BPP PARKER TOWER PROPERTY OWNER LLC · avg 3.5 ★★★★★ · New York City
“Pros: Fully staffed building with laundry in basement. Cons: A lot of noise weekdays when school is in session”
— 104-20 QUEENS BOULEVARD · Queens“Pros: Solid doormen and staff who know the building, solid mix of long-time and newer residents (not as common in NYC), and spacious layouts Cons: Trash and laundry rooms need a rethink, elevators are way too small for this building size, need to find way to maintain decent community standards Advice to landlord: Act more proactively instead of being reactive/unresponsive”
— 104-20 QUEENS BOULEVARD · Queens“Pros: Very convenient location in the heart of Forest Hills. The doormen and porters are FANTASTIC. Cons: Renting here means dealing with a management team that ignores serious habitability and safety issues. I am currently dealing with a recurring ceiling leak that was "repaired" with a cosmetic paint job rather than fixing the source; as a result, the damage is already resurfacing. This pattern of neglect extends to the entire building, from roach-infested garbage rooms to a complete lack of oversight regarding tenant safety. Management is fully aware of a neighbor who has required police intervention numerous times, as well as frequent security intervention. This individual regularly ignores quiet hours with yelling and banging at 2:00 AM and frequently violates the lease provisions regarding a smoke-free building, yet management refuses to enforce the rules. Despite these documented violations and health risks, Steve Gregware and Robert Vasquez have remained consistently unresponsive; on the rare occasion they do respond, the issues are always brushed off or met with gaslighting. You are essentially on your own the moment you sign the lease; do not move here if you expect a safe, sanitary, or professionally managed home.”
“Pros: The location is convenient and typical day-today issues are resolved quickly (handymen are responsive). Laundry is 24/7, building is generally maintained well, exterminators come when called. Cons: DANGEROUS 4TH FLOOR Management (Beam Living) is knowingly ignoring a severe safety liability. 1. Unsafe Environment: A tenant on the 4th floor screams violently and smokes at all hours. This has been ongoing for 2+ years. 2. Police/Fire Activity: It has escalated beyond noise. The NYPD responds at least 2-3 times a week and FDNY recently had to physically break down this tenant's door due to safety hazards (smoke pouring out of the unit into the hall). He’s also been seen shirtless in the hall with a 12-inch knife. 3. Management Failure: Management admits the issue is "unlivable" and has installed a security camera pointed at the unit as well as a part-time guard to monitor the unit. They refuse to actually evict the problem tenant, however, due to bureaucratic concerns. The security enhancements are obviously just steps taken to prove they did something to “mitigate” the condition in the event of a lawsuit.”
— 104-20 QUEENS BOULEVARD · Queens“Pros: Apartments are big for nyc Lobby and open area clean Trash area in each floor is clean Employees are responsive and accessible Location Cons: The apartment core are old like window frame and stuff You will see a roach once a week or so The heater is old so doesn’t heat as much The gym could be improved Advice to landlord: Better insect control for the price the rent is and for the price the gym membership is better gym equipment like a more modern”
— 104-20 QUEENS BOULEVARD · Queens“Unit 16N Pros: Everything was great Cons: The rent increases are aggressive and the units are crazy overpriced Advice to landlord: Lower the rent”
— 104-20 QUEENS BOULEVARD · Queens“Pros: Nice building with great doormen! The staff is great and very helpful and attentive to resident needs. Cons: If you have an actual issue, management will be of no help. They actually take the defensive route rather than address concerns. Apt regularly had brown water out of faucet for over 2 years . I asked to get it looked into i since it happens so frequebntly, they simply said it's safe and no biggie! Could not believe especially given they had a legionnaires outbreak in 2017. Their usual reposnse in dismissiveness and defensiveness Advice to landlord: Actually solve tenant issues. Stop dismissing concerns”
— 104-20 QUEENS BOULEVARD · Queens“Unit 7S Pros: The doormen were great, everything got fixed pretty promptly. Cons: Sometimes the gym was closed and I had to run to the other one 🤣”
— 104-20 QUEENS BOULEVARD · Queens“Unit 10B Pros: doorman, porters, handymen all great. spacious apartments and good storage. Convenient location near transit, shopping, and restaurants. Many long-term residents who genuinely care about the community. Cons: Management destroyed a large dog run that was a turfed space and replaced it with a repurposed service ramp on a steep incline, coated in slick waterproofing beside the garbage disposal area. It’s unsafe, unsanitary, and a major downgrade. The former 24/7 pet relief station and all grassy dog areas have been fenced off. Dogs are now forced to share their limited space with two children’s playgrounds, creating noise and safety concerns. Despite removing pet amenities, Beam Living continues to charge pet fees and market the property as pet-friendly. Many residents are openly hostile toward dogs, and management does nothing to foster a respectful environment. Rodent sightings are frequent, especially near outdoor garbage areas, and resident amentities. Pest control efforts are minimal and purely reactive. One resident manager — a former cruise director — seems more interested in organizing bingo nights and food trucks than addressing serious issues like safety, rodents, or maintenance. He refuses to meet with residents in groups, has accused a tenant of bringing in bedbugs, and often gaslights residents who raise legitimate concerns. No service elevator: Passenger elevators are small and outdated, making it nearly impossible to move large furniture without carrying it up stairs. Do not trust the online apartment listings and make sure you get your rental history even they claim your unit isnt rent stabilzed. Features and fixtures listed as “standard” are often missing, inconsistent across units and leasing agents will only disclose this once you’re in the unit. Beam has even claimed to have “listed the rent wrong” on the website after deposits are paid, attempting a bait-and-switch on pricing. Rent hikes are not justified by the building’s age, infrastructure, or service quality. Beam Living compares Parker Towers to new luxury buildings nearby — an unrealistic comparison. Management does take ownership and there is just a cycle of excuses and blame-shifting. Advice to landlord: Stop blaming residents for your problems and take accountability for your own mistakes, Parker Towers deserves transparent, qualified management that values residents’ safety, trust, and well-being — not gaslighting, neglect, and empty marketing promises.”
— 104-20 QUEENS BOULEVARD · Queens“Unit 7S Pros: Loved The 24hour Doorman, Laundry in Building, 24 Hour Gym Access Cons: I sound petty but they didn't want to keep my keys at the front desk and the garbage around the corner sucked to look at.”
— 104-20 QUEENS BOULEVARD · Queens“Pros: Has four working elevators. The doormen at the 10440 building are super friendly and top notch. I love there’s a Trader Joe’s nearby and I get decent sunlight coming in from my windows Cons: Too much construction noise right outside your window. Apparently there were holes in the kitchen so we had a mice problem.”
— 104-20 QUEENS BOULEVARD · Queens“Unit 19H Pros: Spacious apartments, friendly doormen, responsive management. Cons: Construction. A lot of residents are older and have lived in the building for a very long time. Rent has increased consistently.”
— 104-20 QUEENS BOULEVARD · Queens“Pros: The three buildings look pretty and the common lawn is nice and big. A couple of the doormen are good. Cons: It is very noisy. The elevators are extremely slow. The rent is seriously high compared to the services, amenities and features available. All the pictures in the ads are for amenities one has to pay for in addition to the rent. Advice to landlord: The cons”
— 104-20 QUEENS BOULEVARD · Queens“Pros: I’ve lived here for almost 3 years and can’t really complain. The building is clean, the doormen and maintenance guys are lovely and it’s pet friendly. Cons: Construction has been going on for over 2 years and is about to start up again. The building also faces a middle school so it’s loud during the day with recess and band rehearsal.”
— 104-20 QUEENS BOULEVARD · Queens“Unit 5S Pros: Proximity to Trader Joe’s, subway and local shops all within short walking distance. 24/7 doorman which gives a sense of security. Cons: Very expensive compared to other supposedly luxury 24/7 doorman bldgs,. in the same neighborhood. Very noisy and heat level is on the low side. Bldg has control over the electricity bill.”
— 104-20 QUEENS BOULEVARD · Queens“Unit 18J Pros: Well maintained building with large layout and a terrace in each unit. Cons: The walls are kind of thin, luckily our neighbors around us are pretty quiet, but when upstairs has a screaming match you can hear every word.”
— 104-20 QUEENS BOULEVARD · Queens“Pros: Large units with balconies, very close to lots of transportation options, nice to have a package room with great building staff. Cons: - Elevators are frequently out of order, troubling for a building with 22 floors - Laundry room often has multiple broken machines and has had broken machines for weeks, no sign of repairs in the works - 2 1/2 years of construction with earsplitting noise, more construction to come - Water shuts off once or twice a month, usually without warning because the pipes are busted - Water in the bathroom is a pink color often - Several aggressive dogs in the building that are definitely over the "weight limit," my own dog has been attacked multiple times - Certain units are in alcoves and have only one exit - troubling in case of an emergency and that ONE exit is blocked (or, as has been the case for the past 2 1/2 years, under construction) - Lights flicker often - Management is unresponsive - I requested documents several times in December and still haven't received them - Annual rent increases with no helpful improvements - raised by $300 for us recently despite our unit being older and hasn't been updated since 1990 (according to the newspapers we found shoved into our AC unit) - Rent and utility bills are combined (convenient), but you can't get separate utility bills for proof of address (inconvenient) - Not a very accessible building - there is a ramp to enter and the main and back doors have accessible entrances, but that's the end of it. Many doors to garbage rooms, the laundry rooms, and certain units can not be propped open and don't have accessibility options. Even if you don't have any mobile impairments, if you need to bring something big/heavy anywhere it's a challenge.”
— 104-20 QUEENS BOULEVARD · Queens“Unit 12g Pros: I had a kitchen and bathroom with nice finishes and the balcony was great in the summer Cons: Could hear ALL noise from people above me; rent was SO damn high for no reason; my AC units leaked and stunk even when I changed the filters; they did construction the entire year I lived there and it was truly psychological torture and management did NOT care; things broke all the time and maintenance people constantly had to come in my apartment; smelly hallways. Advice to landlord: if you have to do construction again do a pet-friendly noise free area ffs.”
— 104-20 QUEENS BOULEVARD · Queens“Pros: Comfortable, Luxury Apartment Living! Cons: Has had construction going on for the past 2 years and noise levels are on going during working hours.”
— 104-20 QUEENS BOULEVARD · Queens“Pros: Spacious rooms Dog friendly dog park Cons: Slow elevators Constant construction Noisy No pest control Advice to landlord: Please keep noise levels down there are professionals working from home and the construction makes it very not enjoyable at all”
— 104-20 QUEENS BOULEVARD · Queens“Pros: Space space space very spacious Cons: Noise Too much construction Cockroaches Dogs bark too much too loud Extremely thin wall Terrible reglazing job Too many sirens pass throughout the morning day and night Old appliances Advice to landlord: Renovation for every apartment and maintain dog barking residents”
— 104-20 QUEENS BOULEVARD · Queens“Pros: the location neighbours space Cons: the pets prohibition Advice to landlord: to let owners have pets”
— 104-20 QUEENS BOULEVARD · Queens“Pros: Community of nice people Cons: Noise noise noise due to construction that has been ongoing for a few years. Management unresponsive. Heat breakdowns; water breakdowns all too frequent. Try sleeping in 29 degree F temps when heat goes off for hours and hours! There are three buildings in Parker Towers complex. All have similar complaints. Every staff member trained to lie to tenants about everything. If interested in this complex, please RECONSIDER Advice to landlord: They wouldn’t listen or care…”
— 104-20 QUEENS BOULEVARD · Queens“Pros: Doormen very helpful and friendly Cons: Loud next door neighbor. Thin wall. Advice to landlord: Rents see prohibitive now”
— 104-20 QUEENS BOULEVARD · Queens“Pros: no fee rentals, doormen are great, service requests processed fast, well maintained Cons: walls could be thicker Advice to landlord: keep up good work, less construction if possible”
— 104-20 QUEENS BOULEVARD · Queens“Unit 5S Pros: Clean, Apartment size, 24 doorman Cons: Overpriced, Constant construction Advice to landlord: To not charge such high rents in relation to other full service bldgs. in the same neighborhood.”
— 104-20 QUEENS BOULEVARD · Queens“Unit 17A Pros: Had a spectacular view! The doormen are THE BEST, especially Francisco. Management makes it feel like club med, with activities, etc. Lawn area is beautifully kept and a real plus. Management cares about social justice. Buildings are very diverse, especially for Forest Hills. Maintenance team is super responsive, through an easy online portal. Neighbors are friendly. Apartments are on the small side, compared to others in the area, but they're done nicely. Good appliances in the kitchen. Cons: If you want silence, this is not for you. Walls are thin. With so many rentals (aka many people not taking care of apartments like they should), there are definitely pests. They try to control it, but be ready to see some cockroaches and mice. Advice to landlord: I know you're doing the best you can. I had a wonderful time at Parker Towers.”
— 104-20 QUEENS BOULEVARD · Queens“Pros: Kind Doorman, Lawn, Cashless Laundry, Spacious Cons: Too many dogs”
— 104-20 QUEENS BOULEVARD · Queens“Pros: Location by Austin st is the only pro Cons: Everything is wrong with this building and the management. FILTHY. You can hear the mice scratching at the walls at night. Smells like garbage and roaches everywhere. Advice to landlord: Fine people who leave garbage outside their doors.”
— 104-20 QUEENS BOULEVARD · Queens“Pros: Spacious for Queens Close to public transportation Upgrades and finishes are appreciated Gym Cons: -Sound proofing doesn’t exist. Thin walls, door slamming, voices between walls between apartments. Outside wind sound is insane and sounds like a tornado is in your apartment. -Says it’s dog friendly, but they only want dogs to release themselves in a small common area -elevators are small. Forget about large luxurious furniture. No freight elevator so you often comingle with building staff -moving in and out is a hassle. No truly reserved elevators and you are charged $100-200 per hour for every hour used of the elevator. Return apartment in mint condition or security deposit will be drawn down to $0 Advice to landlord: Stop with the signs or communicate better via email news letters. Fix the door pressure so there are less door slamming”
— 104-20 QUEENS BOULEVARD · Queens“Pros: Issues are addressed promptly. Building is well taken care of and common areas are cleaned frequently, so no rodent problems (thank goodness). A lot of community activities, especially great for families. Lovely courtyard. Lots of building amenities including doorman, on-site cafe, gyms and parking (for a fee). Great neighborhood. Cons: Some of their policies around moving furniture in / out of the building are a little ridiculous but other than that, no complaints. Also, if you’re working from home I don’t suggest a courtyard-facing apartment. They hold many events in the courtyard that are extremely disruptive and distracting for those of us conducting business from home. Advice to landlord: Thanks for creating a great place to live for your tenants.”
