“Pros: The apartments are pretty nice, and the location is amazing. It differs if you face the street or the backyard, but my backyard-facing apartment is very quiet. The super is also very hardworking and responsive. Cons: The management is absolutely awful. They ignore complaints and don’t want to help you.”

“Pros: Clean, responsive management and super, well kept building, not too noisy Cons: Water pressure is not great, heat isn’t even throughout apartment”

“Pros: It's centrally located. Cons: It's next to a bar. There is noise from the bar patrons next door. They hand out in front of the bar from Wednesday through Saturday. Their pot a cigarette smoke comes into the apartments all day and night. Advice to landlord: Get the bar owner to properly manage its patrons.”

“Unit 1J Pros: Dane and Anthony, the supers, are wonderful! We like the modern lobby, the beautiful crown molding and the outside courtyard. Our apartment layout is good for the size. Management is actually pretty responsive to most things. Cons: We’ve had roaches, drain flies, regular flies that are constantly swirling in front of the building. We clean our unit constantly and still had these issues. Our washer unit flooded for weeks and our floorboards had to be replaced which wasn’t great. The units that share a wall with Ryan’s Daughter can hear the music late at night. Advice to landlord: More comprehensive infestation management please! It took months to get the roaches out because the exterminator only comes once a month.”

“Ryan's Daughter is a bar next door. Their patrons party outside the bar until 4AM. They smoke in front of 344 E 85th and the smoke goes into the building. There is never enough heat. There is no super on the premises. There are many building violations. The backyard is disgusting. So is the laundry room. There is an aerosol spray in the laundry room to cover the stink.”

“Pros: The building is on a rather clean block and an intimate building Cons: The HUBB is not as quick to respond as you’d think for a 24 hour line Advice to landlord: Be present be kind”

“Unit 5f Pros: brick walls, dishwasher Cons: scummy. loud dogs. hallways frequently smell like disgusting rancid meat and cooking Advice to landlord: address tenant complaints”

“Pros: Great staff and quick response Cons: Poor insulation, very cold in winter Advice to landlord: Upgrade needed to plumbing to reduce water shutdowns”

“Pros: Some of the units are cute most of them are not very nice. The workers and maintenance guys are great. Cons: Management is not helpful in anyway. tenets not vetted properly. Very noisy neighbors, dirty halls and you are located above a very popular bar. Advice to landlord: Get new management.”

“There is a bar, Ryan's Daughter, next to 344 east 85 Street. The bar's patrons get drunk and stand outside the bar screaming, especially in nice weather, waking their neighbors. The patrons also smoke outside the bar from 10AM to 4AM and the smoke wafts into all front facing apartments. There is building construction on 84th Street that begins 7AM every day and the noise from that is heard by back facing tenants.”
