“Pros: StuyTown was a great place to get a kind of NY-lite experience, in that, especially in a building like 321 ave c, you feel quite far from the city. In the spring and summer, the walk through StuyTown to the apt is lovely, but it quickly gets tedious and long (15 minutes from the train!). This makes social life just that much more effortful, especially since those 15 minutes aren’t through normal, restaurant or bar-packed streets, but rather through Stuytown alone. I did like the east village/alphabet city, though, and in-building washer/dryer, + ac, is great! The M23-SBS bus is a Godsend at this building. If you have a dog, the dedicated dog bathroom zone is right across the street, which is incredibly convenient! I loved all the green spaces/parks of Stuytown, near to the building and far, as well as Stuytown Cafe :) Cons: I didn’t love that the only way to dispose trash is through a tiny trash chute, which makes bigger trash disposals difficult. It’s also quite a far walk from the Ave A L entrance, which is the closest. Since many of the 2-bedrooms are conversions, there’s no windows in the living room, which, while common in NYC, is quite difficult to live with, especially come winter months with less time outside.”

Cons: The only minor cons are the water heat, which mostly is hot but sometimes randomly won’t heat up. Smoking is also not prohibited in apartments so the neighbors smoke smell may get in your apartment. Additionally, if maintenance must happen in your apartment, sometimes they aren’t reliable/ easy to get a hold of.”

At some point packages stopped consistently coming up to our doors which was pretty annoying. Occasionally maintenance requests take a while to be fulfilled unless you call”

These are historically safe apartments for veterans and the working class!”

Cons: Had a small issue with cockroaches - not an infestation, but we usually see about 1 per month. Stuytown provided an exterminator that was difficult to work with and refused to look for entry points (kept insisting "they come through the drains" even though our drains are only open when in use.”

“Pros: The building was clean, neighbors were generally quiet. Even when the nearest neighbor had parties, occasionally, my roommate and I couldn't really hear things. It's great that Stuytown has a private green area, esp. during spring / summer. Good amount of light, especially given the kind of low floor I was on and the relatively small size of the windows. Cons: Cold! My room was on a corner. During the winter it was cold enough to mean I'd have to wear fingerless gloves inside on the days I worked from home to type. I can't really explain the specifics of why, but I think due to the age of the wiring I couldn't use a space heater. Tripped the breaker. Advice to landlord: Fix the heat!”

“Unit 2F Pros: Building is old but well maintained, although service requests via email and phone can take a while sometimes to get an appointment, they are far better than average and very responsive with most fixes at no cost (e.g. broken curtains). Heating is good, no messing around in terms of not being on at the right times. Good property team - in terms of garbage and recycling and keeping shared spaces clean. Well maintained and clean and safe and pretty community area, with coffee shop/little bar. Security keeps things very safe. Cons: Nothing major - maybe if maintenance requests could have quicker appointments but no problems over the year here. Advice to landlord: None”

Overall, the building was clean and packages were delivered directly to our door which was nice. Key card system for the building too was nice. Never had any issues with mice or cockroaches. Cons: Maintenance was sometimes difficult. I think if you were within your first 30 days of moving-in they came to help you ASAP but after 30 days there was a long line. Luckily, we never had any issues other than when we first moved in. Advice to landlord: Please fix maintenance”

You cannot throw full size bag out so make sure you take out the trash when it’s half full”

Easy to dispose of trash. All utilities except wifi are included. Cons: Carpets in hallway seem old and dirty, our apt in particular was also not renovated recently so not the best but not that bad. Just annoying to take down recycling to ground level so we always had a little pile in the apartment.”

“Unit 2F Pros: Great community that’s rent stabilized with plenty of shared outdoor space. Really enjoyed living there for 3 years and had no problems with Stuytown. Maintenance overall was pretty responsive, with a couple minor delays for things that weren’t a big deal - anything that we needed help with immediately they addressed right away. Cons: We had a 4 bedroom that had a small living space and small kitchen. We new what we were getting into, so really on us, but definitely be conscious of the layout of your apartment. Advice to landlord: None”

“Unit 7H Pros: The apartments in Stuytown are huge compared to the average New York City apartment - not only is there a lot of space, but there is ample storage via closets (in a true 2 bedroom we have 3 hall closets plus one bedroom closet, all sizeable along with a lot of storage space in the cabinets and pantry). AC is a fixed cost which is helpful in both the summer and the winter - in the summer it can be run without fear of a high ConEd bill, and in the winter it's helpful to offseat the steam heat. Stuytown is an urban oasis in the middle of Manhattan and this unit is far enough away from the street to avoid noise but close enough to avoid a 15-20 minute walk to the subway Cons: This particular building seems to have a disproportionate amount of issues with ConEd. At least 1-2 times per month we receive notice - often last minute - that we will not have hot water or heat for 12-24 hours due to ConEd repairs. A lot of Stuytown residents have lived here for years and are locked into hundred dollar rent controlled rates. There's a outspoken community of older original residents who are outwardly unhappy with the decision to sell Stuytown to Blackstone, and they're equally unimpressed and outspoken about changes in policy and programming designed to make the apartments appeal to a younger client base - concerts on the Oval, allowing dogs.”

“Unit 1G Pros: I loved the view from my bedroom over the water, and all of our bedrooms had very nice windows. It was extremely easy to schedule maintenance and elevators always worked. Everything but AC was included in utilities, which is so nice, and even then AC was a flat rate. I had no issues with packages being stolen, and security was very nice and helpful. Stuytown has a sweet street market twice a year and offers many community events where you collect in the little park to watch movies and stuff which is really nice. It is always so clean and I never saw a roach or rat in my three years. Cons: A bit of a walk from the L train, but not bad and such a safe area to walk through once you get off the train. We did get ants when we left food out this past summer, but I think all of New York did. The Stuytown gym is super expensive. Also, the prices did go up in the apartments around mine, although rent is stabilized which is super nice. Advice to landlord: Stop raising the rent and have a lottery again. It is sad and frustrating to watch the community change and become inaccessible.”

Cons: The rent is so expensive and all the old people don’t pay what the younger generations are paying due to rent controlled apartment. No incentives to continue living there. They just keep raising rent even if you’re there for 2 or 10 years. Lots of the buildings are old and need constant repair Advice to landlord: Make rent prices more affordable for the younger generation”

“Pros: Lived in building 315 for the last 3 years. Literally zero complaints other than the outside noise from FDR. Otherwise i've seen zero rats while I lived here and the occasional roach in the laundry room. My unit was very well maintained and if something was wrong stuytown is very quick to respond. Packages were never stolen and building staff were always friendly. Cons: Constant noise from FDR which is all day and all night of cars, sirens and motorcycles. Could never open windows and had a hard time adjusting to the noise all night. Occasional crazy neighbors but nothing that bothered me personally.”

I find the noise levels to be very manageable, and as young girls we must make a lot of noise but no one has ever said anything so i imagine no one is hearing us. I feel very safe in this community. Proximity to traders joes and the L is amazing. Cons: You can't control the heat and it works so well that i would be extremely hot in the winter months, which i guess is not a terrible problem to have. It is a lease violation to remove the shower head and put a filter on and this was really frustrating because i have extremely sensitive skin.”

The halls and elevator are kept clean. Good trash management. I've never seen pests. Cons: When the shower drain was clogged, it took management months to send someone. Also we got lucky with our neighbors but the walls are very thin so pray you have quiet upstairs neighbors.”

They switched their billing system during our lease, which resulted in us unknowingly underpaying by about $20 a month (on a $5k a month apartment, split 3 ways). They then charged us a $50 late fee for each month, but never notified us at all that we were underpaying (which only happened because they changed their payment portal, and the portal did not update our rent amount correctly). At the end of our lease they snuck in a cool “you actually owe us hundreds of dollars”, and it became very clear that they had intentionally declined to notify us so that they could charge us the late fee. Horrific.”

“Unit 10c Pros: 24 seven security, responsiveness to service request are pretty good for what I assume is typical for a NYC landlord, problems fixed relatively quickly, lots of free amenities, for the first 12 months I did hear much of any bleed through the walls, lots of free activities in the summer LOTS, neighbors are really nice and helpful. If you feel like interacting with them we’re getting to know them. But you can totally never talk to them and it be OK to, Cons: This specific building is pretty deep into StuyTown so there is a bit of a walk but honestly it’s only a slight inconvenience and it’s just me looking for a con to list, there are a lot of amenities that need to be paid for two, trash shoots are annoyingly small so don’t get a big trashcan, Advice to landlord: Don’t get a big trashcan. The trash shoots are really small. Like most buildings in New York there’s centralized heating so it’s going to get really hot in the winter sometimes. Use that AC, (yah I know it’s bad for the planet) otherwise you’re gonna roast. If you need to insulate the pipes so they give off less heat or wrap them in some sort of rope like I did and as a bonus it looks cute as a decoration. Also get some fans and since there’s no lights in the ceiling don’t be shy with those lamps.”

For the amount of money you are paying for these apartments, it is far too common to reside next to loud and disturbing neighbors. I've lived here for over 16 years because of rent stabilization, but it is slowly becoming worse and worse with the intake of a younger crowd. The buildings are prone to pests. We didn't have a bad experience at all when it came to pests, but if you are unlucky and reside next to a "not so great" neighbor, that can turn around very quickly. Advice to landlord: Keep up the great work. You guys have always been responsive.”

Music in the park sucks when you’re trying to focus and the walls and ceilings provide almost no noise insulation. Advice to landlord: Fix the insulation issues and consider the people who live near the fountain when staging movies or concerts.”

Cons: A little bit too far from L train station although now they have a new stop closer to this building so that solves that. A bit too steep pricing. “Unit 10H Pros: Stuyvesant Town offers large apartments in a suburban oasis in Manhattan. Cons: Stuyvesant Town is a great place to live, but I want to move whenever I deal with property management. From essential to complicated apartment repairs, they will make you want to pull out your hair. I regularly lose hot water in my apartment, and it will take me weeks to reach out to management every day to restore it. My refrigerator was leaking water, flooding my kitchen for two and a half weeks before they sent someone out to fix the problem. My microwave, which is part of the unit's oven system, broke, and management is ignoring my emails. I could go on, but you get the point. I have had a lot of questionable landlords in my 24 years of living in NYC, but Stuyvesant Town (owned by Beam Living) is the absolute worst if you have any problems with your apartment. I know my neighbors share the same frustration.”

Cons: My only complaint is that the laundry room can be a pain since there are only a handful of washers and dryers in every building. You have to choose an off-peak time during the week to do your laundry. Advice to landlord: I wish the rent were more affordable :( I”

Although management was responsive to noise complaints, still heard banging all day from neighbors upstairs. Also, DO NOT rent a unit above one of their cafes! The cafe (stuy town owned, located right under residents units) played music loudly outdoors almost all day even though many residents were working from home during covid, took multiple calls for them to turn it down and not have top 40 hits blasting through the window every day while trying to work/take exams.”

“Pros: Pretty grounds that has a campus/community feel. Cons: Stuytown could care less about the quality of their tenants apartments. Maintenance requests are done with little care and they routinely damage things in the process. Upper management needs to be stayed on top of in order for anything to get done properly. Minimal care and sense of urgency unless you make legal threats. The walls are literally paper thin. Any given day you can regularly hear apartment doors slamming, people walking up and down the stairwell, neighbors talking or even sneezing/coughing, walking around above or below, or blasting music. Invest in a great pair of noise cancelling headphones and come to terms with that everyone can hear everything and anything you are doing in your apartment 24/7. The laundry room is an absolute disaster. Machines are constantly broken and eat your money. Stuytown continues to raise prices YoY. It’s honestly more cost effective to just send your laundry out vs paying their crazy prices. Dryers barely work to dry your clothes and the temp settings do not work either. Advice to landlord: Take care of your tenants by doing quality apartment maintenance vs trying to upsell future ones on all the new renovations that are only in a small % of the apartments. The photos at leasing office are fooling nobody! The apartments do not look like that. Lastly, all the work being done to the grounds is great, but the entire neighborhood comes and uses them and the residents have to pay for YoY upkeep charges. Nobody ever checks the oval space, basketball courts, outdoor gym, if people actually live there.”

Advice to landlord: Prioritize your long time renters that are great rather than rewarding the difficult ones.”

Cons: It is on the pricier side but you’re paying for the comfort of having a large company handle everything from screen installations to security knocking on neighbors doors for noise complaints, porters who keep laundry and garbage handling efficient, etc. Advice to landlord: Having the website updated to be more user friendly for rent payments, maintenance requests, etc. would be a great improvement.”

“Pros: Management is quick to respond to any issues. Elevator & laundry in building. Packages delivered to your door. Ample windows for natural light. Garbage chute on every floor. Community events in spring/summer. Cons: Heat cannot be controlled within the apartment (at least in this building/unit). It is regulated by the building and so comes on/off when the average temperature of the building reaches a min/max temp. This can be very frustrating, especially in some of the smaller rooms that do not need nearly as much heat as a larger space and end up sweltering. Advice to landlord: Change heating system!!”

Generally no major issues but whenever small things come up like a clogged shower, maintenance will always come in a timely manner to fix it. Cons: It’s an old building so the walls are very thin. Pipes can get loud occasionally in the winter, and since management manages the temperature, sometimes it can be too hot and other times it will be too cold.”

Separated from the city, I had to walk like 10 minutes to get to 1st and 14th. Doesn't really feel like you're in an NYC neighborhood, feels more like a gated community or a University dorm. No roof access. Advice to landlord: Open up the lawn for access when it snows!!!”

“Pros: Gigantic layouts, lots of closets, family centric tenants( for the most part). Only other pro was them letting us break our lease early as they would not provide any more security or compensation for feeling like we were in jail as we couldn't step outside without feeling we would be attacked from a known assailant that continued to harass and steal from us. Even after we caught him and had him arrested 4x. Cons: They don't care about your safety, continued theft, negligence from management. Living amongst rent controlled tenants that seem to be borderline homeless/drug addicts. Cant fit regular size trash in compactor. cant fit Large couches in elevator ( needed couch doctor to cut ours in half to fit in). elevator is constantly disgusting with smell and visible snot and saliva. some tenants smoke in their units ( even though its not allowed). Packages get stolen constantly, bikes get stolen. Unresponsive security teams. Advice to landlord: take care of your tenants.”

Multiple ways to pay rent (bank account/check/online) decent room size. Family community and plenty of kind people. Many outdoor activity spots with fountain, basket ball courts, plenty of trees, movie nights, cafe on spot, ice skating in winter and on site gym. Cons: Very expensive apartments. COVID dropped prices $700 on price and you cannot renegotiate your lease until it is expired. Walls are thin, getting out of lease is near impossible and need to pay 2x month’s rent to leave and they keep security deposit. Management heavily disorganized. Black stone owns the property and uses beam living as their property management Service. If you want extra amenities (study lounge, gym kids babysitting area) you will need to pay through the nose. Advice to landlord: Work with your tenants to provide rent negotiation even when they are in the middle of a lease. Have a program for tenants to mingle with each other. Other than that, keep up the fantastic work!”
