The management did not reduce rent or offer any compensation for the poor living conditions. The elevator was constantly broken in the building. The washers and dryers were broken often. One dryer had been broken for a few years and was never replaced. The neighbors were noisy and although it is a non-smoking building there was always someone smoking. I had numerous packages stolen from the lobby. The ceiling leaked water in my apartment when it rained and was never fixed properly. The AC is extremely expensive, summer months were between $250-$300 a month for the studio. I stayed because the rent was inexpensive but I ended up moving when the elevator was continually broken on a weekly basis. During the pandemic, crime went up and it became unsafe to be in the area.”

The building management is located in the Bronx and I had to call because my dishwasher wasn't working. They sent someone that same week and it was repaired. Management is not super warm and over accommodating, but things are handled in a timely manner. The super is there religiously every morning and he helped me with things from time to time. My neighbors seem nice and I have only heard "get togethers" a few times,nothing out of control. My apartment was spacious and priced well for the area. I never had any issues with neighbors. Great space but moving to LA for a career opportunity. East Harlem is still coming along, but the rents are much lower there than West Harlem, for now.”

I actually caught the manager smoking at her friend's apt on the 4th fl. There's a lady who has a cat and it meows very loudly and stinks, even though no pets are allowed here. Another neighbor has choir practice twice a week, so I hear instruments and singing from 7p-10p at night. Very frustrating! The super is friendly, which makes living here somewhat bearable. If management was better, the living experience would be better. The location of the building is very far from the train, so I wouldn't recommend living here unless you worked on the eastside. Even though there are several restaurants nearby, only one is actually good and the delivery options for this side of town are minimal.”

My neighbors don't make obnoxious noise, but since the building is poorly insulated/sound=proofed, I can hear EVERYTHING they do throughout my entire apt. There is a roof deck that most residents don't use, however once when I went up there, a man was sitting on one of the chairs in nothing but his underwear. The super is only cooperative if given orders directly from his boss, so don't expect him to help you if you ask for something while in passing. The lady who showed me my apt happens to live on the property, but it's unclear if she's also the manger since she's never around and inadequately addresses service requests. I will not renew once my lease is expired. Now I see why this building has a high turnover rate. The neighborhood isn't' safe either. I witnessed a violent mugging and during the summer, vagrant teens hang out on the perpendicular block and loiter, smoke, drink and spray paint. I have to walk past my building and down a different block to avoid them.”

I am surprised by any negative comments posted, as I know many of my neighbors and all of them are very happy here. PROS: Many many benefits to living here. #1: My apartment is a 2-bedroom, and all my guests have commented how large it is for NYC. Granted, it is not huge by any means, but each bedroom has ample space for all of our bedroom furniture & desks, nice closets (mine is a walk-in!), and large windows. #2: My apartment and the entire building are very clean--I have NO bugs whatsoever. The floors & finishes help the building have a modern clean feel to everything. #3: The building itself feels very safe. You need a key fob to enter both of the glass front double doors. Guests must be buzzed up & you can see anyone at the front door on the ground floor from your apartment's hallway intercom/videoscreen. Packages are often left on the main entryway table by UPS or Fed/Ex & they will remain there until the owner retrieves them. Neighbors are trustworthy. #4: The rooftop deck is a lovely amenity with great views of our quiet 6-block neighborhood & beyond. The laundry room on the roof is another plus, and it has windows on all sides to keep it feeling open. #5: There is a great park at the end of neighborhood with a community pool, running track, and access to the East River Esplanade where you can easily walk over to peaceful Randall's Island or down to Carl Shurz Park in the UES, mid-80s blocks. #6: Having Target & Costco around the corner has been a godsend, especially in winter. #7: My apartment is super quiet! It really is a relaxing home to return to after a long day in the city. Half the apartments face the street on Pleasant Ave and the other half are on the backside of the building. I'm on the backside and have two buildings' worth of patios/backyard space to gaze across before looking at the massive wall of the Costco/Target building. At least it's not right next door--my apartment gets tons of sunlight and is extremely quiet. I cannot hear the street at all from my unit. #8: The best part of the building is all the friendly quality neighbors. Very diverse group of people, ages, families & singles, and everyone very nice & polite. It actually feels like a community. CONS: #1 issue is that the backside apartments do not have balconies & we do not have access to the large first-floor community room, for no known reason. Thus, my apartment can feel claustrophobic in winter. We all want to be able to use that community room! #2: The appliances do feel cheap in contrast to the rest of the apartment/building. The toilet is 'energy/water saver' but always has to be flushed twice due to weak pressure, and the flimsy seat is like sitting on a potty-training toilet. The white appliances in the kitchen look cheap, and are in contrast to the other very nice finishes of the apartment and building. The sinks & shower & faucets all look lovely compared to the appliances. #3: Offsite management is hard to reach. All concerns need to go through the in-building manager, but this is not her full-time job so it can feel like you're playing telephone to reach management directly. But issues are always handled professionally & within a day or two. #4: The cleaning products used by the super smell really strong & bad. Small price to pay for a clean building. :-) Sometimes the washers or dryers break down but they are quickly fixed. They don't work well overall, though. My laundry comes out cleaner if I send it out. #5: We wish we could have pets in this building!!!”

I was happy to find my apartment because my child goes to school on the eastside so the access to the FDR was crucial for me. I saw at least 3 other apartments in the general area and it was clear that 324 Pleasant was the best choice for the price, finishes and practicality of the layout. It was not the largest unit, but was the most "pleasant". As far as the building goes, I have had very friendly neighbor experiences, the building seems clean, when the recycling gets full it is emptied. I have seen the dryer breakdown 2 times, but it did not prevet me from doing laundry. It was fixed in a matter of days. I enjoy sitting on the roofdeck while I do my laundry. I have not had any issues in my apartment, and the building seems like it is run just as good as any other building I have lived in. For the price and location, it is a good choice.”

Each time I have needed a repair, it has been fixed in a reasonable amount of time. The roofed k is nice to have friends over from time to time. The building is generally kept very clean. My only two complaints are: the elevator floor seems to be hard to keep clean, and community room is off limits to residents. I do not understand why we are not allowed to use the room. It would be great especially in the winter. I have no complaints about my neighbors I rarely hear noise. Sometimes people have friends over but it is always within reason. I have recommended this building to my friends. I wish we could have pets. :(”

When I was searching for an apartment, I was concerned that the location was so far east and 4 avenues away from the train. Actually, I am happy to live on Pleasant Avenue because it is much quieter than most of East Harlem and we are close to the mall which makes errands super easy. As far as the building goes, I have never had a problem worth griping about. I like my apartment, it is clean and I rarely have any issues. The few times I needed a repair, it was taken care of. I wish the super would use a clean mop, it seems that sometimes in the morning, he cleans and it smells horrible. This is not everyday, and for the most part the building is very clean. I love that the laundry room is on the roof and not in the basement, from time to time the machines breakdown, but it is rare that I have to wait a long time to do my laundry. All in all, I have enjoyed living here and my neighbors are all very nice. Other people commented that the building is very loud. That is not my experience at all. Sometimes through the vents I can hear people, but it is not a huge problem and it only happens from time to time. For the rent that I pay in comparison to other properties, I think I have an overall great experience, and I would and have recommended this building to my friends.”

Yes, all the delivery people feel it is their duty to leave countless menus for no reason. Most people do not even order from menus anymore. They are always cleaned up and generally never there for more than 1 or 2 days at most. Many of the restaurants have been called on countless occasions to beg them not to leave them. 2. The boiler: In three years of operations, it has broken down twice. In both instances the boiler was repaired in 4-5 hours on a weekend. 3. "Cheap" materials. This is a mid-range building. This is NOT a luxury building. People commenting are inferring that this is a luxury building. The cabinets are custom and are definately not "cheap". The floors are a high quality 3" oak, and the countertops are 1.5 inch thick solid granite. The bathroom and kitchen floors are a middle of the road slate floor, the fixtures are all mid-range. Perhaps people are referring to "White appliances". Perhaps, they could state that they would have preferred stainless. That would be a productive comment. 4. Noise: Well, some people that live in the building say they barely ever hear anyone. The ventilation system exists in both the kitchen and the bathroom. Noise can travel through the vents, but this is not unusual. In a luxury building, it is more common to have a sound proof ventilation system. Happy residents rectify this by placing vent covers. 5. Spills and Garbage in the Hallways: this may perhaps happen from time to time, but for sure not on a regular basis at all. This is a 39 unit mid range rental building. In a building of this size doormen or a full time attendant are not in the budget. Doormen and full-time attendants are in units sizes of 65 or more units. So perhaps at times someone spills something and it takes until the next morning to get cleaned up. This is not a huge or common problem at all. 6. Washers: Yes, machines do break down. One of the machines has been replaced, and often times when they needed repair, it may not have been repaired right away, but CERTAINLY not months of being down as one commenter stated. There are three washers and three dryers, so there has never been a moment when it was impossible to actually do laundry. 7. Weed smoking: there have been people who were smoking and were absolutely sent a legal warning letter. Weed smoking is not tolerated. The commenter that complained could have called the police, but that person seems to want to hide behind an anonymous posting. Weed smoking is not all the time and has ALWAYS been addressed when it occurred. 8. Roofdeck: One commenter said the roofdeck is not open. That is completely untrue. It is always open. One time someone tried to smoke and they were reprimanded at first time. 9. The Kids on the Block: In NYC it is common that kids hang out in front of their building. This commenter was referring to a group of teenagers from next door that stand on their stoop. Never one time has one of those kids said anything rude or done anything that has made me question their behavior. They have actually helped me with heavy lifting. After living in NYC for almost 2 decades, I have seen kids that are bad news that hang on the street, yell profanities and are upto no good. These kids are merely outside passing time and if you know NYC you can clearly understand the difference. Especially in Harlem. Compared to many many other blocks in Harlem, this is a quiet block. There is absolutely no question about that. The person who commented that this is a noisy block must be comparing it to Westchester or New Jersey where blocks are much quieter. I think I covered most of the important points. Since this site allows anonymous postings, it seems more like a scratching post for people looking to complain. If people used their names, I am sure we would have productive comments rather than RANTS. Since the inception (3 years of operations) we have 39 units and 5 move outs. One person, his work visa was not renewed, one person relocated to the midwest due to lack of job satisfaction, one person moved to the upper east side, but recommended the building to her friend, one person wanted to live in midtown because she felt disconnected to her social life living in East Harlem. There is ONE other person, who I believe wrote ALL of the comments. Every person has a perspective, and nothing is ever perfect, but I am turned off by the tone of the comments. In this building there are plenty of very positive things happening. Noone takes the time to write reviews on here to post the countless times that someone has come at odd hours to open the doors of residents who were locked out. Many people have expressed how much they love living here and how they would love to purchase if this should be converted in to a condo. The large majority of people enjoy their neighbors and comment on how they never hear anyone. I am not saying everything is perfect, but it sounds like all the the negative commenters are looking for a doorman/elevator fully serviced building. This is a small, basic elevator building with decent interiors and managed accordingly. The same apartment in a doorman elevator building will run $500-$700 more monthly depending on the size, location and service level. I am positive that the reviewers were comparing this building to buildings or living experiences in a different genre. Furthermore the comments have a nasty, rude tone and it does not reflect the overall experience here at all.”
— 324 PLEASANT AVENUE · Manhattan“there are so many issues with this bldg but the biggest problem is how poorly the facilities are kept. the boiler is constantly breaking so every winter there are periods with no heat. management is uncommunicative so we never know when it will be fixed. we just hope and pray that it gets fixed soon...but it never does. same goes for the laundry room. the machines are always breaking down and will stay that way for months until finally getting fixed. theres a rec room here that would be nice to use but management keeps it locked at all times. it has never been open for tenant use so i dont even kno why they have it. other nuances are the tenants who leave garbage in the common areas (several times i've come across trash in the elevator and spills in the hallways) and the flyer distributors who leave tons of menus & ads in the front lobby, scattered all over the place. if the building was managed better these issues wouldn't exist. oh, and its super noisy. the building has no noise filters so you can hear everything. don't move here!”

Turns out, the buiilding is cheaply made and the street is only quiet during the day. At night, it becomes lively with kids and obnoxious adults. As another commenter said, the materials used to make this building are very cheap. The walls & doors are unevenly painted, the cabinets fall apart easily and the walls and vents have no sound installation at all. You will NEVER get a good night's sleep in this building. You hear your neighbors thru the vents, the walls and the hallways. You can't even enjoy watching tv without hearing building noise! Another main problem is the drugs. There is rampant weed smoking that management does nothing about. It's so bad that the weed smells up my entire apt. After repeatedly reporting this management, nothing was done. When other tenants complained an email went out saying not to smoke in the building but the weed smokers continued smoking anyway. There really isn't one positive thing I can say about my experience living here.”

There seems to be two "managers" for this building - a broker (--------------) ----------------- and a management company that collects the rent. Both are ill-equipped for the job. The on-site manager is extremely lazy and has a very unpleasant demeanor. Whenever problems are reported, she acts annoyed that you bothered her and then claims she will address your issue later but she never does. The management company displays the same attitude, thus leaving the tenant to fend for themselves. It seems all the on-site manager wants to do is decorate the premises with ugly decorations and live rent-free. Other issues are noise and cleanliness. The building is only clean when they are having an open house. Otherwise, expect to see hair dust balls, debris, dirty shoe prints, spilled liquids and scuff marks everywhere, and an unpleasant odor throughout the building. There is noise inside and out. The building is cheaply made so you can hear EVERYTHING your neighbors do, from walking, talking to even turn on light switches! The stairway doors in the building slam loudly, so you can even hear doors on the floors below you slamming shut whenever a tenant moves about. There is also a lot of outside noise. I know management can't control this but think it's worth mentioning - this neighborhood has tons of teenagers and they like to loiter in front of the building in large groups late at night. They blast their horrific music and talk loudly. This usually goes on from 11PM-4AM. This is a non-smoking building, however residents use the roof deck to smoke and it reeks into the rest of the building. Of course, when this was reported to the on-site manager, she acted like it was no big deal. In conclusion, if you want to live in a noisy, unkempt building where rules aren't enforced and you make your own repairs because management is too lazy to be bothered, this is the building for you!”
