“Pros: Good general location, but gets extremely loud and crowded Wednesday-Saturday night from the club across the street and Webster hall Cons: Pest problems, poor management, heating issues”
— 113 EAST 11 STREET · Manhattan“Pros: Respectful neighbors, bedrooms facing the back are super soundproof due to ancient, thick walls. Central location. Only one washer/dryer for the entire building but haven't really had issues getting my laundry done. Cons: Very outdated units - slanted floors, appliances falling apart, doors falling off closets. Had mice issues which took months to resolve. The worst water pressure I've ever experienced. Heat is super spotty, was living with our kitchen/living room at 55 degrees for most of the winter. Old and new supers unresponsive and not very helpful.”
— 113 EAST 11 STREET · Manhattan“Unit 1c Pros: Nice high ceilings in all the units. Very safe I never had any packages stolen. I really enjoyed living here and would be staying if the rent increase justified the space. Cons: Horrible completely unresponsive super with a bad attitude. He never fixes anything. Says he’s going to come at one time and then arrives randomly 5 hours later or even a full 24 hours later and then is pissed off you weren’t home. Seriously the worst super I’ve EVER had. Also entered my apartment and opened my bedroom door while I was sleeping. I’m one of the street facing units and it is VERY loud. There are 5 clubs/venues and always people yelling, peeing or throwing up right outside the front door, having fights, smashing bottles outside until 5 or 6 am. It’s a city, I get it. But this was by far the noisiest apartment I’ve lived in Downtown Manhattan. I think after living here I could sleep through a nuclear blast. Next door neighbors were constantly having violent domestic incidents the entire time we lived there. Also one small washer/dryer for the whole building is not enough. Advice to landlord: Fire the super. Add another washer and dryer”
— 113 EAST 11 STREET · Manhattan“Pros: Location is convenient Cons: Webster Hall is right next to the building. Extremely loud and busy street. Horrible noise. Heat vent can’t be turned off. Poor ventilation.”
— 113 EAST 11 STREET · Manhattan“Pros: As good of a semi private rooftop you’ll find for the price point. Gorgeous views of the church nearby. High ceilings and spacious living space. Excellent storage spaces. Kitchen was fabulous. A rare find to have an island counter in NYC. Highly recommend to constant cookers. Owners are responsive to pest issues. Water pressure is okay but water heat is great. Cons: Very loud with Webster hall. Building shakes during concerts. Weak oven and stovetop. Owners could be more responsive of cosmetic issues and leaks. While roof is nice, it is more public than expected. More can be done to reinforce windows on roof and being on top of alarmed access to roof. Experience on roof depends on neighbors as it is shared. Advice to landlord: Bathroom needs a thorough clean between tenants. Check out loft.”
— 113 EAST 11 STREET · Manhattan“Unit 4C Pros: The roof is fantastic. Ceilings are 14 ft high and with the open kitchen makes the living area feel so grand. Cons: The building is connected to Webster hall so when they have concerts the building shakes pretty bad. At some points we feel like we have to leave. There is only one washer dryer in the building so it’s pretty hard to use. Cops also have broken into homes on the roof”
