“Unit 22 Pros: Near the park, nice neighbors Cons: No elevator. Dirty building, vermine. Importantly - no support for tenants in emergencies. You can't reach the super or landlord. A disaster, not worth the torture. Advice to landlord: Waste of time as this owner is a totally disinterested jerk.”

“Pros: It is a great location in a quiet part of the Upper East Side. It is within walking distance of the subway, buses, ferry, grocery store, restaurants, and a nearby park. Cons: The management took a long time to address the issues in our apartment, and the walk-up was usually dirty. The recent fire displaced us from the apartment, and it was caused by faulty wiring.”

“Pros: In a Good neighborhood Cons: Cockroaches. Cracked walls. Dirty stairs. Load neighbors. Unresponsive landlord. Small apartment. Advice to landlord: Answer your email.”

“Pros: The new appliances/finishes look nice and it is removed from street noise. No pests in the actual apartment. Cons: The landlord is not communicative. The water is frequently brown and occasionally shut off without any warning. The appliances look good but they won't be repaired if they break. The oven was terrible and there is a neighbor with neo-Nazi stickers all over his door. Some other neighbors are quiet and nice but there are some who yell. Packages constantly stolen. It's fine but it isn't worth the money you're paying, especially for the size and the lack of light. You'll have to be really annoying to get anything fixed, and to get your security deposit.”

“Pros: The newly renovated apartments are nice. Laundry in unit. The apt is on a quiet street. Cons: The hallways and stairwell of the building are usually dirty, history of stolen packages after things get delivered, landlord is unresponsive to requests. Advice to landlord: More responsive to tenant requests”

“Pros: Quiet. Well maintained. Cons: Landlord did not return security deposit. Was unreachable and ignored multiple requests.”

“Unit 10 Pros: Responsive and timely maintenance team, owner understanding if rent tardiness issues. No problems for us! Cons: Sometimes no response from management, but usually happens when they are already fixing it and it always gets fixed from there.”

“Unit 2 Pros: The location on UES is fantastic. Short walk to 2nd Ave with tons of restaurants and Q/4/5/6 are all easy to get to. Laundromat is close by. Dishwasher in kitchen. Cons: Cockroach infestation had to be handled by us, even though we reported it and requested exterminator. Kitchen stove is small, can only fit 2 pots/pans reasonably on burner. Checks have to dropped off in person to mailbox a few blocks away (NO online payment system for rent). Landlord doesn’t care about the people living there, will force people out by hiking prices. Only responds to tenant inquires when they’re easy to solve. Advice to landlord: Please try and be reasonable with price hikes on rent. 30-50% hikes are debilitating. Also requests for extermination and pests should be handled promptly and thoroughly.”

“Unit 21 Pros: Good neighborhood, true bedrooms, natural lighting Cons: Roaches, unresponsive landlord for the most part, old lady in the building who has cats and it smells like cat pee in the stairwell”

“Pros: When I was there the rent was pretty affordable, the street is quiet-ish. It’s close to FDR entrance so that’s not great but it didn’t bother me. Cons: The apartment is just built really cheap and old. The building manager took too long to give me my security deposit. He’s unresponsive. Advice to landlord: If you can’t oversee, hire someone to do so.”

“Unit 11 Pros: CLEAN. The supers are incredible and timely with keeping the building clean as well as the garbage area. Pest control is top notch. I’ve had only one roach get in that crawled under my door and promptly died within a foot. I’m not aware of anyone in the building with a problem and there’s no evidence in the hallways. Thick walls. Recent neighbor was a musician who loved to sing and yell. Can’t even make out what is being said if you can hear it at all. Floors are a bit squeaky and you can hear hallway noise loud and clear, but that’s not too bad of an issue. Cons: Heat is always way too hot, but they recently put in some temp control monitors so it’s been slightly better. Intercoms are broken, so all you can do is let people in and find out after. Packages have been stolen or opened recently, not sure why, and I don’t think there is enough security cameras to remedy the issue.”

“Pros: The apartment itself is a nice space, very pleasant. Warm and quiet. Cons: There is a horrific smell coming fro.a neighbor's apartment, for years. The landlord has done nothing. There is also a roach infestation, the lamdlord does nothing. I had to lay my own traps, I assume other tenants must do the same. Advice to landlord: Maintain your building. You certainly make enough in rent to clean the problem tenant's apartment and bring in professional pest control. One guy who runs around doing wverything is not enough.”

“Pros: Great natural lighting get Cons: Impossible to reach anyone from management. We had a leaking living room ceiling for over a week, couldn’t reach the landlord or super after repeated attempts, then were chastised for using the emergency line. Advice to landlord: Do your job!”
