Unit 2D Pros: Great location Nice community Beautiful view Cons: Serious maintenance issue. Awful roach infestation from compactor chute spills into adjacent apartments. Rats alive and dead. Unlicensed plumbing work leading to gas leaks. It’s a nightmare and the manager gaslights you about it Advice to landlord: For a start, deep clean the compactor

Pros: Very good location. Cons: Building is crumbling and landlord is a slumlord. Calls to "property manager" all winter long to beg for heat and hot water. It is also roach infested here.

Pros: Great location Near two different subway lines Good deal for the area Cons: Mice Cockroaches Walls are thin so you can hear your neighbors Owner is rude and non-responsive Takes weeks to take care of any issues in the apartment Insist you call them so there’s no paper trail Everything is a fight and they try to change the rules constantly Nickel and Dime you over EVERYTHING Both management and the super (who is also the owner) are very rude Extremely disorganized Accepts everything by mail, there is no option to pay rent or report issues electronically Advice to landlord: Be kinder and more organized. Stop doing everything in your power to make money off your tenants.

Pros: Layout/size of 2-bedroom apartment, location/proximity to C-line, elevator Cons: Most units had a significant mouse problem that property managers didn't address. In general, it was hard to get in touch w/ property management company about any needs. One resident went months w/out a working refrigerator

Unit 2G Pros: We got a great deal for this apartment. We paid 2550 for a 2-bedroom. This is in the heart of Clinton hill, a 20 minute walk from the park. Cons: We had a cockroach problem. We had an exterminator come spray once a month but we had to buy our own bait to fix the problem. We also had a mouse at one point. We had packages stolen. The landlord / management company was negligent and disorganized. There is not an efficient way to log problems. We have to call the landlord- which means no paper trail and problems get swept under the rug. The management is rude. The laundry machines in the building require quarters and do not always work.

Pros: Tons of space and light, super lovely neighbors, wonderful neighborhood. Cons: Garbage management non existent, heat often not on, washer / dryers broken regularly, building management not super responsive / often rude. The kitchen and bathroom are very outdated, the landlord does not really repair anything, just sticks a bandaid on. Make sure to research whether or not your unit is rent stabilized or rent controlled, building management likes to omit this information and not put it on the lease. NYC, owners must give written notice of renewal by mail or personal delivery not more than 150 days and not less than 90 days before the existing lease expires, and this management company has been known to just let the lease expire and act annoyed when renters request the new lease, or threaten a rent rise (important for renters to know their rights!). Advice to landlord: Do better. Just do better.

Pros: Lovely exterior and location, great community of neighbors who help each other out Cons: Management does not take care of the building, fixes things cheaply so they will break again quickly, and can be rude to deal with. Dealt with a horrible roach problem that I had to manage mostly on my own. Machines in the laundry room are frequently broken. Advice to landlord: Please take better care of this architecturally beautiful building

Pros: The location, space, elevator, and charm are all a plus. There’s really no better location in Clinton Hill to live with roommates. The super is very responsive. Cons: The landlord is unresponsive and may not actually exist. We had roaches that wouldn’t go away. It is a VERY old building that hasn’t been updated from the late 70s/early 80s so things often break. There was a building-wide heat and hot water outage that was criminal. Advice to landlord: Respond to tenants! Update apartments in the building as people move out - it’s the least you can do. And spray the whole building for roaches.

Pros: Amazing location, rent stabilized building, trash chutes on every floor, reasonable upkeep of the building and pest control. Quiet streets. In building laundry. Responsive to any complaints on things going wrong in the apartment and will fix things. However, they’ll fix it in the cheapest possible way and that is often sloppy and not done well. Package room to keep packages safe. No packages sitting out on the street. Cons: Super overpriced laundry that is coin operated and no coin machine. No covid rent flexibility. Apartment features are old and tacky. Range hoods are pretty much useless throughout the building. Gas leak in the building and property management refused to take responsibility for it and did not give any rent reduction. Did not offer any heaters, hot plates or anything whatsoever. Property managers are often short tempered and unhelpful. Never on top of things. Advice to landlord: You’ll keep your tenants if you put them first.

Pros: The neighbors were good. Never had any major issues. Everyone was somewhat friendly and to themselves. Cons: HORRIBLE PEST PROBLEM!!! Bad building security- Doors left open/broken Walk up- No elevator Advice to landlord: UPDATE THE BUILDING
