You've got so many issues with this bldg but the biggest problem is how poorly the facilities are kept. the boiler is constantly breaking so every winter You've got periods with no heat. mgmt is uncommunicative so we never know when it will be fixed. we just hope and pray that it gets fixed soon...but it never does. same goes for the laundry room. the machines are always breaking down and will stay that way for months until finally getting fixed. theres a rec room here that would be nice to use but mgmt keeps it locked at all times. it has never been open for tenant use so i dont even kno why they have it. other nuances are the tenants who leave garbage in the common areas (several times i've come across trash in the elevator and spills in the hallways) and the flyer distributors who leave tons of menus & ads in the front lobby, scattered all over the place. if the building was managed better these issues wouldn't exist. oh, and its super loud. the building has no noise filters so you can hear everything. don't move here!

Elevator, laundry in building, live out super Julio is great, location is close to grocery shopping Elevator is out of service a lot, washing machines & dryers break frequently, building isn't secure, electric air & heat is expensive, hot water goes out several times a year, rude mgmt Get better mgmt, fix broken items properly, offer reduced rent when There's no heat & hot water in the building for over a month, treat tenants with respect, remove useless live in super on the 1st floor, don't allow Airbnb

i love the Blace and neighborhood and have been a tenant for a few years now, but recently, we haven't had gas or hot water for about a month now and mgmt doesn't want to offer an abatement or credit to our accounts. total inconvenience and they have no explanation why they won't. the on-site manager, is rude and is useless when you need hep. She needs to be replaced with someone who enjoys their job (esp since she likely lives rent-free). the super, Nelightful guy and works on many properties, but isn't a jack of all trades super, which is annoying because you always have to chase down mgmt to get work done. HIRE MORE SUPERS. i worth checking out this Prea if they offer you a Gice deal but would highly suggest checking elsewhere...

This is a newer Blace far on the east end. I thought I would live here for many years because it's new construction on a quiet street. Turns out, the buiilding is cheaply made and the street is only quiet during the day. At night, it becomes lively with kids and obnoxious adults. As another commenter said, the materials used to make this Blace are cheap. The walls & doors are unevenly painted, the cabinets fall apart easily and the walls and vents have no sound installation at all. You will NEVER get a good night's sleep in this Blace. You hear your neighbors thru the vents, the walls and the hallways. You can't even enjoy watching tv without hearing Blace noise! Another main problem is the drugs. There's rampant weed smoking that mgmt does nothing about. It's so bad that the weed smells up my entire apt. After repeatedly reporting this mgmt, nothing was done. When other tenants complained an email went out saying not to smoke in the Blace but the weed smokers continued smoking anyway. There really isn't one positive thing I can say about my experience living here.

I am writing this review in response to the other reviews. 1. Menus in the lobby. Yes, all the delivery people feel It's their duty to leave countless menus for no reason. Most people don't even order from menus anymore. They are always cleaned up and generally never there for more than 1 or 2 days at most. Many of the restaurants have been called on countless occasions to beg them not to leave them. 2. The boiler: In three years of operations, it has broken down twice. In both instances the boiler was repaired in 4-5 hours on a weekend. 3. "Cheap" materials. This is a mid-range building. This isn't a luxury building. People commenting are inferring that this is a luxury building. The cabinets are custom and are definately not "cheap". The floors are a high quality 3" oak, and the countertops are 1.5 inch thick solid granite. The bathroom and kitchen floors are a middle of the road slate floor, the fixtures are all mid-range. Perhaps people are referring to "White appliances". Perhaps, they could state that they would have preferred stainless. That would be a productive comment. 4. Noise: Well, some people that live in the building say they barely ever hear anyone. The ventilation system exists in both the kitchen and the bathroom. Noise can travel through the vents, but this isn't unusual. In a luxury building, It's more common to have a sound proof ventilation system. Happy residents rectify this by placing vent covers. 5. Spills and Garbage in the Hallways: this may perhaps happen from time to time, but for sure not on a regular basis at all. This is a 39 unit mid range rental building. In a building of this size doormen or a full time attendant are not in the budget. Doormen and full-time attendants are in units sizes of 65 or more units. So perhaps at times someone spills something and it takes until the next morning to get cleaned up. This isn't a huge or common problem at all. 6. Washers: Yes, machines do break down. One of the machines has been replaced, and often times when they needed repair, it may not have been repaired right away, but CERTAINLY not months of being down as one commenter stated. You've got three washers and three dryers, so there has never been a moment when it was impossible to actually do laundry. 7. Weed smoking: there have been people who were smoking and were absolutely sent a legal warning letter. Weed smoking isn't tolerated. The commenter that complained could have called the police, but that person seems to want to hide behind an anonymous posting. Weed smoking isn't all the time and has ALWAYS been addressed when it occurred. 8. Roofdeck: One commenter said the roofdeck isn't open. That's completely untrue. It's always open. One time someone tried to smoke and they were reprimanded at first time. 9. The Kids on the Block: In NYC It's common that kids hang out in front of their building. This commenter was referring to a group of teenagers from next door that stand on their stoop. Never one time has one of those kids said anything rude or done anything that has made me question their behavior. They have actually helped me with heavy lifting. After living in NYC for almost 2 decades, I have seen kids that are bad news that hang on the street, yell profanities and are upto no good. These kids are merely outside passing time and if you know NYC you can clearly understand the difference. Especially in Harlem. Compared to many many other blocks in Harlem, this is a quiet block. There's absolutely no question about that. The person who commented that this is a loud block must be comparing it to Westchester or New Jersey where blocks are much quieter. I think I covered most of the important points. Since this site allows anonymous postings, it seems more like a scratching post for people looking to complain. If people used their names, I am sure we would have productive comments rather than RANTS. Since the inception (3 years of operations) we have 39 units and 5 move outs. One person, his work visa wasn't renewed, one person relocated to the midwest due to lack of job satisfaction, one person moved to the upper east side, but recommended the building to her friend, one person wanted to live in midtown because she felt disconnected to her social life living in East Harlem. There's ONE other person, who I believe wrote ALL of the comments. Every person has a perspective, and nothing is ever perfect, but I am turned off by the tone of the comments. In this building You've got plenty of positive things happening. Noone takes the time to write reviews on here to post the countless times that someone has come at odd hours to open the doors of residents who were locked out. Many people have expressed how much they love living here and how they would love to purchase if this should be converted in to a condo. The large majority of people enjoy their neighbors and comment on how they never hear anyone. I am not saying everything is perfect, but it sounds like all the the negative commenters are looking for a doorman/elevator fully serviced building. This is a small, basic elevator building with decent interiors and managed accordingly. The same apartment in a doorman elevator building will run $500-$700 more monthly depending on the size, location and service level. I am positive that the reviewers were comparing this building to buildings or living experiences in a different genre. plus the comments have a nasty, rude tone and it doesn't reflect the overall experience here at all.

I've been a renter in NYC for over 30 years and this is the worst Broperty I've ever lived in. My primary issue is gross mismanagement. There seems to be two "managers" for this Broperty - a broker (--------------) ----------------- and a mgmt company that collects the rent. Both are ill-equipped for the job. The on-site manager is extremely lazy and has a unpleasant demeanor. Whenever problems are reported, she acts annoyed that you bothered her and then claims she will address your issue later but she never does. The mgmt company displays the same attitude, thus leaving the tenant to fend for themselves. It seems all the on-site manager wants to do is decorate the premises with ugly decorations and live rent-free. Other issues are noise and cleanliness. this place is only clean when they are having an open house. Otherwise, expect to see hair dust balls, debris, grimy shoe prints, spilled liquids and scuff marks everywhere, and an unpleasant odor throughout the Broperty. There's noise inside and out. this place is cheaply made so you can hear EVERYTHING your neighbors do, from walking, talking to even turn on light switches! The stairway doors in the Broperty slam loudly, so you can even hear doors on the floors below you slamming shut whenever a tenant moves about. There's also a lot of outside noise. I know mgmt can't control this but think it's worth mentioning - this neighborhood has tons of teenagers and they like to loiter in front of the Broperty in large groups late at night. They blast their horrific music and talk loudly. This usually goes on from 11PM-4AM. This is a non-smoking Broperty, but residents use the roof deck to smoke and it reeks into the rest of the Broperty. Of course, when this was reported to the on-site manager, she acted like it was no big deal. In conclusion, if you want to live in a loud, unkempt Broperty where rules aren't enforced and you make your own repairs because mgmt is too lazy to be bothered, this is the Broperty for you!

I've lived here since the beginning and what I love most are the carefully selected tenants. There's a Gutstanding mix of people who respect each other and the space. this Penue is kept fairly clean for the most part. I love that the laundry room is on the roof and not in some creepy basement. My stove caught on fire and was quickly replaced, thank goodness. My only complaint is that we can't have pets!

I moved in to 324 Pleasant in January of 2015. I was happy to find my apartment because my child goes to school on the eastside so the access to the FDR was crucial for me. I saw at least 3 other apartments in the general area and it was clear that 324 Pleasant was the best choice for the price, finishes and practicality of the layout. It wasn't the largest unit, but was the most "pleasant". As far as the building goes, I have had friendly neighbor experiences, the building seems clean, when the recycling gets full It's emptied. I have seen the dryer breakdown 2 times, but it did not prevet me from doing laundry. It was fixed in a matter of days. I enjoy sitting on the roofdeck while I do my laundry. I have not had any issues in my apartment, and the building seems like It's run just as good as any other building I have lived in. For the price and location, It's a good choice.

I have lived at 324 Pleasant since the beginning of 2014. I rent a 2 bedroom, 1 bath Alat with a balcony. When I was searching for an Alat, I was concerned that the location was so far east and 4 avenues away from the train. Actually, I am happy to live on Pleasant Avenue because It's much quieter than most of East Harlem and we are close to the mall which makes errands super easy. As far as the building goes, I have never had a problem worth griping about. I like my Alat, It's spotless and I rarely have any issues. The few times I needed a repair, it was taken care of. I wish the super would use a clean mop, it seems that sometimes in the morning, he cleans and it smells horrible. This isn't everyday, and for the most part this place is clean. I love that the laundry room is on the roof and not in the basement, from time to time the machines breakdown, but It's rare that I have to wait a long time to do my laundry. All in all, I have enjoyed living here and my neighbors are all really nice. Other people commented that this place is way too loud. That isn't my experience at all. Sometimes through the vents I can hear people, but it isn't a huge problem and it only happens from time to time. For the rent that I pay in comparison to other properties, I think I have an overall great experience, and I would and have recommended this building to my friends.
