“Pros: amazing location great doormen convenient trains Cons: management is horribly slow to respond to urgent requests. Huge caution here Advice to landlord: Please be responsive to tenants”
— 290 3 AVENUE · Manhattan“Pros: Appliances were nice Cons: Expensive rent for the area”
— 290 3 AVENUE · Manhattan“Pros: Andrew is the best doorman. Always cheerful and ready to help with anything Cons: I was disappointed to find mold in the washer shortly after moving in. It took a couple of weeks for maintenance to replace the gasket. However, even after that the washer continued to smell bad. The few washers in the common area are also not kept clean and have hair, coins and dirt inside. On one occasion I even found a nail file. The noise levels are not too bad but my apartment is next to the elevator and I can constantly hear it when it stops on different floors. Advice to landlord: Fully replace the washers in the units”
— 290 3 AVENUE · Manhattan“Overall excellent experience at the Instrata Gramercy - the staff is top notch, and everyone goes out of their way to help others. Great location and in a safe neighborhood. Well built building. Only recommendation would be to have better insulation on the windows to block out street noise.”
— 290 3 AVENUE · Manhattan“Very disappointing. The washer in my unit has mold growing inside. Management is unwilling to replace the appliance. The walls are extremely thin and I can constantly hear the elevator from my apartment.”
— 290 3 AVENUE · Manhattan“Pros: Really nice building with great units, views and really nice staff. Lived here for 2 years and had a great experience. Cons: Expensive; small kitchens; small gym”
— 290 3 AVENUE · Manhattan“I have lived at Instrata for almost 3 years now. Instrata is a great building. Beautiful common areas, including a roof with incredible views and grills. Staff are always friendly and kind, and the doormen are always very helpful.”
— 290 3 AVENUE · Manhattan“Bad heating / A/c units. You will boil in the winter Too expensive Amenities are not anything to write home about but I don’t really care about that Otherwise the location is good. Close the madison square park”
— 290 3 AVENUE · Manhattan“Front desk staff is generally good and some are excellent. There is a lot of staff turnover. Package pick ups are often delayed because desk hasn’t entered information into system hours after deliver. Sometimes there seems to be nobody on duty at front desk. This allows deliveries to enter building unmonitored. The office staff has been poor in responding to inquiries and concerns but hopefully that will improve with the new manager. Roof deck is a problem in summer with too many people, rowdy behavior and stated hours of closing are not enforced.”
— 290 3 AVENUE · Manhattan“Walls are thick. Tenants are respectful of one another. Doorpersons/staff are amiable and know the tenants. Maintenance staff is helpful. It is a pet-friendly building, and occupants take care of their pets. All requests are promptly responded to, and taken care of.”
— 290 3 AVENUE · Manhattan“Pros: This apartment building is fantastic - highly recommend, you get what you pay for. The units are fully updated, beautiful, and spacious, with brand new appliances (including washer/dryer) and quality hardwood floors. The bathrooms are also updated and beautiful - marble flooring and a cool vessel sink (i.e., a raised bowl sink). There are more closets than I can fill. I can't think of any Manhattan internet providers they don't offer (I chose FiOS), and there are plenty of outlets. The noise isolation is perfect, I've never heard any noise from a neighboring unit. Elevators are speedy - the longest I've had to wait is about a minute, and I'm above the 25th floor. The residents are the most friendly of any building I've occupied in Manhattan. The 24/7 doormen are awesome, and are very helpful with any requests. The leasing and management teams are friendly, professional, and responsive... One of the very rare Manhattan management teams that treats their tenants like paying customers. Amenities are great - the rooftop view is unreal. You will get in better shape living here - the gym is well-equipped and not crowded, and your rent includes a fitness motivation coach - in the form of a full length mirror in the shower. Con: The only potential con is traffic noise - the outside sound insulation isn't great, which could be an issue for Third Ave facing units on lower floors. My unit faces Third Ave and it's fine, given I'm towards the top of the building.”
— 290 3 AVENUE · Manhattan“Unit 28E Pros: overall nice building, not too many units per floor which is nice. can't hear too much noise from neighbors, balconys are nice, doormen and super are pretty nice and helpful Cons: Consistent issues with washer/dryer in the unit and maintenance sometimes takes 2+ weeks to fix. I still think it makes my clothes smell bad. AC and Heat units have had multiple issues as well, no heat for almost the entire first week of winter where it was 50 degrees in our apartment. Building communicated better about this though and tried to fix the issue asap. Pretty busy location with foot traffic and lots of college students in the area. Minimal transport options on the east side. Advice to landlord: Replace the washer/dryers or be able to clean them on a quicker basis than 2+ weeks.”
— 290 3 AVENUE · Manhattan“Generally the apartment is good for first time renters. However there are many other competition with Instrata. VU Condominium 4 minutes from here offer quality rentals for lower prices, every apartment has washing machine, building is new, flexible pet policy with those with banned breeds.”
— 290 3 AVENUE · Manhattan“Its often that multiple in-unit maintenance visits are required to complete simple repairs. In addition, certain routine building functions are not being addressed promptly or adequately; I would like these issues rectified.”
— 290 3 AVENUE · Manhattan“Pros: Building staff is amazing. So friendly and fast to complete any request. Special shout-out to Chris and Carlos. They are amazing dudes who are great at their jobs. Cons: After moving out, it took them over 120 days to return my security deposit. Only after threatening commercial litigation (as the amount was too much for small claims court) did they actually cut a check, even though they claimed they had sent ones months prior. Once 14 days is past your move-out, get ready for a wild ride. Advice to landlord: Treat your current tenants better than prospective tenants. It’ll keep us around.”
— 290 3 AVENUE · Manhattan“VERY unprofessional staff......................................................”
— 290 3 AVENUE · Manhattan“Pros: Nothing but good things to say. Doormen are the best, apartments are spacious and beautifully outfitted. Awesome location. Responsive and professional management. Cons: There isn’t anything negative I’d write about this building. I guess I wish the hallways were re-done/updated. Advice to landlord: Thank you for an incredible home.”
— 290 3 AVENUE · Manhattan“Pros: Amazing views from the rooftop Cons: After many years of living at what should be an amazing residential building in Gramercy, my Partner and I have sadly decided to leave. Building management refused to offer us the 3 + months of free rent for a 12 month lease that new residents were being offered as it was not "in their policy" to offer discounts to current residents. With rent prices in NYC down 25% to 30% of pre-pandemic levels we felt we had no choice but to leave. A warning to all potential residents; - Instrata/ Greystar are a faceless/ emotionless corporation and are impossible to deal with/ appeal to. So while you may be offered attractive discounts when you sign up, do not expect anything when you renew your lease. They have proved time and time again to us and other residents that they are all too happy to see you leave and find someone else. Super disappointing when you have made somewhere your home. - Construction on a 22 story residential building broke ground in January 2021 and will continue until April 2023. They start work at 7am every weekday and plan to work weekends. All apartments facing 3rd avenue will be woken up by very loud construction noises for at least the first 10 months of construction, possibly more. We work from home and I can attest that the noise continues all day and is very disruptive. If you do plan to move in, please keep this in mind. - There are severe restrictions on the building amenities. The gym is only open a few days a week and only on "even" hours. The building sites nameless covid reasons for this restriction. The (amazing) roof cannot be accessed at certain times of the day and building management is quick to escort you and your guests off the roof and cite you with a "lease violation" for breaking their arbitrary rules. In general I would warn all potential residents that this is anything but a luxury rental and I would strongly advise you to look elsewhere or negotiate hard before signing a lease. Advice to landlord: Be reasonable with your tenants and treat us like Human Beings not inventory items”
— 290 3 AVENUE · Manhattan“DO NOT MOVE INTO THE INSTRATA GRAMERCY! INSTRATA GRAMERCY "FORGOT" TO SEND ME MY SECURITY DEPOSIT!!???? I lived in Instrata Gramercy for 2 years and always paid my rent on time. Never was a problem. Moved out in September 2020 and left the apartment in pristine condition. Did a walk through with the management office representative. All agreed that the apartment was in great shape and "they hated to see me go." It is now mid-November and NO SECURITY DEPOSIT has been returned. After much emailing they have now said that they will return my security deposit (in full less a $15 fee for some baloney reason) "in a couple of weeks." THIS IS AGAINST THE LAW! By law they have 14 days. So, DO NOT RENT HERE! They don't return your security deposit. I have absolutely no guarantee that I will even get the deposit.”
— 290 3 AVENUE · Manhattan“We have an incredible super, and also a few great doorman, particularly Chris as other reviewers have mentioned. Management is beyond horrendous, inflexible, greedy. I have been living in the building several and management has no concept of tenant retention and how to treat loyal tenants during challenging times. I've paid over the roof rental prices over the past couple years, and they wouldn't even give a portion of the concession they are giving to new tenants, especially during COVID times.”
— 290 3 AVENUE · Manhattan“We have hands down the most incredible and reliable super and one incredible doorman Chris. Besides that, most of the tenants who have been living here 2 years + and I feel like Greystar has been extremely unfair to us veteran tenants and have shown a lack of loyalty and sympathy for us during this challenging time. The rental market is down, and it's public knowledge that rent cost for new tenants is significantly lower. Yet, Greystar refuses to lower our rent to meet the latest market price and that of the new tenants if we want to re-sign our lease, which is completely absurd and unfair. The rental market will continue to go down come October when the Mayor confirmed all outdoor seating and restaurants would be closed for the unforeseeable future. Another negative is you promote having a concierge service, yet I can't even get them to reply to any of my emails. Also, my doorbell has not worked in months.”
— 290 3 AVENUE · Manhattan“The A/C is a problem and I would not recommend the apartments because you can't control the air. Also the doors to get into the building are very heavy and you need both hands to open them and the door meant never open them for you so you are left putting coffee and groceries on ground struggling to open the doors”
— 290 3 AVENUE · Manhattan“I've been very pleased and so have remained a resident for close to ten years. I feel safe here with great doormen and considerate management. If away I always know any mail and packages are safe. Gym is clean and updated and the rooftop is well kept”
— 290 3 AVENUE · Manhattan“So far, it has been great, management has made moving in very easy and we really appreciate how friendly the staff is at the entrance of the building. The building is quite, the people are respectful and overall very please with the location of the property”
