44TH STREET DEVELOPMENT LLC · avg 4.1 ★★★★★ · New York City
“Pros: Clean, quiet, responsive management, and a good value for the money Cons: It’s centrally located but the nearest subway station is Port Authority / Times Square, and sometimes the neighbors are loud or problematic Advice to landlord: N/A”
— 510 WEST 45 STREET · Manhattan“Pros: Doorman were lovely, place always smelled great, everything was clean, maintenance was on time Cons: Far from everything, place got too expensive”
— 550 WEST 45 STREET · Manhattan“Pros: I liked my experience here. Pretty quiet and well-maintained building with good amenities (roof deck and gym are great). Cons: Only thing I didn't really love was the location. Neighborhood isn't the best and it's not super close to the subway.”
— 550 WEST 45 STREET · Manhattan“Pros: Reasonably priced, great amenities, friendly staff. Cons: Traffic on 11th Ave at rush hour gets really noisy.”
“Pros: easy to contact maintenance, rent stabilized units available, gym kept up, sidewalk always clean, great package and guest management Cons: sometimes difficult to reach management, hallways not always air conditioned, laundry machines occasionally broken”
— 530 WEST 45 STREET · Manhattan“Pros: Great area but still a quiet building. Dog friendly and great water pressure. No pests. Cons: Have to leave the building to get packages at the sister building.”
— 510 WEST 45 STREET · Manhattan“Pros: Great management, very quiet, timely responses, nice amenities Cons: Very far from subways; street smells awful with many pets in area/building”
— 550 WEST 45 STREET · Manhattan“Pros: Rooftop views, space Cons: Management (and often the doormen) are extremely rude and will not work with you on things like move-in times, deliveries, etc., walls are very thin, amenities fob never worked (despite the hefty amenities fee), multiple arbitrary deductions from security deposit Advice to landlord: Treat your tenants with more respect and consideration”
— 550 WEST 45 STREET · Manhattan“Pros: Amazing resident enrichment programs, generally great doormen and staff, pet friendly, clean premises, feels safe, free commuter shuttle Cons: Plumbing and ventilation can be an issue, one or two surly doormen, can get cold and dry in winter Advice to landlord: Fire Eddie”
— 550 WEST 45 STREET · Manhattan“Unit 1503 Pros: Clean modern and well maintained apartments. Great value for the cost. Cons: The location is rough and the congestion from the Lincoln Tunnel can be really awful during rush hour and it generates a ton of noise pollution from honking.”
— 550 WEST 45 STREET · Manhattan“Unit 225 Pros: rooftop, amenities overall, nice layout very luxurious Cons: onces you move in management will take forever to get back to you about any problem. they fix everything within one day is super fast. Advice to landlord: take care of ypur current residents and not only the onces you are trying to close to move in”
— 550 WEST 45 STREET · Manhattan“Pros: Rooftop is nice but amenity fee went up. Building staff are mostly nice. Cons: Management ignores any complaints, there’s constantly work being done, fixtures in apartments are cheap. It’s an overpriced mediocre building with unfriendly neighbors & horrible management Advice to landlord: Respond to your tenants”
— 550 WEST 45 STREET · Manhattan“Pros: Building staff are great. Generally very responsive. Building well-kept. BuildingLink App for filing and tracking maintenance requests. Friendly neighbors for the most part. Target downstairs. Pet-friendly! Cons: Usually only one “concierge” (front desk command/not exactly doorman) servicing three buildings with like a thousand apartments. They do have floating porters who attend to issues but the concierge is frequently overwhelmed with packages, food deliveries, issues, etc. The PTAC air conditioner/heater is great when it works for the most part. It’s needed repairs/replacement three-four times over the years I’ve been here and each time it’s taken as long as a week - I don’t understand why they just don’t have all the extra parts and extra units around since there are so many apts here. Advice to landlord: Need more front desk concierge. Stock extra PTAC units and parts.”
— 510 WEST 45 STREET · Manhattan“Pros: Very clean. Big and nice amenities. Very modern look. Cons: Front desk people can be rude. Advice to landlord: Hire nicer people”
— 550 WEST 45 STREET · Manhattan“Pros: Clean, amenities and lounge area is nice Cons: Water turns brown occasionally”
— 550 WEST 45 STREET · Manhattan“Pros: nicely managed luxury apartment with good clean amenities that are easy to use Cons: On the overpriced side as for rent and a bit far from midtown Advice to landlord: Overall nice apartment and no specific advice to the owner”
— 550 WEST 45 STREET · Manhattan“Pros: New construction large apartment (1 br w/ walk-in closet) neighbors are great pet friendly bicyle parking Cons: Management completely non-responsive to tenant requests/email/phone calls. Building already falling into disrepair (not even 10 years old yet) AC / appliances will never be replaced (even if non-fixable) Management will try and evict you for ANYTHING. REPEATEDLY. Laundry only on three floors (of 14). total 19 washers and 18 dryers for 500+ apartments. Unsupervised children use hallways and common areas as play areas. The FOB entrance doors are often broke and allow anyone who wants access to the entire building. Security is nonexistant. Management changes the address to remit rent about once a year. They have changed names four times already -- with no notice to tenants. There is no emergency lighting in the building. Stairwells are not monitored by security cameras. Managment is currently waging war with rent stabilized tenants by not renewing RS leases or offering leases with ridiculous changes to the terms and conditions -- then ignores requests for correction -- resulting in the tenant not having a lease renewed and possibly being evicted for "not signing a lease renewal." ... I could go on. Advice to landlord: Perhaps you should find another business to be in -- one that doesn't directly affect the lives of SO MANY other people.”
— 530 WEST 45 STREET · Manhattan“Pros: Clean and maintained Solid front door staff Cons: Noisy location from traffic”
— 550 WEST 45 STREET · Manhattan“Pros: Amenities are affordable, the water pressure is almost too much, the building is generally clean, and finishes are adequate in the units. Maintenance requests are handled quickly and courteously. Cons: The biggest drawback at Gotham West is that the walls between the units are paper thin, so noise is definitely an issue. The air conditioning in the units is not modern and is very loud and energy inefficient (e.g., $300/month power bill during summertime for a 1BR apt. seems a bit high…) Building Management (NOT maintenance)is often slow to respond. Occasionally, management sends emails reminding tenants not to smoke, etc., and the tone of this correspondence very condescending and threatening. Also, the resident manager responds to emails within a few days…sometimes not at all. Advice to landlord: Fix the elevators.”
— 550 WEST 45 STREET · Manhattan“Pros: New, modern, responsive team Cons: Location leaves much to be desired”
— 550 WEST 45 STREET · Manhattan“Pros: Beautiful amenities, friendly concierge and maintenance. One of the few studio alcoves in midtown with an open kitchen and laundry in unit. Cons: Stay away from the third floor apartments. There is a mentally ill neighbor the building knows about that has lived here for years and is consistently screaming through the day and night. They are well aware of the issue and do not respond to noise and safety complaints. For apartments directly next to this one, it has disrupted sleep and work from home. For a luxury building of this caliber that is unacceptable. Advice to landlord: The property owner knows well that they are losing lease renewals due to this disruptive neighbor. There was no warning or heads up given to this issue, and it is heartbreaking to watch unknowing new tenants sign leases to a year of noise.”
— 550 WEST 45 STREET · Manhattan“Pros: Decent sized, modern apt. Good rental price pre Covid before rental prices dropped. Front Desk staff and handymen were fantastic. Alex on front desk & Thomaz we’re great, so helpful and friendly. Cons: I had a noise complaint for over a year and nothing was done about it other than to speak to the neighbor a couple of times. Management office were unresponsive and done nothing to understand impact on my day to day living. Advice to landlord: More responsive management office, better knowledge and understanding of how to handle a significant noise complaint. The female Community Manager was nothing of the sort, she didn’t even respond to emails or calls.”
— 530 WEST 45 STREET · Manhattan“Pros: Wonderful amenities including garbage chute on each floor, large windows, stainless steel appliance, fast elevators. Neighbors are friendly and the overall building quality is great since it’s about a decade old. Cons: You can definitely find apartments that are bigger for the same price or cheaper but the pros make it worth the price.”
— 510 WEST 45 STREET · Manhattan“Pros: The building staff is friendly. Cons: The management office is slow to respond to inquiries.”
— 530 WEST 45 STREET · Manhattan“Pros: Building is clean and helpful reception/doormen Cons: You’re just a number ! Leasing team keep changing and increasing rents, unreliable service and would never answer your calls or emails... their only interest is solely to increase and Maximize their profit ! Extremely noisy neighborhood .. stay away from 11 avenue and Gotham west ! Advice to landlord: Not worth you money !”
— 550 WEST 45 STREET · Manhattan“Pros: Good management, very responsive. Cons: Far from subway. Shuttle was infrequent and unreliable.”
— 550 WEST 45 STREET · Manhattan“Pros: Good location, reasonable rent, very clean common areas and no bugs, neighbors are friendly, and major issues are addressed in a reasonable amount of time Cons: Things stay broken and the landlord doesn’t always fix them in a reasonable time frame. Something in my apartment broke and it took a week for them to fix it. Management office isn’t the most responsive. The other staff are usually helpful and nice, however. Advice to landlord: Make sure the management office is responsive and helpful to renters. Also ensure that repair requests are being handled in a timely manner, and that things are fixed properly without requiring multiple requests.”
— 510 WEST 45 STREET · Manhattan“Pros: Lots of community events and excellent service Cons: It’s in midtown Advice to landlord: Keep up the great work”
— 550 WEST 45 STREET · Manhattan“Unit 2712 Pros: Ok management, great location, nice amenities, great community activities planned by building Cons: Lots of traffic noise, too many animals and dog poop, aggressive move out process Advice to landlord: Switch out animals for more amenities, give renters without animals a rent reduction”
— 550 WEST 45 STREET · Manhattan“Pros: Clean, supers are responsive and polite. Thomas is the best. Cons: Management is not responsive, they don't seem to know what they are doing. Advice to landlord: Management seems to not want to keep tenants that pay on time--Amine and Eric in particular are not pleasant to work with and are driving away your tenants. .”
— 530 WEST 45 STREET · Manhattan“Pros: Been living in the building for almost 6 years. The apartments are spacious and fairly new when i moved in Cons: The management is poor and unresponsive to tenants when issues arise.. management refused to refresh the paint in my unit after 5 years with a young child due to rent arrears during COVID-19... i eventually had to pay out of my own pocket to have my apt painted for the safety of my family... additionally instead of painting my apt they only painted the bathroom. Advice to landlord: The building management is terrible at responding to tenants. They should respond to their tenants instead of trying to get the old tenants out and just get new tenants in due to the current market..”
— 530 WEST 45 STREET · Manhattan“Pros: The lobby, lounge and recreational facilities are top notch and feel like a high quality hotel ( even though access to lounge/gym etc requires a separate 50$ / month amenity fee ). Great views of the Times Square area from certain units on higher floors. Management company and staff is quite nice. Cons: Terrible location if you want to use the subway - atleast a 20 minute walk to the nearest train station. Building operates a shuttle bus but its only on weekdays and not so frequent anyway. Design of the kitchen isn’t great. Apartment sizes are quite small. Used to charge a 100$ application fee for new tenants. Advice to landlord: Increase frequency of shuttle bus and operate it on weekends also.”
— 550 WEST 45 STREET · Manhattan“Pros: It’s still in nice condition, recently became smoke-free, each unit has a dishwasher, there’s on site laundry and the porters and maintenance teams are very nice. Cons: It’s not well insulated against noise and management can be slow to make repairs. Advice to landlord: Timely communication would be great.”
— 510 WEST 45 STREET · Manhattan“Pros: Frontdesk people are nice, amenities are awesome Cons: 1. Walls are too thin. I can hear conversations through walls or front door 2. Leasing office is not nice once youre a tenant. 3. If you need to end the term early, youre screwed. Ask for the rules before hand so that you know what youre getting into. 4. Rooftop is only open for 6 months till 11pm Advice to landlord: Thin wall is the biggest problem for me. Contacted leasing office multiple times to quiet down a neighbor but nothing really helped. Add a rating system for office people who work here for them to have a reason to give better service. Later I found out that walls are the problem. I dont knoe if thats fixable. Non office people(Frontdesk and others) are nice though.”
