75 & 81 ORCHARD ASSOCIATES LLC · avg 3.3 ★★★★★ · New York City
“Pros: Location and a room size is really good overall well maintenance just the super is too young inexperienced Cons: Since the neighborhood is gentrified there are more and more younger residents and they are loud obnoxious annoying disrespectful Advice to landlord: Get a new super the guy has no idea how to work”
— 75 ORCHARD STREET · Manhattan“Pros: There are no pros. Cons: The management toggles between unresponsiveness and harassment. There is no heat, there are no rodents, there are constant leaks and flooding. Avoid at all cost. They will try to put repair costs on you.”
— 75 ORCHARD STREET · Manhattan“Unit 12 Pros: Mostly clean Has a rooftop Neighbors are respectful Nice area between line D and F Cons: Mail box is a mess Package keep got stolen Loud party noise from across the street Advice to landlord: Fix the mail box and the super is not really think trough when they have to do the work”
— 75 ORCHARD STREET · Manhattan“Pros: Great location Nice rooftop Big windows in bedrooms Most bedrooms are quiet Cons: Occasional bugs Tiny living room/kitchen”
— 81 ORCHARD STREET · Manhattan“Unit 12 Pros: GREAT location. Amazing street with a lot going on but not too loud. Wide staircase that makes moving in and out easier. Rooftop is a plus. Cons: It's a pre-war building so everything is just very old and breaks often. I'm not sure if the other units were like ours, but our apartment was VERY overpriced. Paid $5,800 for a very, very tiny, dark place. Just beware and make sure to tour before!”
— 81 ORCHARD STREET · Manhattan“Unit 9 Pros: It’s fairly quiet on a not too loud street but close to anything you’d like to do. Cons: We had some things break in our apartment and they took many many follow up emails to get someone out to help. This is New York but even for New York standard the apartments are tiny.”
— 75 ORCHARD STREET · Manhattan“Pros: Kind super, improved dramatically over the time we lived there. Used to get packages stolen every day. They haven’t been stolen in over a year. Cons: Lazy management. Leaks in the roof always. Expensive for what it was. Dirty af when we moved in”
— 81 ORCHARD STREET · Manhattan“Pros: Super great location in the Lower east side, great street. Cons: 6th floor walk up, no elevator.”
— 75 ORCHARD STREET · Manhattan“Unit 32 Pros: Good location. If you keep your apartment clean it’s a pretty cleanly apartment. Cons: Management is not prompt. Went months without A/C. Horrible communication. Advice to landlord: Please be better.”
— 75 ORCHARD STREET · Manhattan“Pros: Location , great area Cons: So small , building had a weird odor”
— 75 ORCHARD STREET · Manhattan“Pros: Good heat, thick walls, and consistent pest removal and trash pickup. Cons: Unresponsive owners. If anything breaks, expect a long time to get it fixed; the door to the building was broken for months and we had to go through the trash hallway. If you forget your keys, don't expect a response from the super or owner. Advice to landlord: Respond more timely to tenants.”
— 75 ORCHARD STREET · Manhattan“Unit 15 Pros: The location is amazing. Close to all the fun in the LES without being right on top of it. And there's laundry in this unit. Cons: The AC doesn't work when it's over 85 degrees. And it's small. Advice to landlord: Fix the central air.”
— 81 ORCHARD STREET · Manhattan“Pros: Clean affordable great location key fob entry Cons: Very small spaces. No closet space Advice to landlord: Some bedrooms are not legal sIze to be considered a bedroom”
— 75 ORCHARD STREET · Manhattan“Pros: Hallways are cleaned regularly, stairs are wide and shallow, the building interior was obviously renovated recently with nice stone & hardwood floors, bright lighting in the hallways, and security cameras. Front door is secure. Very fast WiFi connection! Cons: Maintenance requests via the online portal are extremely slow, soundproofing between lateral apartments and through the unit doors is very minimal (but fine vertically). Steam radiator heat only turns on if the weather is below ~50 degrees so the units do get cold quickly especially with the drafty windows”
— 75 ORCHARD STREET · Manhattan“Pros: Great location and decent space/apartment unit amenities for the area Cons: Noisy - both inside and outside. Management was really uncommunicative with residents - to the point that when there was major renovation work, we weren't even notified until we opened our unit's door and had a plastic sheet covering our entrance. Advice to landlord: Better communication with residents would go a long way”
— 81 ORCHARD STREET · Manhattan“Pros: Some apartments are newly renovated and it’s a quiet but fun block Cons: Hot water never worked. SMA equities is trash at responding to maintenance requests.”
— 75 ORCHARD STREET · Manhattan“Pros: Location location location Cons: Landlords, price, and landlords Advice to landlord: Answer your emails and fix your shit”
— 75 ORCHARD STREET · Manhattan“Pros: Some units have new appliances and laundry in units. First floor has no units, which is nice for passing up and down. Cons: Management is EXTREMELY unresponsive and unhelpful, don’t expect much help with figuring out rent portal set up/management. Supers are super nice and helpful but property managers aren’t always quick, helpful, or good at directing tenants on how to request support. If they don’t save your number, they just won’t respond. Cockroaches in winter and flies in summer. Drains get super nasty and water pressure is awful. Advice to landlord: Find better systems for responsiveness.”
— 75 ORCHARD STREET · Manhattan“Pros: My unit had great natural light but many others were not so lucky. Be wary and don’t move in here sight unseen. Cons: Broken appliances upon move in that took months to fix. Beware of false advertising and misleading information. No security cameras and only some units have roof access. No response from management even during emergencies. Malfunctions with heat and AC at frequent. You’re on your own if you move in here management and the super are useless. Advice to landlord: Respond to tenants, at the very least do the bare minimum of your job.”
— 81 ORCHARD STREET · Manhattan“Pros: Well maintained (for the most part) hallways. Cons: Management hardly responds to issues and complaints, water pressure is poor, roof security system is constantly setting off sirens in the hallway. Advice to landlord: Respond to maintenance requests and fix the roof security system”
