“Unit 502 Pros: Live in super, fantastic doormen, beautiful unit Great location Cons: Very small units”
— 564 ST JOHNS PLACE · Brooklyn“Unit 417 Pros: Great building staff Cons: A lot of noise from very specific types of units”
— 564 ST JOHNS PLACE · Brooklyn“Pros: Maintenance and repair team is wonderful! Cons: Water pressure levels are not good”
— 564 ST JOHNS PLACE · Brooklyn“Unit 206 Pros: Great door staff, super is quick to respond, never had a problem with packages, love being close to Franklin ave. Cons: * Appliances are poor quality, have had each one replaced once, not very efficient. * Neighbor noise (doors slamming, dogs barking, bass) Advice to landlord: Install soft door closes”
— 564 ST JOHNS PLACE · Brooklyn“Unit 220 Pros: The building is clean and my unit had been recently renovated. The doormen are nice. Cons: You can hear everything in the hallway. I had a studio, and could hear my neighbors constantly yelling and screaming at eachother across the hall. I called the police multiple times on them. Advice to landlord: Enforce quiet hours”
— 564 ST JOHNS PLACE · Brooklyn“Unit 504 Pros: Amazing amenities (pet spa, full gym, mailroom, newer build, storage units + parking for a fee but still nice as an option), great area of town with amazing food and access to convenient trains. Cons: The water heaters are half height which inevitably led to running out of hot water mid bath/if multiple people shower in a row, insulation between units isn’t great (we can occasionally hear conversations in neighboring apartments perfectly clearly), building is one block from a fire station and right next to/above the S line.”
— 564 ST JOHNS PLACE · Brooklyn“Pros: Very responsive, nice staff, great trash services Cons: Outdated decor, could use a refresh Advice to landlord: Modernize decor”
— 564 ST JOHNS PLACE · Brooklyn“Pros: -Building employees are super friendly, responsive, helpful and kind. These batch of guys are the best. -Secure building with 24/7 security. -Gym in building -Indoor bike storage, parking, children's play room, ground floor courtyard and large shared amenity space -Pet spa area (major plus for dog owners who do not want to clog their drains!) -Roof access with grills and truly amazing views of Brooklyn and the city -Very nice finishes, makes the building feel pretty modern -Additional storage in building available -Friendly people in building, but not overly in your business. Just pleasant people. -Neighborhood is great, right next to Franklin park and shops... super nice vibe especially during the summer. -Very responsive building management, very good experience. -If there is an issue, they get someone to fix it right away (unless its during the weekend for religious reasons). - people really use all the amenities in the building which is nice. The building is really used/lived in so makes it feel more like a community. -Quick walk to museum and botanical garden. -3 minute walk to train station. Cons: -Near fire station, it took some getting used to be you tune the sirens out -Right next to the S-train, which you hear/feel depending on where you are in the building. -Odd building construction - my apartment slopes pretty dramatically (about 1"-1.25") -Noise insulation between units is not the greatest, you are your side and upstairs neighbors. The saving grace is that neighbors are not unreasonably loud people, but you can definitely make out conversation. -half size water heater... this is a big deal if you have a partner and want to shower right after them... be prepared for running out of hot water quicker. -I am on upper floor - had cockroaches one winter (first time in my life). They had someone put traps around apartment, problem went away and haven't had problems since, though I was ready to leave the second I saw a roach. -Trash on the sidewalks ... if you go east, trash on floor from neighboring buildings. If you go west, trash from drunk folks leaving Franklin Park. Advice to landlord: None - taking pretty good care of building.”
— 564 ST JOHNS PLACE · Brooklyn“Pros: The building staff is super great Cons: Everything looks really nice in the pictures but was the second tenet and things were starting to break”
— 564 ST JOHNS PLACE · Brooklyn“Pros: All the building staff are great & friendly - doormen, maintenance, etc. Maintenance is extremely responsive if anything happens. Most tenants are nice and have dogs, so it's a very dog-friendly building. Cons: Move-in was a mess; management doesn't seem to have great communication with actual building staff. Didn't have our keys ready or the apartment cleaned on our move-in date, and the toilet broke out of the floor and flooded the first night. Actual maintenance workers were great - management just never communicated our move-in to them it seems. Advice to landlord: Better communication”
— 564 ST JOHNS PLACE · Brooklyn“Unit 203 Pros: Doorman is amazing, amenities are state of the art and super is extremely responsive Cons: A tad expensive but at least you get something for your money. Also doorman is not truly 24/7 as advertised”
— 564 ST JOHNS PLACE · Brooklyn“Pros: Very Nice Apartments, good kitchens and best doormen Cons: Drains clog easily”
— 564 ST JOHNS PLACE · Brooklyn“Pros: Good roof deck Cons: Lived here during Covid. All amenities were closed everyone on our floor moved out and they would not cut us a deal. We moved out and they never gave us our security deposit back”
— 564 ST JOHNS PLACE · Brooklyn“Pros: This building is in a great location- 5 min walk to the 2,3,4 and 5 subway, near great restaurants, 10 min walk to prospect park and Brooklyn museum. The doormen are extremely kind and respectful. The rooftop is great for grilling and hosting although it’s gets crowded. If it wasn’t for the high price we would definitely stay. I will certainly miss living here. Cons: The rent price and parking fee is high for the area. Management is also not responsive to emails. Advice to landlord: Respond to tenants. There’s no reason we should have to email and hear no response for several weeks.”
— 564 ST JOHNS PLACE · Brooklyn“Pros: Close proximity to Prospect Park, tons of restaurants, one of the best neighborhoods in Brooklyn (imo), amazing staff (doormen, cleaning staff, maintenance, and admin). We know all the staff on a first name basis and they brighten up our day. The amenities are incredible, as well as the attention to cleanliness and regular upkeep of the building have made this one of the most pleasant living experiences over my past 8 years living in the city. Cons: Apartment units are small for the price, and it is on a block with a firehouse so be prepared for siren noise multiple times per week sporadically throughout the day and night. Advice to landlord: Hard to think of any advice to give as I know the pricing is dictated by the market.”
— 564 ST JOHNS PLACE · Brooklyn“Pros: The building is well managed, and clean. The staff deals with any issues that come up fairly quickly. Cons: Heat is not included in the rent, and the water pressure in the shower isn't good.”
— 564 ST JOHNS PLACE · Brooklyn“Pros: Doormen and staff were nice. Good location. Very convenient to subways. Cons: -- Management company wasn't very responsive or helpful. -- Main issue is that the apartments are priced as if they're high-end luxury, but the craftsmanship is weak. The guys who worked on the building were very open about how the budget was tight and they needed to cut a lot of corners towards the end (e.g., all the doors). -- Apartments are small. Very cookie-cutter. -- The roof is ok and could be really sweet but they don't invest in quality furniture or products, and they don't upkeep the place. -- Package system is a mess. No one will tell you that you received a package. You have to either know that you've received or hassle the doorman if you want to know. And the package room is only open when a doorman is around. -- Doorman isn't 24/7 and often much less than that. -- Workout room had many machines that were no longer working.”
— 564 ST JOHNS PLACE · Brooklyn“Unit 210 Pros: The building's amenities are really great, especially the sprawling ground floor lounge and the rooftop deck. The apartments are bright and new. The building is in great shape overall, and I've never seen any pests. The management was always responsive, and the doormen are great. Cons: My roommate and I lucked out with Covid prices, so once that was over the rent was unfortunately way too high for us to continue living here. In some ways, the rent compares to many almost-comparable places in Manhattan or much closer to Manhattan. Some neighbors (both in the building and the surrounding area) are also incredibly noisy. Advice to landlord: Keep up the good work. I wish I'm able to afford to live here at some point.”
— 564 ST JOHNS PLACE · Brooklyn“Pros: Doorman and cleaning guys are amazing and super reliable. Super comes pretty fast. Gym is big and a lot of bike storage Rooftop is nice but gets crowded Cons: Outside is too loud, a lot of noise in this street. Lots of drunk people at nights and some weirdos. A lot of people smokes near the building and the smell comes inside. Sometimes you can feel the vibration of the subway. Advice to landlord: Never loose Matt and Rene.”
— 564 ST JOHNS PLACE · Brooklyn“Pros: Nice marble floors in the lobby. Doorman are really helpful. Great amenities Cons: Expensive for the area”
— 564 ST JOHNS PLACE · Brooklyn“Pros: The staff is friendly and attentive. Building is cleaned on a regular schedule. Cons: Renters of affordable housing units are treated differently from those paying market rate. All units are supposed to have in unit laundry, this is not the case.”
— 564 ST JOHNS PLACE · Brooklyn“Unit 518 Pros: New construction so the building has above-average unit buildouts. Cons: Those with market rate units are all getting priced out, while those with affordable units get to stay. They pay one-quarter of what market-rate units go for, and the people in these units tend to be the loudest, parties until 3 am. while the building is new, landlord clearly skimped on in-unit appliances. Advice to landlord: For new construction, this is pretty mediocre.”
— 564 ST JOHNS PLACE · Brooklyn“Pros: - In-building staff are all awesome, kind, and helpful - Great location - Lots of light - Quiet (at least on my floor) - Decent amenities Cons: - Lots of light and no pre-installed blinds / shades (so you have to buy yourself and the windows are MASSIVE) - Property manager takes advantage of rent control benefits but also holds apartments at an insane "legal market rate"... they manipulate the market with concessions and then jack rent up 20%+ year over year (to they don't care about single year tenants and they don't negotiate) - Building and apartment amenities advertised aren't really THAT nice... treadmills in the gym need to be replaced, the floor in my apartment is uneven, my appliances are all ok but not great (dishwasher is mini and barely works) - Management is very inconsistent about response time - No ventilation in kitchen (or light) Advice to landlord: - Unpin rent from insane "market" rate and act like you care about your tenants (I know almost my entire floor turned over in the past few months because of insane increases and no compromise from management) - Fix up the gym a bit - Install shades in all south-facing apartments so tenants don't have to buy expensive custom shades or insane length curtains - Install stove hoods (too late, though)”
— 564 ST JOHNS PLACE · Brooklyn“Pros: so clean, everyone is so friendly, great space, laundry in unit, rooftop Cons: management company responsiveness Advice to landlord: respond to residents”
— 564 ST JOHNS PLACE · Brooklyn“Pros: Really nice location, apartment features and amenities. The doormen are the nicest people ever. Everything is well maintained and maintenance is really quick to respond. Cons: Management company is extremely slow to respond and rent is high.”
— 564 ST JOHNS PLACE · Brooklyn“Pros: They allowed pets Cons: Terrible neighbors some was racist Advice to landlord: Get a laundry room”
— 564 ST JOHNS PLACE · Brooklyn“Pros: Great light and open apartment styleupes Cons: Slight sewage smells and drainage problems. Lots of dust from the previous years of construction Advice to landlord: Check your pipes”
— 564 ST JOHNS PLACE · Brooklyn“Pros: Responsive management, garbage collected very well, amazing on site staff, great amenities Cons: Water pressure is meh, plus they are adding rules that restrict use of the roof past midnight. Lame.”
— 564 ST JOHNS PLACE · Brooklyn“Pros: Doormen Common Areas Amenities Balcony Parking Pet friendly Cons: Mixed management experience Construction in apartments--not well finished Advice to landlord: Better flooring in apartments People in the leasing office can be rude”
— 564 ST JOHNS PLACE · Brooklyn“Pros: Doormen, maintenance and cleaning crew are wonderful Cons: Neighbors... not great quality people throughout the building. Would constantly hear yelling screaming, mostly at children. No fans in the kitchen so almost daily you hear everyone fire alarms going off around dinner time. There should be a way to safely keep the balcony doors open.”
— 564 ST JOHNS PLACE · Brooklyn“Pros: Clean, great and friendly doormen Cons: A lot of regulations, esp for low income housing folks who share the building Advice to landlord: -”
