/stove/microwave) Cons: Cheap renovations from floors to pipes. One night all the sewage pipes in the building somehow rerouted to my kitchen sink. It proceeded to slowly flood my apartment when anyone flushed the toilet or took a shower in the building came through my kitchen drain. Fast forward to me barreling water out of my bedroom window with a sauce pan to no avail. At one point accidentally throwing the sewage water on to my super below - who refused to turn the water off. Advice to landlord: Be better <3”

“Pros: Location is great, right by trains and easy walk to most neighborhoods in lower Manhattan. Unit is small but newly renovated and modern. Cons: There are 20 units in this rather narrow building, noise can be heard in the hallways and stairs that can resonate through the building. Also opposing kitchens on shared walls add to noise. People smoke in hallways and stairs occasionally, evidenced by cigarette butts and odor. Advice to landlord: If neighbors are considerate this is a very nice place to live. Would recommend better enforcement of no smoking in hallways, if possible.”
